Things to know:
* This home is on the 2nd floor with residents living in the upper unit and lower unit. You could hear noise and movement from the other units.
* This home is monitored by exterior RING surveillance cameras.
* This rental is located in a high-density neighborhood with strict house rules and is only suitable for quieter groups. No tolerance policy exists for excessive noise, occupancy, parties, smoking, or pets. Failure to abide by these policies may lead to immediate eviction without refund. Please make sure you are comfortable with these policies before renting.
Bars, restaurants and active nightlife are in close proximity and you may hear noise.
EXCESSIVE CLEANUP. If the Property qualifies for a âdeep cleanâ due to excessive wear and tear
or damages from your Rental Term, a fee of $500 (âExcessive Cleanup Feeâ) shall be charged at
the end of the Rental Term. This includes significantly soiled linens due to self-tanning products,
bronzer, body makeup, dirt, sand, etc. The Excessive Cleanup Fee may be deducted from the
Security Deposit.
SMOKING POLICY. Smoking on the Property is Prohibited. If guests smoke on the property,
they will forfeit their security deposit. If the guests continue to smoke after being reminded of
the policy, they can be asked to leave the premises, forfeiting all rents paid and the security
deposit.
NO PARTIES OR GATHERINGS. The guests may only host members of their registered party in
the condo. There will be no unauthorized guests or parties. Hosting an unauthorized party will
result in the forfeiture of the rent and security deposit and could include immediate removal
from property.
OCCUPANCY LIMIT. The total number of individuals staying on the Property during the Rental
Term shall be a maximum 8 adults and/or children.. The rental rate is based on this maximum
occupancy. Based on representations by the Guest, this Rental Term will consist of no more
than the occupants listed on the first page of this agreement. Occupancy exceeding the
number of guests listed above is a breach of this Agreement and may be subject to immediate
termination by the Host, required immediate departure of all guests, with no refund of rent or
deposit.
QUIET HOURS. During the Rental Term the Guest agrees to abide by the following Quiet Hours.
Quiet hours are 10 p.m. until 8 a.m. each night. Quiet hours consist of no loud noise and
keeping all noise at a minimum level.
QUIET ENJOYMENT. Please treat our condo like your home. The Guest, along with their party
and neighbors, shall enjoy each otherâs company in a quiet and respectful manner. The Guest is
expected to behave in a respectable manner and shall be a good neighbor to any residents
within the immediate area. Creating a disturbance of the area by violation of Quiet Hours. This home is on the 2nd floor stairs to enter.
