We welcome respectful, rule-abiding guests. This is a privately owned home, and we take great pride in keeping it clean, safe, and enjoyable. Your reservation is acceptance of the rules below.
Violations may result in fines, cancellation, removal from the property, or involvement of local authorities. No exceptions.

• Guests are responsible for any damages, missing items, or excessive mess.
• Please report any accidents or maintenance needs as soon as possible.
• Illegal activity, disrespectful behavior, or refusal to follow rules = immediate removal.
This property is a short-term vacation rental only.
Guests acknowledge and agree that no tenancy, residency, or landlord-tenant relationship is created by this reservation.
Terms:
• This is a temporary lodging agreement under Florida vacation rental law (F.S. §509). No tenant or residency rights apply.
• Guests agree they are not tenants and will not attempt to establish residency or occupancy beyond the confirmed booking dates.
• No mail, packages, or personal deliveries may be sent to the property under any circumstances.
• Changing or rekeying locks, unauthorized extensions, or any attempt to establish permanent occupancy will be treated as trespassing and reported to authorities.
• Any unauthorized holdover after the scheduled checkout time constitutes unlawful entry and may be reported to law enforcement.
• Subleasing or transferring the booking to another party is not permitted.
• Guests waive any claim to tenancy, residency, or eviction protections under Florida law.
🌪 Hurricane & Severe Weather Policy (Florida Properties)
Your comfort and safety are always our top priority. As part of being located in beautiful South Florida, our area can occasionally experience tropical storms, hurricanes, or heavy rainfall, especially during hurricane season (June 1 – November 30).
Please keep in mind:
• Florida weather can change quickly, and forecasts may update daily.
• We encourage guests to monitor local weather alerts and follow all official evacuation or safety guidance if one is issued.
Property Maintenance Notice:
Please note that landscaping services visit the property periodically to maintain the outdoor areas. They do not require access inside the home and will be respectful of your privacy. We appreciate your understanding as we keep the space looking its best for all guests.
🐜 Pest Prevention & Climate Awareness Clause
Our home is professionally cleaned and routinely serviced by a licensed pest-control company.
While every effort is made to maintain a spotless, pest-free environment, Florida’s warm, tropical climate can occasionally attract small insects such as ants, mosquitoes, or flying pests—especially during rainy or humid seasons.
To keep the space fresh and comfortable for everyone:
• Please keep doors closed when not in use to prevent insects from entering.
• Avoid leaving food or sugary drinks uncovered.
• Empty trash regularly into the outdoor bins to avoid attracting pests.
If you notice any unusual pest activity, please message us immediately through the Vrbo app. We’ll respond promptly and, if necessary, schedule a same-day inspection or treatment with our licensed provider.
These occasional occurrences are considered normal for Florida’s climate and do not indicate an infestation. Thank you for helping us maintain a clean, healthy, and welcoming environment.
Liability Waiver & Assumption of Risk
By confirming this reservation, all guests and their visitors expressly acknowledge and agree that the property owner and host shall not be held liable or responsible for any accidents, injuries, medical conditions, death, loss, damage, or theft of personal property that may occur before, during, or after your stay.
This includes but is not limited to:
– Use of the home, appliances, furnishings, parking area, outdoor spaces, or any provided amenities
– Incidents involving children, minors, or elderly guests
– Injuries resulting from slips, falls, or unsafe behavior
– Damages or injury caused by pets, emotional support animals, or service animals
– Any act or omission by guests or their visitors that results in harm or damage
– Any event outside of the host’s control, including weather or neighborhood activity
All guests accept full responsibility for their actions and those of any visitors they invite. By staying at or booking this property, you waive the right to pursue legal action against the owner or host for any reason related to your stay.
Please exercise caution and good judgment at all times. Failure to adhere to house rules or this policy may result in removal from the property without refund.
