Welcome to your home at 16801 Moody Circle. To ensure a safe, respectful, and comfortable environment for all residents, we ask that you read and adhere to the following house rules. These rules are designed to promote harmony among guests, protect the property, and maintain high standards of safety and cleanliness.

About 8 min drive to the beach, a 5 - 10 min walk to groceries, restaurants, coffee shops, and retail stores are within walking distance.

Public Transportation:
Bus stop: about 1-5 min walk

Within 10 mins drive to Huntington Beach, this property is located in the prestigious area Huntington Beach, about 5-10 minutes mins walk to shopping area, groceries, and restaurants.

Metro Stations: While there isn’t a direct metro station in Huntington Beach, the closest station is the Santa Ana Regional Transportation Center (SARTC), which is approximately 15 miles away. From SARTC, you can access Amtrak and Metrolink trains for longer commutes or travel into Los Angeles and other destinations.

Deliveries
1. All deliveries must be communicated to management in advance. Unauthorized deliveries may be refused.
2. Residents must not grant entry to delivery personnel or share door codes with third parties.

Safety & Security
3. Zero Tolerance Policy: Parties, intoxicated behavior, illegal drugs, and smoking (including marijuana and tobacco) are strictly prohibited inside the property. Smoking is permitted only in designated outdoor areas.
4. Access Control: Always ensure gates and doors are securely closed when entering or leaving. Do not allow entry to individuals you do not personally know, including food delivery drivers. Door codes are for your use only.
5. Appliance Use: Do not leave appliances (e.g., stove, iron) unattended while in use.
6. Prohibited Items: Space heaters, hot plates, candles, incense, and other open flame items are not permitted. Firearms, weapons, and hazardous materials are strictly prohibited.
7. Room Entry: Management may enter rooms for maintenance, inspections, or emergencies with reasonable notice as allowed by law. Advance notice will be given when possible.

Maintenance & Cleanliness
8. Garbage Disposal: Do not place oil, bones, or large food scraps in the garbage disposal. Use the trash instead.
9. Toilets: Only flush toilet paper. Do not flush wipes, feminine hygiene products, or other materials that may clog plumbing.
10. Issue Reporting: Notify management immediately of any damage, leaks, or equipment malfunctions.
11. Pest Prevention: Store food in sealed containers. Do not leave food out in rooms or shared spaces. Report any pest sightings immediately.
12. Garbage & Recycling: Dispose of trash regularly and sort recyclables per city guidelines. Do not leave garbage or personal items in common areas.

Etiquette & Shared Space Use
13. Quiet Hours: Noise must be kept to a minimum between 8:00 p.m. and 9:00 a.m.
14. Door Usage: Close all doors gently, especially during quiet hours.
15. Guests & Pets: No pets or unregistered guests are allowed without prior written approval from management.
16. Internet Use: Do not engage in illegal downloading of music, movies, or software. Violations may result in fines from the internet service provider.
17. Electronics: Turn off air conditioning, televisions, and other electronics before leaving your room or the property.
18. Laundry Etiquette: Promptly remove your clothes from machines after use. Do not leave laundry unattended in shared spaces.
19. Kitchen & Bathrooms: Clean up immediately after using shared kitchens, bathrooms, or other facilities. Leave shared areas as you found them—or better.
20. Personal Property: Store your belongings in designated areas. Do not use or remove items belonging to other residents.
21. Respect for Property: Treat all furniture, appliances, and fixtures with care. Return any borrowed items to their proper place.
22. Utility Use: Use water, heat, and electricity responsibly to support sustainability and minimize costs.
23. Cooking Etiquette: Avoid cooking foods with strong or pungent odors late at night to avoid disturbing other guests.
24. Bathroom Courtesy: Be considerate of others during busy times. Please leave the bathroom clean and ready for the next person.

Move-Out & Furnishings
25. Move-Out Notice: A minimum of 72 hours’ notice is required prior to vacating.
26. Cleaning Fee: A non-refundable $150 move-out cleaning fee will be automatically deducted from your security deposit.
27. Room Condition: Rooms must be returned clean and free of personal belongings. Charges may apply for damage, excessive mess, or missing items.
28. Furnishings: Rooms are fully furnished. Do not move, remove, or replace any furnishings or decor. Residents are responsible for any damage or loss.

Parking & Bicycle Storage (If Applicable)
29. Residents may only park in explicitly assigned spaces (if applicable). Unauthorized vehicles may be towed at the owner’s expense.
30. Bicycles my not be stored in walkways, hallways, or common areas. Inquire within about a space to store you bicycle if you wish to keep one.

Surveillance
31. Common areas (excluding bathrooms and private rooms) may be monitored by security cameras for safety and property protection. By residing on the property, you consent to this surveillance.

Conduct & Enforcement
32. Respectful Behavior: Residents must be courteous to others and to property staff. Harassment, aggressive conduct, or discriminatory behavior is strictly prohibited and grounds for removal.
33. Conflict Resolution: If issues arise between residents, please contact management. Do not attempt to resolve conflicts directly if tensions are high.
34. Rule Violations: Violations may result in written warnings, fines, or termination of residency. Serious breaches such as violence, theft, or illegal activity may result in immediate eviction without refund.

DELIVERIES
Please do not have any deliveries without informing us in advance.

SAFETY

2. Make sure all doors and gates are closed when leaving or entering the property. Do not let anyone in. Do not share the door code with anyone. This includes your food delivery.
3. Do not leave appliances unattended while in use, ex: stove, iron, etc.

MAINTENANCE
1. Please do not put oil, bones, or leftovers in the garbage disposal. It will cause a clog. Please use the trash can instead.
2. Please do not flush anything other than toilet paper into the toilet or It will cause a clog.
3. Report any damage, leak, or malfunctions immediately.

ETIQUETTE
1. Maintain harmony with other Guests in the house. Please don't make loud noise after 08:00 p.m. and before 09:00 a.m.
2. Close doors gently, especially during quiet hours.
3. No pets/extra guests in the room without prior approval.
4. No illegal music/movies download with our internet. You will get a fine from Spectrum.
5. Please turn off the AC, TV, and other electronics before leaving the house.
6. Put your clothes away immediately after doing laundry; do not leave them out.
7. Please clean up after yourselves immediately, especially if you are using shared facilities (bathroom, kitchen, and other common area).
8. Please store your items in a designated space. Refrain from borrowing/consuming other Guest items without permission.
9. Treat all property, furniture, and belongings with care. return borrowed items to their proper place.
10. Use shared appliances and utilities (like water, electricity, and heating) responsibly.
11. Refrain from strong or pungent cooking smells late at night to avoid disturbing others.
12. Show a good example to other people by following the house rules.
13. Be mindful of shared bathroom usage, especially during rush hour. For gentlemen, please aim straight or sit down. Remember to flush. Please do not flush anything other than toilet paper. It will cause a clog.

DISCLAIMER
Booking this home implies agreement with the house rules. Guests assume liability for any personal injuries during their stay and acknowledge that the host is not responsible for items left behind. Guests also agree to team entry with 12 hours' notice for necessary maintenance.
