Riverfront Home with Hot Tub - Brushy Creek Lodge

Brushy Creek Lodge is a 4 bedroom, 4.5 bath home located right on the corner of Brushy Creek and the Middle Fork of the Little River. With a hot tub, fire pit, river access, and kayak/canoes available to rent, there is plenty to do right on site for the whole family or group. This is the perfect home base for you to explore Mentone, Desoto Falls, Little River Canyon, Desoto State Park, and the many other outdoor adventures that Lookout Mountain has to offer. We hope to host you soon!

The Lodge is 2 stories with 2 bedrooms on the first floor and 2 bedrooms on the second floor. Each bedroom is equipped with it's own private bathroom and closet for clothes storage. There is a full kitchen stocked with any utensils and dishes you may need to cook a meal at the house. The living room is furnished with comfortable seating and a large screen TV with satellite television available for your enjoyment. Off the back of the house, there is a large screened in porch with a hot tub and outdoor furniture. There is also an open deck on the side of the house equipped with a grill for your use. The home sits right on the corner of Brushy Creek and the Middle Fork of the Little River. You are free to bring your own kayaks or canoes, or we have some available to rent upon request.

We are available 24/7 if you need anything during your stay via Airbnb or call/text your host, Seth. If I don't answer immediately, leave me a voicemail or text me and I will get back with ASAP.

The home is accessible by any type of vehicle. There is a car port that can fit up to 2 cars as well as a large driveway that can fit up to 5 more.

We have kayaks and canoes available to rent upon request. We just ask that you let us know at least 5 days before your check in date so we can make the arrangements.

1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more):
● For reservations of 30 days or longer, a separate cancellation policy applies:
● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.
2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival
3. If you are local and / or under the age of 23 please notify us before making your reservation
4. We will charge a small, non-refundable damage waiver fee to cover any potential accidental property damage during your stay. This fee replaces the traditional security deposit.
5. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform's cancellation policy
6. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.
7. We welcome small, calm gatherings such as baby showers, family birthdays, and similar events. However, all events must be pre-approved in advance. Please provide details, including the number of guests and duration, for consideration. Large parties, loud gatherings, or disruptive events are strictly prohibited. Guests are responsible for ensuring all attendees respect house rules and neighborhood quiet hours. Unapproved events may result in cancellation of the reservation.
8. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible
9. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed
10. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund
11. Late check-out fee of $50 (if not authorized) applies for check-outs after 10:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them
12. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)
13. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property
14. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit or through Airbnb resolutions if you booked via Airbnb
15. This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules:
Please note that a $50 Pet fee will be applied per pet.
We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy.
No more than TWO (2) animals, no larger than 60 pounds. If your pet is heavier than 60 pounds, it will require pre-approval from our team.
Pets are not allowed on furniture & please clean up after your pets.
Do not leave your pet home alone unless crated (doggy doo-doo bags are provided)
16. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos
17. For your security and protection the property is equipped with an exterior camera
18. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week
19. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs
20. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding
