Welcome Home to Brauning Bridge!
This updated single-story home is the perfect place to call home while visiting Central Ohio. The house features a higher-end kitchen with an open dining area and spacious living room that leads to a covered patio and large fenced-in backyard. Down the hall are a full bathroom and four private bedrooms, including a primary suite with its own convenient en suite bathroom.
Guests may park on the street, in the driveway, or in the single-car garage. After entering through the front door into the storage-filled foyer, you'll find a laundry room to your right and the kitchen on your left. With higher-end cabinets, granite counter tops, stainless steal appliances, and a full stock of cooking basics, this kitchen will make the mini-fridge/microwave combo at the hotel feel like nothing but a distant memory.
The dining table has seating for six, and the large living room with a comfy sectional sofa and 50" has plenty of room for more. Sliding glass doors in the living room provide natural light and open to a covered patio with additional seating. The large fenced-yard is a great space to play for the whole family.
Each bedroom features comfortable beds with fresh sheets, extra blankets, black-out shades., and ample clothing storage. Guests may choose the front bedroom that doubles as a private office, the light and serene middle bedroom, the large back bedroom with a TV, or the primary bedroom with TV and private en suite bathroom. In addition to the full bathroom off the hall with a tub/shower combo, the en suite bathroom has a large standup shower with a modern tile surround.
Brauning Bridge is a stylish and practical home with enough space and privacy for families, friends, roommates, or colleagues to all live comfortably and peacefully while visiting Central Ohio.

SUMMARY
• Quiet hours are 9 PM to 8 AM.
• No parties. Only registered guests allowed unless approved in advance.
• No smoking or vaping anywhere on the property. $1,000 fine for any evidence.
• Pets must be pre-approved. $35/night (up to $200) or $200 flat for 30+ nights. Unapproved pets = $1,000 fine and cancellation.
• Long stays require a signed lease, professional cleanings, and HOA agreement (if applicable).
• Treat the property with care. No tampering with smoke detectors or cameras.
• Any violation of these rules may result in immediate removal without refund, plus applicable fines.
GUEST CONDUCT AND NOISE
• Please treat the property as you would your own home.
• Quiet hours are 9:00 PM to 8:00 AM. Keep noise to a minimum indoors and outdoors.
• In multi-family buildings, keep sound levels low at all hours.
• No parties, events, or open invitations. Only registered guests are allowed unless pre-approved.
• The total number of people (including visitors) may not exceed the occupancy listed. Unapproved guests or over-occupancy may result in a $1,000 fine and cancellation.
NON-SMOKING POLICY
• No smoking or vaping of any kind is allowed on the property (inside or outside).
• Applies to cigarettes, cigars, marijuana, vapes, etc.
• Evidence of smoking (odor, ash, residue) will result in a $1,000 fine and immediate cancellation.
• Additional cleaning or repairs beyond the $1,000 fine may be billed.
• Smoke detectors may be monitored remotely. Do not tamper with any safety device.
CLEANING AND CARE
• Please clean up after yourself. Wash dishes, wipe surfaces, take out trash.
• Treat stains immediately with remover before laundering.
• We provide linens, towels, soap, shampoo, toilet paper, and paper towels. Let us know if anything is missing.
• For stays of 30+ nights, mid-stay professional cleanings are required every 30–45 days and will be billed separately.
• Excessive mess or damage may result in additional cleaning fees.
LONG-TERM STAYS
• 30+ night reservations require a signed lease agreement before check-in.
• Guests must agree to all lease terms sent in advance.
• If the property is in an HOA, guests must also sign and follow the HOA handbook.
• Lease terms may include limits on guest turnover and early termination rules.
• Violations may result in immediate cancellation with no refund.
PET POLICY
• No animals are allowed unless pre-approved in writing. This includes short visits.
• For short stays: $35/night pet fee (capped at $200).
• For long stays (30+ nights): $200 flat pet fee per pet.
• Emotional support animals are treated as pets and require approval and fees.
• All pets must be house-trained, non-destructive, and quiet.
• Pet waste must be picked up and properly disposed of.
• Unauthorized pets will result in a $1,000 fine, cancellation, and removal.
SAFETY, SECURITY, AND BEHAVIOR
• Exterior cameras are in use at all entry points.
• Do not tamper with cameras, smoke detectors, or other safety devices.
• Do not share keys or entry codes with anyone not listed on the reservation.
• Illegal activity (drug use, theft, vandalism, harassment, etc.) will result in immediate eviction and may be reported.
• Do not remove or damage anything in the home. Guests will be billed for missing or broken items.
PERSONAL BELONGINGS
• Guests are responsible for their personal items. We are not liable for loss or theft.
• We do not forward mail or packages after departure. Please update your shipping address if needed.
