With a shared resort-style pool, private patio, high-speed Wi-Fi, and a fully stocked kitchen, this villa is ideal for families, workcations, and pet-loving travelers.

Perfect for families and groups, our villa comfortably sleeps up to 8 guests:
-Primary Bedroom: King bed
-Guest Bedroom: Queen bed, twin bed, twin loft bed, and a queen trundle
-Additional Sleeping Space: Queen-size air mattress available for the living room
-A Graco Pack ‘n Play is provided for families traveling with young children.

**Pet-Friendly for Approved Dogs**
We welcome well-behaved dogs with pre-approval and a pet fee of $200 per stay. (Sorry, no other pets allowed.) Please review our House Rules for details.
**Important Notes**
-Smoking of any kind is strictly prohibited. Violations will result in the loss of your damage deposit.
-If traveling with pets, please be sure to click "traveling with pets" when booking. Failure to do will result in an addition $100.00 fee.
-No pets in courtyard (strictly enforced). Violations will result to a $500 HOA penalty shouldered by the guest.
-Long stays (14+ nights): An additional housekeeping fee will apply every 1–14 days.
-Holiday departures: $50 additional cleaning fee applies for stays ending on New Year’s Day, July 4, Thanksgiving, Christmas Eve, or Christmas Day.
-Accurate guest count required: Additional fees apply for undeclared guests.
-Guests who misrepresent the size of their party at booking will be charged for additional guests at $50 per extra guest per night for the duration of the stay without regard for how long the additional guests are present.
-A $500 damage deposit will be secured as a pre-authorized hold on the guest’s payment method prior to check-in. This hold is not an upfront charge and will automatically expire after checkout, provided there are no damages or rule violations during the stay.
-Guests are also required to acknowledge and accept our rental agreement at the time of booking. The agreement outlines house rules, occupancy limits, pet policy, and other important terms to ensure a smooth and respectful stay.
Violation of any of the following house rules is grounds for immediate termination of your stay without any refund.
Pet policy specific rules:
1. The only permitted type of pets are dogs.
2. Your dog is a non-shedding breed OR you will cover any furniture where your dog will be permitted with a towel;
3. NO DOGS PERMITTED ON PATIOS OR IN THE COURTYARD AT ANY TIME FOR ANY REASON. Per HOA rules, violations of this rule carry a $500 PENALTY. GUEST AGREES TO PAY TO HOST THE PENALTY AMOUNT FOR EACH AND EVERY VIOLATION REPORTED DURING GUEST'S STAY, EVEN IF THE VIOLATION IS NOT DOCUMENTED AND PROVIDED TO THE HOST UNTIL AFTER THE GUEST HAS DEPARTED.
4. Dogs must be house trained and potty outdoors;
5. Owners must pick up dog waste when it happens;
6. Maximum number of dogs is limited to 2.
7. You will pay the pet fee in advance of arrival. This will be sent to you as a modification to your reservation after booking. This modification must be accepted in order to keep your reservation on our schedule.
NO PARTIES. Only registered guests are permitted on the premises during your stay. If you are having assistance with arrival and/or departure which requires extra people to be present in the home, you must inform us of this in advance.
Guests departing after checkout time without advance approval from the host will be charged a late departure fee of $300.
Guests who misrepresent the size of their party at booking will be charged for additional guests at $50 per extra guest per night for the duration of the stay without regard for how long the additional guests are present. Someone present at check in will be interpreted as present for the entire stay. Guests wishing to have extra guests for only part of their stay need to coordinate that with us in advance. Be considerate of the neighbors when watching TV or listening to music.
When the heat or air conditioning is running, keep all doors and windows closed other than when you are entering or exiting the villa.
Turn off the entertainment system and lights when you are not at home.
There are numerous outlets, including a few with USB charging capabilities, around the main level. Please feel free to plug in your personal devices to use or charge in any of the open outlets. Do not use any of the USB ports installed on the entertainment or network equipment for personal devices. Additionally, please do not touch, move, or otherwise mess with any of the cables around the entertainment center. The surge protector behind the entertainment system is to supply power to the entertainment system devices only. Please use any of the wall outlets for personal devices. This rule applies to the electronics in the master bedroom, as well.
The strict cancellation policy helps both the host and other interested guests by asking that you firm up your plans prior to booking. Of course, we understand that sometimes things come up causing a change of plans. As such, if you should need to cancel, we will be happy to discount a future stay for the same guest by a portion of your cancellation fee (50% for cancellations greater than 7 days in advance, or 25% for cancellations within 7 days of checkin). The maximum discount applied to a future stay cannot exceed 50% of the total cost of the future stay and this credit must be used on a stay that concludes within 12 months of your original check-out date.
