This updated one-bedroom apartment is the perfect place to call home while visiting Columbus. As part of four-unit single-story building, this apartment features a small yet functional kitchen, a spacious living room, convenient laundry room, and large bedroom with a king size bed and en suite bathroom. Centrally located in the Southern Orchards neighborhood near downtown and Nationwide Children’s Hospital, this stylish yet practical apartment will be just the place to unwind after work our touring Columbus.
Guests may park on the street or in the parking pad behind the building. After walking down the pathway along the side of the building, and through the apartment’s front door, you'll find a large living room to your left and a fully-stocked kitchen to your right. Unwind on the comfy couch with the 50” smart TV or enjoy a meal or work from home on the dining table. The efficient kitchen offers newer cabinets and appliances, and clever space-saving solutions to make cooking at home both simple and enjoyable.
The bedroom features a comfortable king-size bed with fresh sheets, extra blankets, black-out shades, and a large closet. Across the hall is a convenient coat closet and a laundry room with a new washer and dryer. The en suite bathroom features open shelving with extra linens, an updated vanity, and a tub/shower combo.
Orchard Bend is a stylish and practical apartment perfect for a couple or a solo traveler looking for a comfortable and easy stay while visiting Columbus.

SUMMARY
• Quiet hours are 9 PM to 8 AM.
• No parties. Only registered guests allowed unless approved in advance.
• No smoking or vaping anywhere on the property. $1,000 fine for any evidence.
• Pets must be pre-approved. $35/night (up to $200) or $200 flat for 30+ nights. Unapproved pets = $1,000 fine and cancellation.
• Long stays require a signed lease, professional cleanings, and HOA agreement (if applicable).
• Treat the property with care. No tampering with smoke detectors or cameras.
• Any violation of these rules may result in immediate removal without refund, plus applicable fines.
GUEST CONDUCT AND NOISE
• Please treat the property as you would your own home.
• Quiet hours are 9:00 PM to 8:00 AM. Keep noise to a minimum indoors and outdoors.
• In multi-family buildings, keep sound levels low at all hours.
• No parties, events, or open invitations. Only registered guests are allowed unless pre-approved.
• The total number of people (including visitors) may not exceed the occupancy listed. Unapproved guests or over-occupancy may result in a $1,000 fine and cancellation.
NON-SMOKING POLICY
• No smoking or vaping of any kind is allowed on the property (inside or outside).
• Applies to cigarettes, cigars, marijuana, vapes, etc.
• Evidence of smoking (odor, ash, residue) will result in a $1,000 fine and immediate cancellation.
• Additional cleaning or repairs beyond the $1,000 fine may be billed.
• Smoke detectors may be monitored remotely. Do not tamper with any safety device.
CLEANING AND CARE
• Please clean up after yourself. Wash dishes, wipe surfaces, take out trash.
• Treat stains immediately with remover before laundering.
• We provide linens, towels, soap, shampoo, toilet paper, and paper towels. Let us know if anything is missing.
• For stays of 30+ nights, mid-stay professional cleanings are required every 30–45 days and will be billed separately.
• Excessive mess or damage may result in additional cleaning fees.
LONG-TERM STAYS
• 30+ night reservations require a signed lease agreement before check-in.
• Guests must agree to all lease terms sent in advance.
• If the property is in an HOA, guests must also sign and follow the HOA handbook.
• Lease terms may include limits on guest turnover and early termination rules.
• Violations may result in immediate cancellation with no refund.
PET POLICY
• No animals are allowed unless pre-approved in writing. This includes short visits.
• For short stays: $35/night pet fee (capped at $200).
• For long stays (30+ nights): $200 flat pet fee per pet.
• Emotional support animals are treated as pets and require approval and fees.
• All pets must be house-trained, non-destructive, and quiet.
• Pet waste must be picked up and properly disposed of.
• Unauthorized pets will result in a $1,000 fine, cancellation, and removal.
SAFETY, SECURITY, AND BEHAVIOR
• Exterior cameras are in use at all entry points.
• Do not tamper with cameras, smoke detectors, or other safety devices.
• Do not share keys or entry codes with anyone not listed on the reservation.
• Illegal activity (drug use, theft, vandalism, harassment, etc.) will result in immediate eviction and may be reported.
• Do not remove or damage anything in the home. Guests will be billed for missing or broken items.
PERSONAL BELONGINGS
• Guests are responsible for their personal items. We are not liable for loss or theft.
• We do not forward mail or packages after departure. Please update your shipping address if needed.
