Lovely experience

My wife and I wanted to be somewhere lowkey and somewhat ‘off the grid for a few days’. We found this property and decided to book. Communication with Alvin was good and Chris the property manager was very helpful and made the check in process very smooth. The place was just as described and we definitely enjoyed hot peaceful and quiet the area was. The only issue we had was that we wanted to stay 4 days but there was only availability on VRBO for 2 days. However, overall we enjoyed the stay and would definitely book another stay.

Comfortable Stay

The property was in an excellent location to the beach (7minute walk). Easy for shared transportation to pick up and drop off guest. Walking distance to Scotchie's and the grocery store (15 minute). Shower head and door needs to be replaced ASAP in the larger cottage. Chris is a VERY available and helpful man that made my stay better. Cottage had culinary and cooking supplies. Price was reasonable especially if traveling on a budget. Property and area very safe and lighting. I would return!!

Comfortable, well located, with a friendly team

This was a great find for my one night in Ocho Rios. Chris (the caretaker) was very friendly and helpful. The photos and description are a good representation of the property and I was very comfortable staying there.

Great for returning visitors

Property was clean, staff was excellent, and it was close to a number of amenities. Great location close to a lot of attractions and shopping in nearby Ocho Rios. We were lucky enough to have the owner there at the same time which was a pleasure to meet him. New friends every time we go to the island. Looking forward to our next trip already!!

I have been here many times over the last 8 or so years - I come every year sometimes more than once a year. Everything about this property, the owner, the property manager is totally close to perfection - have already planned my visit next year.

What a delightful stay

It was great to meet Alvin, Chris, Junior, and the whole crew. What a wonderful location and perfect pool. I loved walking to the beach every day and eating seafood in the open air. To top it off, Shabba was available to take us to other beaches and stores. I can’t wait to go back.

We always have a great time in Jamaica and this trip was no different.

We were unsure what to expect from “Patiently Waiting” but we’re pleasantly surprised. The location is about 6-7 mikes Ocho Rios so be prepared to take a taxi into town if you don’t rent a car. We were picked up at the airport by a driver arranged by Chis Lundford by driver “English “. English was not just a driver. He was a historian, , tour guide and generally a wealth of knowledge. Chris was available to answer questions promptly. The property is pretty basic but a great location with the beach only a few min walk. There is a nice beach restaurant that serves lunch and dinner -NOT breakfast so make sure you have supplies for breakfast or go into Ocho Rios. It’s a good idea to pick up some items from the supermarket before arriving or shortly after. Pick up bath soap if you didn’t bring any , toilet paper, paper towels and snacks. If you want coffee in the morning get some instant coffee, cream and sweetener. We stayed in the smallest unit called the cottage. It was cozy and clean. There are other units you may want to check out if you want a bigger space. The area was super safe even walking back from the beach at night. It’s gated and Chris is always a text away to answer questions. The beach was beautiful!! You will get two beach chairs for staying at Mammee bay estate so ask and show your MBE card to get into the private beach and get the chairs. All in all we had a great time and you can too!

Excellent! Will definitely be back.

Beautiful environment and accommodations. Extremely friendly people. The property manager, Chris Lundford was wonderful! He made sure we were taken care of and checked frequently if we needed anything. We were pretty limited on places to go since we did not have a rental car. If you are ok with left lane driving, I would suggest a rental. But Chris got a taxi whenever we wanted to go somewhere. A we plan to visit again. The price is excellent.

Property was great,the pool was great, accomodations, Chris the caretaker there was johny on the spot.. I had a issue with a leaking ceiling, the crew was in there like a navy seal surgical team, and took care of it right away, and moved me to another building. I would go back there again, in a heartbeat.

Definitely Returning

After several visits to the island, this was by far the best. The studio is exactly like the photos and is quite spacious. The private beach and restaurant were great and the service is wonderful. Maurice, the groundskeeper is a wonderful host and was always there when needed. The owner made regular checks to make sure all was well. This visit will be well remembered. Hopefully I can return soon to enjoy these wonderful accommodations again. Thanks again.

The Studio Apartment is beautiful I had seen nothing close this villa out of all the properties I viewed at the time nothing even came close this property it is a real gem.
