-Each condominium is allocated only two parking spaces and two parking passes per unit. There is no assigned parking.
-To secure a boat dock space, please visit the Sandpiper Cove website and submit a request. Please note that there is a fee for renting dock space. Please be aware that trailers or boats cannot be parked inside Sandpiper Cove. For trailer, boat, or jet ski parking arrangements, we recommend contacting facilities in the Destin, FL area.
-Sandpiper Cove is gated with 24 hour Security Guards for your protection.
-NO SMOKING OR PETS ARE PERMITTED inside the condo or on the balcony. Any violations will result in charges, automatic eviction, and forfeiture of refund.
CHECK-IN/CHECK-OUT
Guests can begin checking in after 4:00 P.M. CST. Occasionally, there may be delays in accessing your unit, and we appreciate your patience during such instances. Please note that no refunds or discounts will be provided for late check-ins. Check-out time is set at 10:00 A.M. CST. As you depart, please ensure you've gathered all your belongings. Thank you for your cooperation.
AGE REQUIREMENTS
Vacationing students or singles under the age of 25 are not eligible for reservations unless accompanied by a parent or guardian in a ratio of over the age of 25. The parent or guardian over the age of 25 must stay in the unit each night. Reservations made under false pretenses may result in the forfeiture of advance payments of rent and deposit. Additionally, the party may either be denied check-in or asked to vacate the unit.
MAXIMUM OCCUPANCY
The maximum number of guests allowed per unit is determined by the unit's capacity to ensure a comfortable and secure stay. If the maximum occupancy is exceeded, guests may be requested to vacate the property, leading to the forfeiture of any rental payments and/or deposits. Children aged three years or younger are not included in the occupancy count.
MINIMUM STAY REQUIREMENTS
Most of our properties mandate a minimum stay of 4 nights. Gulf front properties typically necessitate a minimum 7-night stay, from Saturday to Saturday, during summer and peak seasons. However, these requirements are subject to change based on availability. Longer stays may be required for specific units, houses, during other peak seasons, and holidays.
RENTAL RATES
Published rental rates are subject to change without notice and are not confirmed until a deposit is made. We reserve the right to correct misquoted rates due to human or computer error, with no discounts for previously booked reservations.
PARKING
Each rental unit includes complimentary onsite parking for up to (2) cars, and adherence to this limit is strictly enforced. If you require parking for more than (2) cars, please make alternate arrangements before your arrival. Trailer parking is strictly prohibited.
NO SMOKING
Our properties strictly prohibit smoking within the units. If you need to smoke, please utilize the designated smoking areas and refrain from smoking on balconies. Violators will be subject to an additional charge. It is essential to dispose of trash appropriately.
NO PARTIES
Our space is meant for relaxation and tranquility.
We kindly request no parties or loud gatherings on the premises.
GRILLS
Certain properties are furnished with grills. When using the grills, exercise caution. It's important to note that outdoor grilling on pool decks, balconies, or screen porches is prohibited by law.
AMENITIES
Each unit is equipped with a first night's supply of toilet paper, paper towels, and garbage bags for your convenience.
We also provide refilled bottles of Infuse Shampoo, Infuse Conditioner, Infuse body wash/hand soap, and Dawn dish detergent. Please use what is needed, but leave the refillable bottle. If these bottles are missing at checkout, you will be charged $10 per item.
We recommend guests bring additional supplies, including beach towels, laundry detergent, bath toiletries, and kitchen condiments.
PLUMBING
To maintain our plumbing system, kindly dispose of only toilet paper in the toilet.
AIR CONDITIONER
Keep doors and windows closed when running the AC to prevent compressor freeze-up. Guests may be held accountable for any damage caused by opening doors or windows while the AC is in operation.
GARBAGE
Help us keep our space clean and inviting! Please use the designated trash bins for disposing of your garbage. It's located at each end of the street.
INTERNET
Properties have internet access, but connectivity is not guaranteed. Interruptions may result from external factors, and troubleshooting assistance will be provided. Guests may need to contact the internet provider, and no discounts or refunds are offered for loss of internet service.

CLEANING FEE
Each rental unit incurs a one-time departure clean fee paid by the guest, covering standard cleaning after departure. Failure to meet checkout requirements, such as removing all trash, starting the dishwasher, and washing pots or pans, may result in additional clean fees. Report any housekeeping issues upon arrival to the management for immediate resolution; however, no discounts or refunds will be provided for housekeeping matters.
ADDITIONAL CLEANING AND LINEN SERVICE
Daily maid service is not included but can be arranged for a fee. Clean linens, towels, hand cloths, and washcloths are provided at check-in, and most units offer a washer and dryer or on-site laundry facilities.
MAINTENANCE
Report housekeeping or maintenance issues promptly. Routine maintenance is handled on a first-come, first-served basis, while emergencies (air conditioning, plumbing, heating, electricity) receive priority attention. Staff may enter the property for maintenance and housekeeping during your stay. No refunds or discounts are offered for unpredictable failures.
CONSTRUCTION
Sandpiper Cove Realty, LLC cannot predict local construction plans and is not responsible for inconvenience. No refunds or discounts are provided due to nearby construction. The Manager will make efforts to notify relevant parties and take appropriate action if construction violates regulations.
DAMAGES
The credit card on file will be charged for any damages resulting from negligence or intentional misuse of the property, unit, and/or its contents.
PAYMENTS
To secure your reservation, a non-refundable advance payment is required at the time of booking, amounting to thirty percent (30%) of your total reservation cost, plus optional travel insurance if selected. Travel insurance offers protection against unforeseen events before and during your stay (refer to Travel Protection Insurance below). Vacation Homes and specific locations may necessitate a higher advance payment. It's important to note that the non-refundable advance payment does contribute to your rent.
All reservations, unless otherwise specified during booking, must be fully paid thirty (30) days before the scheduled arrival date. Some properties may require a larger prepayment and/or payment in full sixty (60) or ninety (90) days in advance. Your payment policy details will be provided during the booking process. If no alternative payment arrangements are made before the due date, your credit card on file will be automatically charged for any outstanding balance. Final payments can be made using traveler's check, bank money order, cashier's check, personal check (with proper identification), MasterCard, Visa, Discover, or American Express. Reservations not paid in full by the final payment date will be canceled, and the advance payment will be forfeited.
ADDITIONAL CHARGES MAY APPLY IF: Your unit is excessively dirty, trash is left uncleared, there is damage to the unit due to negligence or intentional misuse, items are lost, furniture is moved and not returned to its original place before departure, or fines are imposed by the HOA.
ADMINISTRATIVE AND PROCESSING FEE
A non-refundable administration fee and processing fee will be applied to all reservations.
