Picture perfect

My favorite moment was sitting in the hot tub with my daughters, on the big deck, watching the kids flying a kite on the beach right in front of us!! There was no fighting over bathrooms, even though there were 12 of us. Everyone got to sleep in a real bed. Everyone wants to come back again!!

Couldn't be better located! Right on the beach, beautiful views from the kitchen and everything you need (for cooking, sleeping, laundry etc) right there! We loved it, would stay again in a heartbeat!

Dream Beach Family Reunion

Great location, loved the beach privacy, the kitchen was comfortable to work in, loved the # of bedrooms and bathrooms. Plenty of bedding and towels, all were clean. We would come again.

Great family getaway

Just like described, the home was right on the beach with gorgeous views. Kitchens are very well equipped with everything you need to make big meals. Beds were very comfortable. We had an absolute great time and will definitely stay there again.

Great beach stay for our family.

The house was described pretty accurately. We also had a little issue with the lockbox, but it was dealt with super quickly by Vacasa and had no other issues. Hot tubs were very comfortable, nice and hot! Location was great. Layout is a little funky in that the back deck is accessed through the downstairs bedrooms, but was not a big deal. Beds were comfortable, and a great place to accommodate our large group. Thanks again!

I’m a little torn on this review. Overall the house was nice and pretty much what we expected. It was right on the beach, but there were several things that I was disappointed in and you would not expect from a property that cost that much a night.First, and they don’t show you is that although it is by the beach, there is a tall rock wall between the house and the beach. It was fine for us, but there are 10 or so pretty rugged steps to go up and down to get to the beach. If someone was an elderly person or handicapped, I don’t think that they would be able to do it.We were disappointed in the cleanliness of the inside of the house. Most of it was OK, but the rug in the living room was all nasty with hair and everything on it and it had obviously not been vacuumed. The dishes were all dirty and had food on them and the silverware. Even some of the pans had to be washed before we could use them. The screens in both of the kitchen windows were completely torn out. Also, one of the toilet seats was completely broken. You could just lift it off the toilet so it was not usable. There was other stuff like all the fans in the bathroom had just nasty stuff hanging on them and the ceiling fan was nasty. I do realize it’s the beach house and I get that there’s gonna be some sand and stuff but for that price I would think they would do a better job of cleaning it.All in all, we had a great time and the house other than not being clean and stuff broke was as advertised.

Epic ocean views

This place is steps from the beach and can sleep 12 people comfortably. The only issue with the whole stay was with Vacasa. Check in codes were never sent so I spent a lot of time in the phone problem solving. Fortunately the people on the phone were very helpful!

Great location. Uncomfortable and small.

Getting into the house was terrible. Key pad code didn’t work and deadbolts were tricky. I had read this has been an ongoing problem. They need to be replaced. We were a big group and couldn’t all sit comfortably in living area. 2 of the 4 ovens were out of commission. Bedrooms and bathrooms were adequate. Was great to have full size washer and dryer. Location couldn’t be better.

Family vacation

Fabulous time, however, 2 burners on one stove did not work, ice maker in 1 fridge not working. Mirror on closet door cracked. Afraid to close, it might crack more. One tub & shower drank plugged. Many slats missing from bedroom shades. Also couldn't close or open some. One light fixture broke. Kitchen cupboard door fell off, but son fixed that.

We had 12 in our group. Everyone had a bedroom AND bathroom. Plenty of room!! The view, the hot tubs, beach access was wonderful. Had some maintenance issues with kitchen cabinet doors about to fall off. Some doors downstairs were hard to close.Dining room light did not work. But it did not stop us from enjoying our stay!!

Great family stay place

We had a 5 day weekend over the 4th of July. Rockaway Beach is a great place to be over the 4th. The house is needing some upkeep, but a great place for extended family. Right on the beach with beach access, two kitchens, two hot tubs and 6 bathrooms!

Great location

The location was killer!! Amazing views and very quiet beach which was great for us and the low key relaxing vibe we were going for. Odd layout between the two duplexes but worked for us. A bit annoyed by the getting into the house as the locks were not easy to use nor clear easy instructions given, plus the reviews dating back to 2024 shared the same frustration, why has it not been fixed? Beach front homes I know are harder to manage but the screen doors were also hard to open and close. Overall a good experience and would go back assuming door and ability to access home would be easier. Would only rent both units not have another group in the other half. Also odd to not be able to access the back of the house without going through a bedroom or exiting the front to get to the back. Again, nit picky items.

Beautiful view

The units were clean and comfortable but not a good fit for someone who has trouble with stairs. The main living area is up a flight of stairs and out to the beach is a steep rock path to the beach. Once you get out to the beach it is beautiful.

Great house, poor maintenance

The owner(s) need to spend a week in the house and fix all the broken things. The house itself if fine and the location and footprint are exceptional. There are too many things that don't work. Also, we were not afforded anything in exchange for many inconveniences and disappointments. The front lock is frozen and takes way too much effort, assuming you ever get inside. Prior reviews ignored. Dishwasher, heater and other stuff broken. Late check-out not available. All take and no give. Great view, bad taste in my mouth.

Annual Cousins Beach Weekend

Here was my review comments. We decided to stay in Rockaway for our annual cousins weekend. I found this house that I thought would be perfect for all of us. We rented both sides of this house. Here are some pros and cons that we found during our stay. Pros: The ocean views from both units were amazing, easy beach access, great layout of each unit with 3 bedrooms and a separate bathroom with each one, and close to town. Cons: There were numerous appliances that didn't work, (i.e. both ovens and the fireplace in one unit, one of the ovens in the other units door wouldn't shut tight and we ended up having to us the bottom ovens.) The legs of one of the benches at the kitchen table was broken, glued and falling apart making it a safety hazard and unusable. The only light fixture in one of the downstairs bedrooms didn't work, both downstairs tubs backed up with water when taking a shower. After reporting those issues, it was 2 days before someone came to snake out the drains and put new light bulbs in. The thermostats in both downstairs bedrooms didn't work, and the bathroom thermostat in one of the bedrooms on the other side didn't work as well. All the window, sliding glass door tracks were filthy and gross, and you could hardly get the screens open to use the deck. There were a few other cleanliness issues that we took care of ourselves. Despite the cons, we had a fabulous time and didn't let that spoil our stay. If all the "major" cons were addressed before next year's gathering, we would definitely book these units again. I feel that some kind of refund would be in order for the inconvenience we experienced during our stay.

Sand Castle adventure

The extended family enjoyed the stay. We had everything we needed. There were some things that needed to be repaired in both units, but that did not keep us from having a good time. Great views and easy access to the beach.

Great weekend!

The house was great for all 16 of us. Plenty of room. One of the oven doors wouldn't close but we had the other ovens. There were some sugar ants in both kitchens but we didn't seem to have any issues with the food. One of the bedroom heaters wouldn't work and another wouldn't shut off. Other than those items it was a very wonderful experience.

Excellent location and views!

We rented two adjacent townhouses connected by a door on the second floor for vacationing with our children and grandchildren. The beach, a few steps down from the rentals, made it very convenient for our grandchildren to go to the beach whenever they wanted. Excellent views of the ocean from all the rooms! Beautiful home/beautiful location

We rented both sides of the Sand Castle Villa. It was beautiful and roomy for our large family. We loved that you could open the doors between the two units so it was like we were in one rather than two locations. Being so close to the ocean was also huge. My husband who has Parkinson's was not able to make it down to the beach from the rock steps; they were just too treacherous. The kids didn't seem to have any problem. Both kitchens were very well stocked (we loved the unit that had each cupboard labeled!). My only concern was check-in. Because of numerous complaints I read online, I specifically contacted Vacasa ahead of time to ensure we wouldn't have an issue. They said we wouldn't, but we certainly did. Codes for the lockboxes were not provided. That being said, Vacasa was responsive in getting us the codes, but it was frustrating standing outside after traveling 8 hours and not being able to get in. We also had to contact them about the codes for the hot tubs, but they were responsive again on that. Again, beautiful homes, beautiful location.

Place was perfect. Check in was confusing.

Never got the code. Called main office 2x than got help from local office. Otherwise place was clean, well stocked, and location was perfect.

Nice property but we had trouble getting in

Location was fabulous and the place was clean. We rented both units. Spectacular views abound and access to the beach was quick and easy. The fact that every bedroom has its own bathroom was great. Kitchen well equipped and hot tubs were very nice. A few appliances were labeled as broken (one fireplace and one microwave) but since we rented both units, it wasn't a problem for us. The only real negative was that Vacasa didn't provide the correct access codes so we couldn't get in. I had called previously to get the codes which were not included in the email as promised, but then it turned out that they were wrong. Standing in the cold rain, we spent time on the phone with a person who was very polite and tried to be helpful but clearly did not know how to address the problem to allow us to get into the units. Finally, they sent a local Vacasa person to let us in. He came up with a workaround for us and demo'd how to use the locks. He was very good and came quickly, but of course, there should have been no need for this. Vacasa needs to A) actually send the correct codes and B) provide detailed instructions about how to unlock and lock the units. The two locks do not work exactly the same way and are not intuitive. Pro tip: Insist on getting this info if you book this property.
