Located just steps from the sand, shops, and local eateries, this home places you in the heart of the best Newport Beach has to offer. As you enter through the main entrance and head up a flight of stairs, here's what you'll find:
2nd LEVEL
LIVING/DINING AREA:

- TV w/ streaming capabilities
- Open floor plan with sliding glass doors opening to an ocean view balcony
FRONT BALCONY:

KITCHEN:
- Fully stocked with dishes, utensils, cookware, bakeware

- Guests should provide their own food, drinks, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOMS:
Bedroom #1: Queen bed; TV w/ streaming capabilities
Bedroom #2: Queen futon bed; TV w/ streaming capabilities, en-suite bathroom (that also connects to the hallway) with large shower.
3rd LEVEL
Primary Bedroom: King bed; TV w/ streaming capabilities; en-suite bathroom with private toilet, dual sink vanity, large shower, and walk-in closet
ROOF-TOP DECK:
- Sliding glass doors from the Primary Bedroom open up to the expansive roof-top deck featuring a private hot tub and stunning ocean views.
- Couch seating, Dining table, Fireplace, Hot Tub, Flat-Top Cook-Top (in lieu of a traditional BBQ)
EXTRA SLEEPING ACCOMMODATIONS:
To fulfill the maximum occupancy, 1 trifold floor mat is provided (best suited for children) along with extra linens/pillows. A twin rollaway bed can be rented in lieu of the floor mat, if desired. Make arrangements in advance to ensure availability and delivery in time for your arrival.
LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
ALSO INCLUDED:
- Wi-Fi
- Central air conditioning and heating
- Hair dryer
- Iron/ironing board
- 4 low-profile beach chairs
- Starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts, along with their own personal toiletries/shampoo/conditioner)
PARKING:
1 space provided in a covered carport, accommodates small to mid-sized sized vehicles only. Rear alley access. Available general neighborhood parking can also be utilized (metered and unmetered).
LAUNDRY:
Free stacked washer/dryer are located inside the unit. Guests should provide laundry supplies.
ALSO:
The downstairs 3 bedroom unit can be rented simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office for more information.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
