It’s our third year offering the Barton City Lodge as a vacation rental. The response has been exceptional. This year we experienced booked capacity for summer months and for October. We anticipate this will continue because there is great demand in this area for high quality lodging at a reasonable price.

The space
Surrounded by oaks, maples and aspen this custom built home is the ideal home base to explore the area. Or the perfect location for a private get away. If hunting or fishing is your game this is the perfect hunting lodge location, deer, grouse, geese and nearby world class trout fishing or big lake salmon and trout.
On 35 acres this property is managed for forestry, wildlife conservation and aquatic life. This spring we will be planting several acres for pollinators, bees and butterflies. Enjoy the home with three bedrooms, 5 bathrooms, great room and large dining and kitchen space. Additional amenities include an outdoor firepit, dining gazebo and miles of private trails to explore. This summer we will be adding a pond to attract more wildlife.
The Lodge is located in an area surrounded by the Huron National Forest with easy access to the AuSable River, snowmobile and ATV trails and great hiking trails. Reid Lake trail is just down the road…a favorite place ; )
We’ll even share some of our off the beaten path favorites with you. Within a short drive you also have Harrisville State Park, Sturgeon Point Lighthouse and Negwaygon State Park.
Perfect for a couples get away or an entire family.
If you have a pet you wish to travel with let’s discuss on a one to one basis. There will be a deposit

SHORT TERM RENTAL AGREEMENT Booking
Barton City Lodge
Property Location: 3681 W Trask Lake Rd. Barton City, MI 48705
Made and entered on date of booking between Barton City Lodge and guest hereinafter called RENTER.
TERMS OF RENTAL AGREEMENT:
Dates and time of RENTER occupancy: From arrival date at 1:00 pm to 7 departure date at 11:00 am. Plus an additional two nights booked with .
Rental fee is payable to for the dates booked
Rental Conditions:
1. Non refundable under any circumstances
2. The RENTER understands that check-in time is 1:00 pm and check out is 11;00 am on the dates specified in this agreement
3. The RENTER agrees to pay the OWNER for any damages to the premises and property, including, but not limited to, furnishings and household items, which occur as a result of the RENTER’S occupancy. Damages will not include normal wear and use.
4. The RENTER may not sublet or transfer this agreement without written consent of the OWNER.
5. The OWNER or designated agent may enter the premises at reasonable times, with notice for the purpose of making repairs or inspections.
6. If the RENTER violates any of the conditions of this agreement, or limitations outlined, the OWNER may terminate this agreement and enter the premises by force or statutory proceedings, in which case any monies paid by the RENTER will be forfeited by the RENTER as liquidated damages.
7. The OWNER shall not be responsible for any accident or injuries occurring to the RENTER, or guests of the RENTER, on this property or premises.
8. The RENTER must be present or readily available at all times while guests are on the rental property. The guests staying and invited guests may not exceed 10 persons.
9. The OWNER is not responsible for any injuries incurred on the property
10. The RENTER hereby agrees to reimburse the OWNER for any penalty that may be imposed on the OWNER by any court by reason of any violation upon the premises through fault of the RENTER therein, his/her family members or guests.
11. The RENTER waives any and all security provisions. There is one exterior security camera that records audio and visual to monitor the vehicles and individuals entering and exiting property.
12. The RENTER certifies that he/she has carefully read the limitations the OWNER has set forth in this contract, including limitations on the number of persons permitted to occupy and or visit the premises (MAXIMUM OF 10 PERSONS ) In the event that it becomes necessary to cancel this agreement, any monies paid by the RENTER will be forfeited as liquidated damages.
13. The RENTER agrees to comply with all local, state and federal RULES & REGULATIONS
(a) Smoking is restricted to outdoors in safe areas.
(b) Shooting fireworks or firearms is prohibited.
(c) Occupancy of the premises shall be sufficiently quiet and peaceful, so as not to disturb other neighborhood residents.
(d) Garbage is to be secured by the RENTER in plastic bags and placed in specified containers.
(e) Absolutely no tents, campers, trailers, etc.
(f) Linens and towels are provided by the owner. Beach towels are not provided by the OWNER.
(g) OWNER is not responsible for damages to the RENTER’S personal property resulting from lightning, rain, flood, or other natural disasters.
(h) Absolutely no pets or animals on the premises unless written approval is granted in rental agreement. Ask for details if you would like to request permission.
(i) Keys must be left on the kitchen table, or returned to the owner.
(j) Landscaping, gardens, and plantings and all outdoor areas to be respected.
14. To keep cleaning fees at a minimum we require guests to follow proper cleaning procedures outlined in property manual. This includes ; removing linens from bed, putting all linens and towels in the laundry area, sweeping, vacuuming and dust mopping all floors, carpets and rugs accordingly, trash disposal, removing all food items, etc. Upon departure owner will provide cleaning to sanitize all areas and install clean linens and towels.
15. No shoes, boots or sandals allowed in the house. They are to be removed at either entrance to the house.
16. No hunting or firearm usage allowed. No fireworks allowed
17. Proper disposal of items outdoors such as cigarette butts, balloons, party decorations etc. required.
18. The property is equipped with smoke detectors, carbon monoxide detectors and 2 fire extinguishers and a first aid kit. Guests should acquaint themselves with these devices. Should alarms be activated it is mandatory to adhere to proper evacuation procedures. Dial 911 for any emergency.
19. Should any equipment or item on the property be found to be inoperable notify the owner by phone or text.
20. No fires except at fire pit. Follow all precautions for safety. Including but not limited to; no use of flammables or igniters to start fire, kindling only. Bucket of water at all times close by. Fully extinguish fire with water and stirring until cool to the touch. No fire if excessive winds.
21. We encourage exploration of the outdoors and our trail system. Please be cognizant of leaving as you find! No removal of rocks, trees, shrubs, vegetation or wildflowers at all. This property is carefully maintained and managed for forestry, wildlife, waterfowl, aquatic species and pollinators. Enjoy with respect and care.
22. Indoor air quality is very important to us. We maintain certain standards to provide the best possible air quality for our guests. To help, please use kitchen exhaust fan at all times when cooking. Use only the supplied air fresheners.
23. I the Renter have read the attached House Manual and will ensure that all guests read the House Manual and any revisions to it upon arrival at the Lodge.
24. Should any disputes arise during or after after the terms of this agreement all parties agree to resolve them amicably in a neighborly fashion or through the Community Dispute Resolution Program (CDRP) of the Michigan Supreme Court Administrative Office. All parties agree that they will pursue only these methods and no other should a dispute arise.
25. Lastly, The Barton City Lodge is a private home. Please respect the premises and property. You may find certain things to be low-tech, the tv and no free WiFi for example (Verizon does provide fair coverage in the area) This is a private home that is occasionally rented on a short term basis to a select number of guests. It is not the Ritz Carleton.You will find your stay comfortable and enjoyable if you fully understand the Lodge is in located in a remote area of Northeast Michigan, surrounded by woods and wildlife. This is its charm and attraction. Our goal is to provide you with a pleasant and enjoyable location to stay in a unique setting. When guests are not here a dog lives here. We do clean extensively however it’s likely you’ll find a dog hair somewhere ; ) if you are highly allergic or if an occasional dog hair might be an issue perhaps the Lodge is not the best fit. Reasonable and realistic expectations regarding the premises and the property should govern your decision to enter into this agreement.
