Start your morning with a warm drink from the complimentary coffee and tea bar—stocked with a milk frother, grinder, flavored syrups, sauces, and honey from our very own bees. Bring your favorite beans or enjoy the organic coffee provided in the full kitchen.

Happy Hills Family Farm is a solar powered farm, on well water, and a septic system, we encourage economical and proper use of our systems, without compromising comfort.

Enjoy a complimentary selection of organic coffee and tea, premium olive oil, and a seasonal bounty from our farm—avocados, lemons, oranges, tangerines, nectarines, cherries, berries, rosemary, lavender, honey, and organic eggs from our free-ranging hens (availability may vary by season).

We also provide Beekman 1802 goat milk shampoo, conditioner, and body wash for a luxurious, skin-friendly experience.

For special occasions or event prep, the studio includes an in-room dressing area featuring a shoe shine machine, shoe wipes, a clothing steamer valet, and full-length mirrored closet doors—everything you need to look your best.

The Barn
The lower level of the barn includes a guest-access laundry room with a full-size washer and dryer, plus complimentary detergent, fabric softener, and dryer sheets. The main barn area is reserved for owner use only.

Your private studio apartment is located on the second floor, accessible via a private entrance and featuring a spacious balcony with serene views of the surrounding kumquat orchards.

Living & Dining Area
Cozy up on the couch to watch a movie, read a book, or enjoy quality time with family at our game table stocked with classic favorites. Dine inside with scenic views or step out onto your balcony for a peaceful meal in the fresh air.

The space includes heating and air conditioning, so you can set the temperature to your perfect comfort level year-round.

Kitchen
The fully stocked kitchen has everything you need to prepare a gourmet meal:

Reverse osmosis purified drinking water

Refrigerator/freezer with built-in ice maker & ice bucket

Oven, stovetop, and microwave

Cookware, bakeware, utensils, plates, glasses, and silverware

Champagne flutes, wine glasses, and tea kettles

Sleeping Arrangements
Sleeping Area 1 – California King Bed
Enjoy a restful night on a California King Casper mattress, made up with 1000-thread count Egyptian cotton sheets, a 100% cotton quilt, and Claritin hypoallergenic pillows.

The closet includes extra pillows, blankets, luggage racks, highchair and a pack-and-play. You’ll also find beach gear including towels, an umbrella, chairs, and an ice chest.

Sleeping Area 2 – American Leather Comfort Sleeper
The queen-size pull-out sofa by American Leather features a bar- and spring-free hardwood platform, designed for exceptional comfort—perfect for guests of all ages.

All linens are neatly stored in the closet.

Storage
A spacious closet with full-length mirrored doors provides room for hanging clothes, along with a dresser and luggage racks for convenience.

(Note: The entryway closet is reserved for owner use and remains locked.)

Bathroom
Relax in the waterfall-style shower, fed by our softened well water. You’ll be provided with:

Farm Life
Happy Hills Farm is a working kumquat farm with over 400 Nagami Kumquat trees. The harvest season runs from December to June, and depending on the time of your visit, you may witness (or even sample!) part of the harvest.
