✅ Who Can Book
The person booking must be 21+ and use their own credit card. Please make sure everyone in your group understands and follows these rules.

🚫 No Smoking Indoors
Smoking inside is strictly prohibited.

🅿️ Parking
Park in designated areas only. No RVs, trailers, or tents allowed. Illegally parked vehicles may be towed at your expense.

🌡 A/C & Heating
A/C: Please keep the temperature no lower than 70°F. Heating: Please keep it no higher than 80°F. Doors/windows must be closed when running A/C or heat.

🛠 Maintenance & Damages
Please don’t move furniture or flush anything other than toilet paper. Report any issues at check-in so we can help quickly. You’re responsible for any damages beyond normal use.

🧹 Housekeeping
No daily housekeeping is included, but it can be arranged for a fee. Towels/linens must stay inside the home. Fees apply for stained/missing items.

🗑 Trash
Please bag and tie your trash. Follow community disposal instructions and follow the check-out instructions.

📦 Lost & Found
We’re not responsible for lost items but will gladly return anything found (you just pay shipping).

🏊‍♂️ Pools & Safety
Swim at your own risk and follow all posted rules. No food, glass, or gum near pools. Pool heat must be pre-arranged and should not exceed 85°F. No tampering with pool equipment.

📺 TV & Internet
No pay-per-view. Any charges made will be billed to guests.

📦 Security & Access
Lock all doors/windows when leaving. Do not access locked closets or private storage areas.

👮‍♂️ Quiet Time & Respect
Respect neighbors. No loud noise, music, or parties. Quiet hours: 10:00 PM – 6:00 AM. Any illegal activity, parties, or disturbances may result in eviction without refund.

🚨 Emergencies & Entry
We may enter the property for maintenance or emergencies (we'll notify you in advance when possible). Pool, yard, and cleaning crews may enter for scheduled service.

🌪 Weather Events
In case of official evacuation orders (e.g., hurricanes), you’ll receive a refund for unused nights.

Occupancy & Guests
Do not exceed the listed occupancy (including children). Only registered guests may use the home and community amenities.
