Verve Executive Stays invites you to enjoy the Penmar Retreat in Venice Beach.
As you step inside this expansive, designer-furnished property, floor-to-ceiling windows flood the space with natural light and give way to a courtyard with a pool and spa. Guests are free to enjoy a rooftop terrace, back yard, chef’s kitchen, multiple indoor and outdoor dining and lounging areas, a gym, office, bbq, fire pit and extras like a popcorn machine and games for the whole family.
Floor 1 Highlights:
• A charming and spacious formal living room/conversation area upon entry
• A modern center courtyard with a heated pool and hot tub
• A second living room/family room with a plush sectional, 85-inch TV, and a popcorn/candy machine - perfect for movie nights
• A fully-loaded kitchen with top-of-the-line Miele appliances, an array of cooking wares and utensils, and a built-in Miele professional coffee machine to replace your daily Starbucks trip
• A cascading center island with six-person bar seating
• A full bathroom to shower off after a dip in the pool or spa
• An intimate dining room with an eight-person dining table, chandelier and sliding glass door for privacy
• A back yard patio with six-person outdoor dining
• A charming under-the-stairs reading nook complete with some of our favorite reads for your enjoyment
• A garage gym area with a rowing machine, exercise bike and yoga mats
• A variety of board and card games for the whole family

• An oversized primary suite with a plush king bed, 85-inch TV, seating area, full-length mirror, wireless phone chargers, private balcony, spacious walk-in closet and a spa-like bathroom complete with a dual vanity, free-standing soaker tub, and multi-person shower with advanced temperature controls
• Three additional spacious bedrooms - all with ensuite bathrooms, private balconies and built-in closets. Two have 70-inch TVs and one is an enormous hotel-like suite with two queen beds.
• Two dedicated workspaces and a printer
Floor 3/Rooftop Highlights:
• An impressive rooftop deck with a custom-made outdoor sectional, outdoor bar, fire pit, putting strip, and charming lighting. With the house being the tallest in the area, you can delight in its unobstructed 360 views

The below policies are in place to safeguard the experience of our guests and neighbors, and to protect the property.
1. Max Occupancy: The property shall not be used by more than the number of adults and children listed in your reservation (up to an approved maximum of 10). [$200 fee for violation]
2. Min Age: Renter must be at least 21 years of age. Guests under the minimum age must be accompanied by a parent or legal guardian. Proof of age may be required.
3. Quiet Hours: Noise audible outside the property is prohibited between 10pm to 7am (as per the Los Angeles Noise Ordinance). The property is monitored for excess noise during this time. [After a first warning is given, a second noise alert will result in a fee of $300. A third noise alert will result in a $1000 fee and termination of your stay]
4. No Smoking: No smoking is permitted inside the property or in the pool/spa area. [$1000 fee for smoking in these areas]
5. Pets: Number and type of pets (including emotional support animals) must be authorized by Verve and your pet fee paid before your reservation begins (as above). [$400 fee (per pet) for unauthorized pets]
6. Parties, events and commercial photography: Prohibited unless authorized by the host before your reservation begins. [$1000 fee for unauthorized parties or events and termination of your stay]
7. Candles and cooking elements: Charcoal grills, candles (or any other cooking/heat/flame element) brought onsite are prohibited due to fire risk. [$300 fee for violation]
8. Early Check-In and Late Check-Out: Please vacate the property on time so that our cleaners can prepare for the next guests within a tight time window. Early check-in or late check-out may be available for a fee if authorized at least 24 hours in advance (as above). [$300 fee for unauthorized late check-out for the first hour (past the 15-min grace period), after which the full daily rate will be charged and/or guests will be removed from the property]
9. Pool and Spa Use and Heating: Pool and spa are for use at your own risk between the hours of 7am - 11pm, and children must be monitored. Pool and/or spa heating is available for a daily fee to help us cover steep energy costs (as above). Guests are responsible for switching off the pool and spa after each use. [$200 fee for leaving pool or spa on overnight]
10. Damage: Renter is liable for any damage to the property or its contents that they may cause. This includes the replacement cost of permanently stained sheets or towels, and a $50 fee for replacement of a lost gate remote.
11. Excess Cleaning: Should the property be left in an unusually poor condition, an additional cleaning fee of up to $500 (or the actual cost of cleaning services) will apply.
12. Good Neighbor Policy: Guests shall not engage in illegal or disruptive activity, and will abide by all applicable parking restrictions and limitations.
Security Cameras and Noise Monitors
Outdoor cameras (located at the front, back and sides of the house) are for guest safety and record only video, not sound. Indoor cameras (pool area, living room and garage) are all non-functional and covered.
A Minuit device inside the home monitors noise levels, temperature and motion to prevent safety issues and excess noise. Noise is only monitored through decibel levels (to notify guests and the host if it gets too loud), and not sound.
