Sedersi sul patio posteriore e godere di una splendida vista sul fiume Frio in questa bella casa di mattoni a un piano. Cucina completamente attrezzata e zona pranzo collegata ad un soggiorno aperto. Grande patio con molti posti a sedere e un barbecue all'aperto. Una camera da letto ha 2 letti queen size, 2 letti completi (letti a castello) e una doppia, con un bagno annesso. Camera da letto due ha 3 letti queen size e un letto singolo e un bagno annesso, perfetto per grandi gruppi.

Accedere al fiume tramite una scala privata, e impostare sul patio di roccia naturale lungo il bordo dell'acqua. Goditi il nuoto, la pesca, il bird watching e la fotografia lungo il fiume Frio. Ampio cortile con pozzo a ferro di cavallo. Lavatrice e asciugatrice forniti per l'uso.

Lenzuola e asciugamani sono inclusi! La cucina è completamente attrezzata con pentole, piatti e utensili.
Forniremo un pacchetto di benvenuto di 2 rotoli di carta assorbente e carta igienica. Si prega di portare qualsiasi altro prodotto di carta di cui si ha bisogno. Piatti di carta, tazze, posate in plastica ecc. Per uso esterno.

The house was ok. The front door sticks real bad and that was not communicated until I called the host. We had to get the lawn guy to help us the lock on the gate to the river. The house could use upgrades/fixes and more shade on the back patio. For the money they charge per night, it was expected for all the doors to work and the layout is NO WHERE what the online portrayed. But we did enjoy everything except the stairs to the river. I don’t think anyone could successfully endure. They are brutal. The water was beautiful and flowing and we had a blast.

we had a blast here! definitely recommend for a large family! stairs are a little scary going down to the creek behind the house but we had a great time!

Great place.

Great location and plenty of room. It was like we had 2 houses in one. The host was very responsive and the house had everything that we needed.

Great family get away

We were celebrating my son coming home on leave from the army, the house was fantastic and cozy, the patio was a great “dance floor” once the sun went down, the stairs down to the river were a bit scary but worth it! The only thing that could make this place better would be a pool! But honestly, it wasn’t missed! We had an amazing time, no one was bored, it was a perfect family retreat with a breath taking view

We had a great time! Going down and stacking rocks and looking at the stars was fun. Only thing I would say is maybe include where the breaker box is, the kitchen breaker popped and we had trouble finding it. Other than that it was a lot of fun and we loved grilling on the patio. Thanks so much!

Trip to the Frio

We had a great trip to the river. The house was exactly as presented on the website. Good shallow area for little kids and a swimming hole a little down the river. Typically, there were no tubers that came through the area until the afternoon.

Relaxing

The house was nice and had old styling which we loved. The stairs to the river were steep like mentioned in several other reviews but we were all able to get up and down them from ages 5 to 40. River was nice once down there and was perfect depth for 5 and 10 year olds and deep spots were a short walk either way as well as a 4’ waterfall up river. Three of the rooms and a bathroom on the right side of the house are recently renovated but the other rooms are nice as well. I recommend this place if you don’t mind steep stairs to the river.

Great family getaway !

the house was nice everything worked good air condition was great. It could of used a little bit more cleaning the rooms had a few dead roaches in every room. Over all the house was very comfortable but we wish we would of gotten a house with a pool because the river was extremely low and we had to go further down and pay to go to where the water was higher. we did go to the pool but everyone had to pay $7.50 per person. Mother nature calls the shots so it might be better next time. thank you for having us. !!

Good location

Having direct river access was great but the stairs are extremely steep so it’s difficult to get tubes and coolers up and down. The house was roomy and has window units in the main part of the house. For the most part they kept everything cool except the back bedroom window unit did not keep that room cool. There is no dishwasher so recommend washing everything before you use because we found many utensils were not clean. Overall, it was a good stay and the owner answers questions immediately… great communication.

Location was great. The property definitely need some upgrades and needs some attention with regards to property maintenance. please read the list below.- the door code would not lock either of the doors. We had to manually lock the front door and then hit the garage button and run out before it closed.-Light in garage out-Ceiling Fan/light in patio bedroom are doesn’t work-Lamp in back bedroom off porch doesn’t turn on (no knob)-No batteries in bunk room remote-no living room remote for the TV so TV didn’t work-Cooking utensils provided are flimsy and not strong enough to cook with. I was afraid of breaking. I am glad I had some of my own. They would not have worked. -flood light going down stairs didn’t work-light at gate out front doesn’t workSeveral of these are safety issues and others are advertisements for amenities that were not accessible or usable. I understand that it is a camping house, but it would’ve been nice to have some of these things working especially since they were advertised.Overall, we did have a good time and a good experience.

Needs A lot

*sigh*…I loathe making even a semi-negative review, but the facts are the facts; that’s showbiz, baby. The River area behind house was pretty much completely dry which is beyond the owners control I know, but it was disappointing for sure; considering we only rented this house because of the River access. We had to walk down quite a ways to find a place to swim where the water looked clean. Now for the meat and potatoes; the roach situation was…. Substantial. Throughout our 5 night stay we killed over 20 live roaches and found around 15 dead. Roaches were running out of the cabinets while we were cooking, they were flying, it was real gross. The property manager did come spray for us, but we saw more after that, My brother and sister in law were staying in the new part of the house where it seemed the roaches preferred. My son was sleeping in the bunk beds in that part and a few of them were crawling on the bed frames. I’m worried that the house wasn’t cleaned very well between renters because the trash in the sunroom bathroom had feminine products in it when we arrived. I found some shoes under our bed, which is no big deal, just made it seem like it wasn’t really cleaned. The water pressure in the old part of the house is really really poor. I couldn’t wash my hair at first, but I worked on unclogging the shower head openings and the pressure was slightly better after that. The water also went from cool to scalding hot and there is no in between. Shaving my legs was pretty much a nightmare with that water temp, IYKYK. If you have toddlers or older people with you please consider that the steps down to the river are STEEP and there are 84 of them. The first two flights were okay but the 3rd flight got more narrow. I saw the stairs in the pictures of the house prior to our stay but I did not fully grasp the gravity of the situation. I am in pretty good shape and coming back up those stairs was challenging. The back porch was nice. The bedroom in the older part of the house has 3 outside walls and a window unit and it never gets super cold so if you need it really cold to sleep; don’t claim that room. A house that sleeps 16 people really needs a dishwasher. The breaker in the kitchen would blow when we cooked. Light in kitchen went on and off randomly. WiFi worked great. Several doorknobs need to be replaced. Pocket door in sun room bathroom is really hard to close and open. Would find somewhere else for the money.

Great Location

Property was great. We enjoyed watching the deer in the morning and the it's just a few steps down to the river! Yes water levels were very low this year but there were great swimming holes just up stream.

Great stay

This was a great place to spend a week with our family. The access to the river was real convenient and made our vacation really relaxing as we didn't have to drive and find parking.

Family weekend

The house was exactly as described. The river didn’t have much water to float but the river behind the house had plenty for the kids to swim and hang out in. Nice neighborhood and easy access. River step were steep but just take your time and it’s fine. Great vacation spot

Excellent location and host. Needs a few upgrades such as dishwasher.

Very good location and short drive to Garner State park. Property backyard overlooks the river and hills hence excellent place to hangout with friends and family for morning coffee and evening grills. The house needs a few upgrades such as installing a dishwasher, fixing a few door handles. Overall great stay and host.

Gorgeous river

We enjoyed our stay at this property. Super close to Garner State Park and the Frio is right in your backyard!! The stairs down to your own private rock beach are steep, but were no trouble for our group. We appreciated the locking safety gate at the top. We loved eating dinner on the patio at night and looking at the bright stars. Plenty of room for our group of 9. Ample parking. Air conditioner units kept up just fine in the 90 degree heat. This property could benefit from some TLC like replacing lightbulbs and a deep clean. All high-use surfaces and linens were clean, but lower-use surfaces needed some attention. We found 5 cockroaches (dead and alive). I would definitely stay at this property again after these minor things were addressed. The location is incredible.
