Brand new 4-Bedroom, 4-Bathroom Designer Villa in Podstrana near Split sits elevated and exclusive above the ocean with completely unobstructed breathtaking views from every room, spanning across the Adriatic sea, the Dalmatian island archipelago, Split and its surrounding mountain ranges.
The villa’s luxurious amenities and living spaces pinnacle in a large, private infinity-edge pool which flows out over the sea and connects the villa to some of the most beautiful waters and sceneries in the world.

Luxury Villa Sunset boasts expansive interior and exterior living areas with over 230 square meters (over 2,600 square feet) of interior, air conditioned, living space, and over 200 square meters (over 2,400 square feet) of exterior living space, including spacious pool terraces, rooftop terrace, balcony for two master-suites, BBQ and palm-tree courtyard.

In addition the villa is surrounded by gated and private gardens with grass lawn, palm trees, lemon trees, a little olive garden with lavender and sage, and private gated parking for 3 vehicles.

The luxurious accommodations include 4 spacious bedrooms with king size beds, including two large master suites with private balconies. All bedrooms feature their own TVs, spacious interior-lit wardrobe cabinets, designer furniture, reading lights, plenty of receptacles and USB plugs, cozy blackout curtains, air-conditioning for summer and floor-heating for winter.

The 4 spacious bathrooms provide privacy and ultimate comfort for each guest and come equipped with 5-star hotel amenities, including rain showers, designer interior, oversized vanities with plenty of storage space, large LED mirrors, floating WCs, floor heating and luxury bath products including shampoo and soap from the spa-brand HYDRO, an aroma therapy you will never forget.

Launching in fall of 2022, the partially enclosed and covered rooftop terrace will turn into a private spa area, featuring a 6-person panorama sauna overlooking the adriatic sea, a massage-jet whirlpool for 6, daybeds, relaxation sitting area, shower and wetbar - an absolute spa and relaxation dream year round, especially enjoyable in the quiet and rejuvenating winter months.

The large open living and dining room, with couch, armchairs and comfortable ottomans to stretch out on, as well as the large round dining table for 10, enjoy unobstructed views across the Dalmatian archipelago. The integrated open designer kitchen comes with high-end luxury appliances from Bosch and Siemens, including smart convection oven, microwave, large refrigerator with freezer, separate beverage refrigerator, dishwasher and a multi-zone induction cooktop. The large floor to ceiling glass panels fill the living spaces with light and views and allows to connect the oversized terrace with the interior.

Your private and gated parking area, directly in front of the villa’s front door, has parking for up to 3 vehicles.

Flexible cleaning and housekeeping services at your leisure:
Whether daily, multiple times per week or only at the end of your stay: if you wish to have your Chalet cleaned and housekeeping to perform services throughout your stay, you are welcome to book housekeeping services at your desired frequency at a fee.

House rules:
The Guests: are adults over the age of 21 and will be occupants of the unit during the entire reserved period. Additional guests or occupants that have not been disclosed prior to arrival may be denied access to the premises. No keys shall be issued to anyone other than the occupants listed above.
PETS: pets are not permitted
SECURITY DEPOSIT: The security deposit is 1500€ for the vacation rental. The security deposit is due either with the final rental payment or seven days prior to arrival. Failure to provide a security rental will result in CANCELLATION of the property without a refund. A security deposit can also be paid before arrival by wire transfer or credit card taking into account that the guest is responsible for all bank fees. Your security deposit (minus bank transaction fees) is fully refundable one week after your checkout. provided that the site and personal property are in the same condition as when occupancy commenced and all terms of this agreement are met. Guests are liable for all replacement and repairs that are outside what is considered normal wear and tear.
CLEANING: The entire property is cleaned once per week. Sheets are changed once a week unless otherwise requested. Clean towels can be provided upon the request of the guest. The rental fee that you have paid will provide for 8 hours or normal cleaning after your departure. YOU ARE REQUIRED to leave the property in the same general condition that you received it by making sure, dished are done and put away, and the house is generally tidy and ready to be cleaned, dusted and sanitized. If additional cleaning is required, appropriate charged will be deducted from your security deposit. Additional maid services are available during your stay.
INTERNET: WiFi Internet is available throughout the property.
WHAT WE SUPPLY: The house is equipped and set up as a fully furnished house that will include bedspreads, linens, blankets, pillows, towels, as well as a fully equipped kitchen and drinking water. We will also supply the basics (toilet paper, dish towels, dish and hand soaps, garbage bags, shampoo/body wash and salt & pepper.
WHAT YOU SHOULD BRING: Plan on packing personal toiletry items. If you are known to have allergic reactions plan on bringing medication as advised by your doctor.
GUEST LIABILITIES: Guests agree to accept liability for any damage caused to the property (other than normal wear and tear) by Guests, including, but not limited to, misuse of appliances, and /or equipment furnished. If damages are excess of the security deposit being held, guests agree to reimburse the property for costs incurred to replace/repair damaged items.
SMOKING: Smoking is strictly forbidden inside the house. Smoking is only allowed outside. Evidence of smoking inside the house can result in loss of security deposit. Cigarette butts and ashes must be disposed of in ashtrays provided and not anywhere else on the site.
QUITE HOURS: From 23:00 am to 8:00 pm guests should refrain from excessive noise as during this period time it is forbidden to create noise and disturb the peace. Guests are obliged to behave in a mannerly fashion, both adults and children. Children should be under supervision during their playtim
SLEEPING CAPACITY/DISTURBANCES: Tenants may be required to vacate the premises and forfeit the Rental Fee and Security Deposit for any of the following A.) Using the premises for any illegal activities B) Causing damage to the property, rented premises or to any of the neighboring properties C) Excessive noise disturbances including but not limited to excessive noise after dark without prior consent D) Disposing of trash or food items inappropriately. E) Disregarding property policies posted or verbally acknowledged
BANNED ITEMS: It is not allowed to bring in easily inflammable and explosive materials or anything with a strong or unpleasant smell. Furthermore, it is not allowed to bring electric appliances to the apartment without the host’s permission. This rule does not apply to electric appliances for personal care, laptops, phones or tablets.
HOLD HARMLESS: The Property does not assume any liability for the loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconveniences arising from the temporary defects or stoppage in supply of water, electricity or plumbing. Nor will the property accept liability for any loss or damage caused by weather conditions, natural acts, disasters, or other reasons beyond its control.
STORM POLICY: No refunds will be given and we do recommend you purchase travel insurance for your vacation.
SHORT TERM RENTAL: It is expressly understood and agreed that this is a short-term vacation rental and is not a lease of other long term residential tenancy agreement. This agreement is only for the licensed use of the property for the stated Term. It creates no property rights in Guests and no rights to renewal of for recurring usage. This agreeent is also neither a Time-Share sale or a Plan of Time-Share Development, nor a vacation club.
TERRACE, STAIRS, PATIO & POOL: Guests hereby acknowledge that the undersigned is fully aware that the terrace, stairs, surrounding patio area an pool can be dangerous, that the terrace/patio/stairs/pool area can be slippery when wet, and that injury is likely to occur to anyone who is not careful on site. Guests should observe and adhere to all policies as posted on the property. With full knowledge of the above facts and warnings, the undersigned accept and assume all risk involved in or related to the use of terrace, stairs, patio, and pool area.
ADDITIONAL TERMS AND CONDITIONS: The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully release and discharge the owner and/or his representatives from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her visitors as a result of, or in connection with the occupancy of the premises and agrees to hold the owner and/or his representatives free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, there principles, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

The place was excellent
just as pictured and the details like hair dryer in every bathroom and luxury hair products were amazing. Mislav, the property manager was very responsive and helpfull. He even provided recommendations and was eager to help when needed. We would definitely stay here again.

Breathtaking Views and House
Everything was perfect, the communication with me before and during the stay answering all my questions. Everyone was so friendly and the house was stunning!! It had everything we needed, i would book it again in a heartbeat. I had asked before booking about the noise of workers and sadly while i was told it would be finished, it was not. workers woke us up at 7 AM even on a saturday and the noise throughout the day was too much. of course, out of their control, but i had specifically asked ahead of time so was quite disappointed with a response of "we can't do anything".
