These two homes are right next door to each other, with a combined total of 7 bedrooms, sleeping 22 guests—an ideal option for family trips or groups looking to spread out. A 3-minute stroll down the road leads you to direct beach access, making this a prime choice for groups looking to enjoy the sand and sun.
Boots & Beaches:
Step into the laid-back elegance of Boots and Beaches. Inside, natural light floods the open main area, where the living room beckons with comfy seating, a fireplace, and an entertainment setup for cinematic nights. The dining table welcomes eight, while the fully-equipped kitchen and additional barstool seating cater to your at-home culinary whims.
The private backyard paradise features a refreshing pool, poolside seating, and an al fresco dining area with a propane grill. Gather around the fire pit as evening falls and catch the Port A sunsets and ocean views from the upper balcony overlooking the pool area. The fenced backyard ensures both privacy and security.
Upstairs, the primary bedroom offers a king bed, private balcony, and ensuite bath, along with a second queen bedroom and a bunk room with two twin-over-twin bunks. Downstairs, you’ll find another queen bedroom for added convenience. With a second full bathroom and an extra powder room, there's no need to queue up for the shower. A queen-size sleep sofa is also available in the living room. Parking is a breeze in the driveway, and the on-site laundry, complete with a washer and dryer, adds a practical touch to your beach retreat at Boots and Beaches.

A Walk to the Beach boasts a bright, spacious layout that makes it easy for everyone to gather and connect. The primary living room features comfortable seating and a TV perfect for movie nights, while a 6-person dining table and additional barstool seating at the kitchen counter ensure everyone has a spot for group gatherings. You'll find a full suite of appliances and plenty of counter space in the fully equipped kitchen, making at-home meals and snacks a breeze.
Outside, discover a covered balcony with comfortable seating accessible from the common area and two of the three bedrooms. There's also a lower patio with a BBQ grill, ready and waiting to be fired up!
And the fun doesn't stop there — you'll also find an additional lounge area with two more sofas (including a queen-size sleep sofa) and another television. This, along with the third bedroom featuring two twin beds and a twin-over-full bunk bed, makes for the perfect kids' hangouts.You'll also find two other bedrooms boasting king beds, balcony access, and ensuite bathrooms with dual sinks and shower/tub combos. An in-home washer and dryer and easy parking add even more convenience.

- Boots & Beaches: This home utilizes a pool warmer which can be activated when the water temperature falls below 83 degrees, usually from October 1 to April 30, depending on weather conditions and temperatures. Please note that we cannot guarantee a specific temperature for the pool as the comfort of the pool water is influenced by the outside air temperature.
- A Walk to the Beach: The additional lounge area has its own separate entrance and is accessed via an exterior staircase to the second floor.
- Each home has a queen-sized sleeper sofa.
- Construction is always happening somewhere in Port Aransas; we can’t guarantee that you won’t hear/see construction, building, or community improvement projects and events during your stay.
- Cable/WIFI is provided as a convenience; Port A does experience outages from time to time.
- Please note that the maximum occupancy includes infants and babies. Ensure that the total number of guests, including little ones, adheres to the specified occupancy limit.
- Guests can rent golf carts for use on the pedestrian boardwalk.
Parking Details:
- Boots & Beaches: The driveway can accommodate 5 cars. No garage access. Boat parking is allowed. If guests decide to bring a boat, then the driveway will only be able to accommodate 4 cars.
- A Walk to the Beach: 5 cars can fit in the curved driveway. Additional cars can also street park (up to 2 cars). The garages are not available for guest use.
- Any vehicle parked on the beach will need to have a beach parking permit. You can purchase them at convenience stores on the island or at rental places on the beach if they are open.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.
As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff.
We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.
As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
