Inside, enjoy 3 levels of well-appointed bedrooms, bathrooms and living spaces, including TWO game rooms, and three en-suites on the top level. Venture outside to enjoy three separate outdoor areas — a deck with dining, seating and a fire pet, patio with hot tub and ambient lighting, and two seating options on the covered front porch perfect for that morning cup of coffee.

LIVING ROOM
Spacious living area that all flows together from room-to-room, this is truly the heart of the home.

There are two game rooms for guest enjoyment. The lower level is a true entertainment hub complete with arcade games, putting green and bar area. On the second level, guests can enjoy a board game area with a chess table and a separate reading nook.

OTHER THINGS TO NOTE

✧ The Fox Den is pet-friendly! We allow up to 4 dogs for an additional $150 pet fee (total, not per night). Please let host know if you are planning to bring a dog(s) at time of booking.
✧ There is parking for 3-4 cars in driveway. Any additional cars must be parked in the overflow lot in Massanutten.
✧ Wifi is very strong, reaching all throughout the house and outdoor areas
✧ Pool pass is provided for the duration of your stay which provides access to the MPOA community pool (note: pool is outdoor/seasonal)
✧ We are kid-friendly and provide 2 high chairs, pack and play, crib, crib linens, changing pad, sound machine, baby monitor, kids toys/book, kids dishes/utensils and step stools on each floor.
✧ We have one (1) security camera located at the front door of the house with views of the driveway only.
✧ All smart TVs are Roku, and guests can access their own streaming services through Roku Guest Mode, with instructions provided at the house.
✧ We provide the following items to make packing easier: linens, towels (bath and hot tub), toiletries, cleaning supplies, laundry supplies, starter packs of paper goods, coffee (both k-cups and drip), tea bags and coffee supplies, basic cooking items.

WELCOME TO MASSANUTTEN!

This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners, and other guests enjoying their retreat.

NOISE

• Quiet hours: 10:00 PM – 7:00 AM.
• Keep noise indoors during these hours.
• No excessive noise at any time, as judged by MPOA or its assigned agents.

PARKING

• Keep all tires off the road.
• Don’t block fire hydrants or park in front of another property without written approval from your host.
• Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840).
• No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is available with written approval from your host.

OUTDOOR FIRES

• High wildfire risk area!
• No open fires.
• No unattended fires.
• No firepit use during quiet hours (10:00 PM – 7:00 AM).
• Firepits and grills may be restricted during local emergency conditions, check
• Massanutten Village website or electronic sign at entrance for updates.

ALCOHOL

• No open containers on roads or in common areas.

PETS

• Leash always required when outside.
• Clean up after your pets.

TRASH

• Do not place garbage/trash outside, including screened-in porches, decks, or carports. Trash attracts wildlife, which could endanger you and damage the property.
