Location was good. View was 10 stars, outstanding. We saw tropical fish, a sea turtle, and many surfers from our lanai. This is just a condo, not a resort, so the outside area is ok, but not as pretty as a resort, but we knew what we were renting, so it didn’t matter to us. Condo was clean, kitchen was well equipped, bath and walk-in shower was very nice. Beds and sleeping area were comfortable. Our only complaint was that the furniture in the dining area and den was very worn, dated and uncomfortable. If this furniture was updated, I could give this a 5 star rating. If the furniture was replaced, I would consider staying here on future visits.

Our stay at Banyan Tree 403C

WE really love the condo and it's amenities.Everything was new and the shower in the master bath was great.The views from the lanai and the sound of the ocean was so relaxing.We slept with the lanai doors open every night to fall asleep to the sound of the ocean.We would definitely go back again.Great place.

Surfing and sunset from lanai was an unspeakable pleasure. In particular, I can still see the little boy who was good at surfing. There was no problem with the interior and it was comfortable.

Unit worked out really

Unit worked out really well. Great location and view - very spacious for just the two of us. Master suite area incl remodeled master bath - excellent. Kitchen was good - appliance upgrades will be needed at some point but all worked well. Small point - supply a tea kettle.

Beautiful ocean view!!

Property was comfortable, clean and well maintained. The only issues we had were...a/c was not cold enough for our liking and typically when we stay in an VRBO you do have spices, salt & pepper, coffee, sugar, etc. so that when you get there you don't have to buy everything. We had 2 trash bags left there, so when we dumped trash we had to keep recycling the bags...wish we had a few more., since we stayed there over a week. Thank you

Great location

Nice property. A couple of issues with things not working properly and contacted property manager. Was told she would send someone out but no one ever showed up. A little disappointed that the pool and hot tub not working properly and only one of the grills worked. These things did not really affect our stay but would have made the stay more enjoyable. Also, needs a new living room window. Having said that, the unit was very nice.

Great views, but could be cleaner

This condo had great views and the ac was a bonus. The owner was friendly and communication was easy and all questions were answered in a timely manner. The condo was difficult finding and should have better signage or bushes cut back. The condo could’ve been given more attention to cleaning. The condo felt dirty and the floors were sticky. We found a lot of crumbs on the table. The TV remote in the living room was crusty with remnants of food stuck on the buttons. The TV was slow, so you must have patience when working with it. There were no tissues, so you’ll have to go out and buy some. The condo is far from anything near the waterfront shops, so having a car/bike is ideal. We didn’t use the facilities, so we can’t comment on those, but overall a decent stay.

Banyon Tree Condo

I booked this property because of the impressive pictures showing the condominium and the view right at the water. The short windows need replacement and obscure the view. The blinds on the sliders had large gaps of missing slats. After complaining someone was sent out to insert some replacement slats and we were told they ordered new blinds 3 weeks ago. I would NEVER have booked this condo if I had known the blinds were broken. If they would have let me know I would have rebooked elsewhere. The blinds on one section cannot be opened. The other section can be opened (by stretching and using my hand to twist where the wand should be attached) enough to get out the slider to the balcony. There are no wands to open the blinds. The blinds on the windows are WAY too short so I ended up sticking pillows behind the blinds. In the afternoon, the sun shines directly into the unit and the AC unit can't keep up unless the blinds are closed. The AC units are split systems which has the outdoor compressor on the balcony shooting hot air directly at you when you sit outside. This means if you want to sit on the balcony you need to turn off the AC unit, so you don't get blasted with hot air. The unit was dirty, and I spent 1.5 hours cleaning and washing the towels that smelled weird. The dust on the baseboards, around and under the bed was horrible. The wooden tracks for the sliding doors to separate the bedroom from the living space were filled with dust, debris, and hair. The rugs on each side of the bed are not washable and were dirty so I stuck them under the dresser. There is a skinny tall louvered window to the left of the blinds which didn't have any covering. This window shines light directly at the head of the bed. Rise and shine at first light! The condo had most things I expected. Some beach chairs would be nice, only 2 kitchen towlels for a full week is not enough, some plugs and usb ports on the night stands would be helpful. The young man that came out to try and fix the blinds said he would be telling the boss and they would be in contact with me regarding compensation. What we got was some beautiful flowers and a bottle of champagne. I don't drink. I had told them I would like a refund so I could book elsewhere, and we would move condos. That was ignored. I was extremely disappointed in this condominium and the response from management. Would never book with them again.

Amazing!

A beautiful ocean view. Whether sleeping at night or even during the day- we loved to hear the ocean and sunsets were stunning! A few issues when we first arrived- but property management was prompt and attentive and fixed everything within 2 days. Would love to stay here again.

Condo was great, clean and updated, but public spaces were worn and dirty ( elevator and hallways ) Casago was a little slow on text questions i sent them.

Clean and beautiful property

Happy to have stayed here. The property manager was very communicative and accommodating. Sliding room divider is slightly difficult to open and closed. View was beautiful however the patio is in the smaller side so cannot lounge on the patio and there is no night lights and so cannot read on the patio at night. Overall we would book again.

Home away from home

Great property with phenomenal view of the ocean! Excellent location not too close to the main Kailua Kona town. Convenient to restaurants, shopping, beaches. Cool little public beach right next to the property. Not a resort-type atmosphere - quiet. Condo was equipped with everything we needed and was clean. Management communicated very well. So glad we chose this location!

Location Location Location

Unit (403C) at the Banyan Tree was everything we hoped for. You cannot get any closer to the ocean and having a small stretch of sandy beach next door and a pool/hot tub was especially nice. The kitchen was well stocked and the beds comfortable. There is one dedicated parking spot available should you have a rental car. It’s far enough away from the hustle & bustle of the touristy shops but still within walking distance to food and markets. TIP: If you’re looking to adjust the TV volume, it’s on the side of the ROKU remote. My only complaint is the floors need a good scrubbing but otherwise the unit was clean & comfortable. Favorite Find: a good working blender to make fresh piña coladas. Beach chair, snorkel equip, floats, boogie boards, beach towels and printer are stored in guest BR. Thanks for the memories…

Breathtaking views

We were thrilled when this condo the second we walked in the door and made it to the lanai. They truly are million dollar views. The condo is beautifully furnished and we loved having the bedroom located so close to the lanai. The property itself is older, but the condo has been remodeled. We oftentimes had the pool to ourselves which was also nice. Checkin and checkout was easy. The elevator was broken one day, but I called the property manager and it was fixed the following morning. We would highly recommend this condo and plan on a return visit within the next few years.

Excellent location

The location is great, the condo has everything you need, but is need. The living room furniture is old and uncomfortable. The master bed is comfortable. All bedding and towels are old and need replacing. The unit is great, just needs some money put into it. I’d stay again, even if they didn’t spend a dime.

Great ocean views

Nice 4th floor unit in a somewhat outdated building. This unit was very quiet even though it was on a main road. . The furnishings were clean and the bed was comfortable. Beach towels were provided. Kitchen items were adequate including a slow coooker. The level of cleanliness could be upped a notch or two. Some of the light switches did not work. One stove burner was not operational. The door closed hard. There was some food object on the kitchen backsplash (spaghetti sauce?), food on light switches, tooth paste on the bathroom backsplash and the grout is extremely dirty. The balcony is very narrow and not a great fit for 2 people. Overall, a nice unit that could benefit from a DEEP cleaning. Go for the view. You will not be disappointed.

Beautiful property with an amazing view!

We really enjoyed our stay here. The King size beds were perfect, the kitchen was well stocked and the ACs made the stay really comfortable. The view from the property is soo beautiful! We could see a variety of tropical fish swimming in the water and turtles right from our lanai. The location is great, close to beaches and a lot of nice eating places. We hope to be back at this place in the future!

Location was excellent. Overall very good. One of the sliding doors is difficult to move. And even though it is advertised as having air conditioning, the A/C is poor at best; and is nearly worthless in the large bedroom.

Perfect Get-away and surf spot

We absolutely loved our stay. The place was roomy and had everything we needed. We especially loved that the Banyan Surf spot was right out side our deck. An easy walk down to surf (coral and lava rock a little tough on the feet) and easy to watch each other from the deck. Our four year old also loved exploring in the water and lava rocks. Beautiful white sand beaches were an easy drive away and all the shopping we needed was close by. Thanks for a great stay!

First time in Hawaii and wow, this was such a great place to stay. Right above a popular surf spot, was really fun to sit on the porch and watch them.
