This carriage house sits on 2 acres, with the original 1860s house. Located 1 mile East of historic Mass. St. in Lawrence, KS, it has 3 BR & 2 bathrooms. Access is limited to the space above the garage (must climb stairs), private balcony, & the front/middle yard. Absolutely ZERO smoking OR vaping tolerated or allowed on premises! Be aware before booking!

We have a desk! It can be a regular desk, or also converts to a standing desk! It is located in the master bedroom nook.
The third bedroom is a “bunk room” with a queen size bed and a twin XL over it. Great for families with children! If you need access to use the loft bed, please request the ladder for your stay! Otherwise we have it stored for more space in that room.
You may use the slide and swing in the middle of the circle drive at your own risk. The garages and fenced backyard spaces are private and are off limits.
Cozy living and kitchen areas do not offer much dining space but we do have 4 counter stools around the kitchen island. When the weather cooperates, the private balcony offers extra space with a glass dining table and 4 chairs.
We have gigabit internet. There are Smart TVs with apps on which you may use your own logins.
If you or any of your guests are smokers or vapers, I highly recommend looking elsewhere, as there is a rule stating NO smoking OR vaping is allowed anywhere on the property, including outside. A minimum $250 fee will be charged if there is any smoking or vaping on the premises.
There is a flight of stairs to get to the guest quarters. Please take that into consideration before you book a stay.
Parking is limited to 2-3 cars maximum, and must be out of the circle drive. There is a dedicated asphalt parking area at the front of the main house. You will see a green and white Guest parking sign. Please do not block the garages or circle drive as we will need to come and go. NO street parking available.
If you need a portable crib (Pack n Play) for an infant/toddler under age 3, please ask as we have one available! There are blinds and/or curtains in each of the bedrooms. We have provided an iron and ironing board for your convenience located in the master.
Someone is always on the premises in the main house and have a child. Please be respectful and quiet after 9 pm on weekdays, and after 10 pm on weekends.
You are responsible for taking out your trash and recycling at the end of your stay. The Blue bin next to the main house is for recycling and the Green bin is for trash. You may recycle plastics, aluminum, glass, tin, cardboard, chipboard. See magnet on the refrigerator in the Carriage House.

Though it may not always work out, I prefer to meet you at check in if at all possible. Then we are always available via the Airbnb messaging app, or by text. My co-host Aaron is also available to answer questions. You will often see us around the outside of the house, playing with our child and dog, or enjoying the yard space.
The neighborhood is generally a quiet, old one. The Burroughs Creek playground and splash park is only a couple blocks away. The Burroughs Creek Trail is a quick walk (about 1-2 blocks away) and it is perfect for either biking or walking/running.
Massachusetts (Mass.) St. is close, as well as the up and coming Warehouse Arts District in East Lawrence.

VISITORS must be approved for this listing. If you desire to have visitors you may ask first, and they may not be overnight guests. The maximum amount of people allowed at any given time is 7 total.
NO GUESTS allowed besides those listed on the reservation. This is for insurance purposes. Since no more than 7 guests (or visitors) total can stay, especially overnight, each guest after 2 has a $10/night/guest fee. Please make sure you choose the correct number of guests when you book!
PLEASE BE AWARE: You will be parking on an asphalt parking spot next to the yard. There will be potential for mud/wet grass/ice/snow/etc. We have tons of huge, old trees, so there is also potential for falling leaves, nuts, etc. Park at your own discretion knowing these details.
There is also potential to hear trains and/or the steam whistle and/or the campanile bell from campus at this property. This is why the sound machines are provided. We come and go via the garage with our cars, so be aware there may be noises when the garage door opens or closes.
NO PETS are allowed at this property. You will be charged an extra cleaning service fee and asked to leave if you break this rule. Please see the house rules for more details.

- Please squeegee the glass shower door in the master bath. This really helps cut down on water spots and makes it easier to clean.
- Please clean out the refrigerator if you have any leftovers or raw food. Closed food items (for example- cans, glass containers, etc.) are fine to be left. Food should not be left in plastic wares or Ziploc baggies.
