Luxury Villa with 15m Infinity Pool & Pool House

Nestled in the hills 15min from the beach and 25m from Nice airport, this luxurious 6 / 7 bedroom Villa & Pool House offers high-end amenities for a family vacation. Fully air-conditioned space including high-end sleeping arrangements for 12 adult guests (up to max 15 including children): incl. 2.5 open kitchens, 5 1/2 bathrooms, 15m swimming pool, sauna, dedicated cinema room with 4m screen, sports room, office and triple living room w opens on a 120m2 terrace & BBQ and an expansive view on the mountains. Includes an independent studio w kitchenette and a kids playroom (with infant beds and changing tables). Weekly cleaning is included for all rentals on Thursday or Friday (except for rentals 7 days or less).

The space
250m2 of indoor/outdoor space on the 1st floor, with high quality sound-system, and another 200 to 300m2 indoor/outdoors space around the pool for leisure lounging and family get togethers.

Maximum number of guests allowed: 12 adults, or 15 people incl. children.

Roquefort les pins is a quiet village 15/20m from Antibes, Valbonne, St Paul de Vence, Gourdon, Grasse, Villeneuve Loubet and 25m from Nice and Cannes. The village includes all amenities including supermarket, pharmacies, bakeries, gas stations and restaurants.

This fully-equipped modern Villa (2019) is situated in a residential neighborhood surrounded by forest / hills - from which there are great hikes, with views on the the mountains and the Riviera coast.

Private villa with automated gate, full fencing and several outdoor security cameras. Parking on site includes parking for 5 cars, including 2 covered parking with EV charging.

Access to the villa though secure gates.

Roquefort les pins is a charming village in the hills and forest, with easy access to the main coastal highway (10m).

Fiber internet connection with a new 2024 indoor + outdoor WIFI.

We have a large Weber BBQ and provide a tank of gas with every rental. Please note: we do not guarantee that BBQ will be perfectly clean. Our cleaning team burns all residues and scrapes the grill - but simply do not guarantee that the BBQ will be perfectly clean.

The property is excellent. Plenty of space for 2 large families, nicely furnished, very comfortable beds. Kids have been enjoying the pool daily and it was heated and ready for use the day we arrived. It's 25 minutes from the airport and 20 minutes from Antibes, so location is convenient. A few minor issues that came up during the stay were resolved immediately - the host was very responsive.

Everything went well with Kristian his family - until the day they checked out and my staff quality assurance staff sent me messages about tens and tens of spots on the walls in several different rooms. They also notified us of broken glasses, a broken plate, an ice maker no longer working - all items that we did not cross charge or follow up on. Importantly, my team tried to remove the spots with the magic sponge and then the next week I reviewed the damage as soon as I was on site: I want to understand if the damage was severe and beyond normal wear tear. With spots in the parental suite, spots on multiple walls in the play from and spots in one of the bedroom, we simply cannot accept this level of degradation. We have a 0 default approach to our property: usual wear and tear is handled by our teams directly when they prepare the villa, but clear degradation and damages requires external contractors for the immediate fixing. In all cases: we (a.) document discuss the issue with the guest, (b.) review damage with our external contractors (in this case the painter) and (c.) fix damage so that our next guests receive an impeccable rental. For Kristian, we regret that he did not recognize that is group or children created involuntary damage, despite the fact that we have dated photographs of the damage. This is why we have a quality manager on site in between most of our rentals. We do understand that a large group with children can create issues - and that is why we ask our guests to respect the property and be accountable in case of larger issues. After message saying: 'you should be proud of the house you have built' and many positive interactions: Kristian refused to cover the direct cost of the damages and a few days later gave us a retaliatory negative rating. Despite the independent evidence: Kristian denied his group's / children's damage and the sought to punish us for holding him accountable. This is out of our control. We will continue to repair all damages - and ensure that the property has the highest level of quality for all our guests.

We just spent three weeks at the villa. We had a wonderful time and have nothing but good things to say about the villa and the host. The villa is gated, very spacious, clean, and well appointed. It has great views of the surrounding French countryside, which has a slight Italian feel and vibe (the area was in Italian hands for centuries, until 1860). The pool house has two bedrooms and two bathrooms, and a living room and kitchen. It is like having separate, smaller villa. And the15m infinity pool is amazing. We spent a lot of time in the pool!The host is incredibly responsive, and he usually responded to questions within minutes. He clearly loves his villa and is eager to help in any way possible. The only advice we would give to prospective renters is to consider a rental car. The villa is just minutes from town by car, but walking is difficult due to some narrow roads in the area.

Lovely villa.

Very modern and well equipped villa. Spacious! Loved the swimmingpool. It was very warm during our stay - it took 1,5 days until the aircondition was working well - it needed some time to adjust. We had rented cars which was very helpful for easy getaround.

An exceptional property

We had a fantastic stay at this villa in Roquefort-le-Pins. The location is very convenient, being close to both Nice and a short trip to Cannes. Roquefort-le-Pins is also a lovely place with great artisan bakers, a few cafes and a nice vista which is a brief run or longer walk from the villa. The villa itself is well appointed, smoothly clean and has great features such as a sauna, big screen cinema, a pool, boules area and my favourite- a large open terrace with a view of the countryside on which to eat as a family/team. Lukas the owner, was a pleasure to work with, we highly recommend this property.

The perfect holiday home

The villa is a fantastic find. Beautifully presented and in stunning countryside it is well equipped with everything you could possibly want. The five children aged between 2 and 12 were kept constantly busy in the most beautiful pool you could dream of plus the masses of toys both in the pool and in the playroom and of course the cinema room kept them so happy. We only had one day out all week because the villa and its gardens met all our needs. Lucas was a perfect host both with his help before we arrived through to his texting during the holiday to make sure were happy. Not only would I happily recommend the villa to others our family are hoping to book a week again next year. Thank you, Lucas, for sharing your beautiful home with us.

Perfect in every way

We enjoyed a brilliant relaxing family holiday here, eight adults and one young child. The villa is located in a quiet residential area, but in easy driving distance to Nice, Antibes, Cannes, Grasse, Vence etc. Everything lived up to expectations. Lucas managed things perfectly. I only have one problem now - how do we improve on this for next year's holiday? This was our first time in Provence - here's our highlights: Lucas recommends in the villa information pack a boat trip to Monaco from Nice. This is a great way to spend a day there - but allow plenty of time for the morning traffic in Nice - we nearly missed the departure. The return trip includes a mini-tour of the coastline between Monaco and Nice. Grasse and Vence are beautiful towns with lots of old-world character We enjoyed wine tasting at Vignoble Rasse - booking ahead is recommended.

What an amazing place.

You may think the photos of this property look great, but in reality, the place is far better than what the photos show and what we expected. There was absolutely nothing missing to make our stay a perfect holiday. Our party existed of us, the parents/grandparents, our three children with partners, and six grandchildren aged 12, 10, 6, 6, 3 and 3. The younger children were amazed at the amount of toys available for them to play with in the playroom and the older ones loved the cinema room. But of course, the pool was the main attraction for them all. There were many restaurants within a short distance for us to visit in the evenings, but sitting on the terrace after a barbecue was so relaxing that we didn't feel the need to go out often in the evenings. Lucas answered all our queries promptly before our trip and he immediately dealt with the few small issues that arose during our stay. This place is a must if you're looking for a family holiday for a large group, or even for a large group of friends.

Beautiful villa!

Les Maillans is a beautiful and well equipped villa in a lovely part of France. The outside and inside space of the villa is finished to a very high standard and the facilities provided are first class. The Smart Home systems was great (once we had worked it out) but the internet connectivity was a bit slow. Lucas was a fantastic host and was always on hand to answer any question. As 3 families with grown up children (15 in total) the villa offered fantastic inside and outside space. The bedrooms are well equipped and the master suite was amazing, however the lack of air conditioning in the room next to the gym wasn't great and is probably worth installing and noting on the information. It would be great to have some mirrors in all the bedrooms to help with getting ready. It was a real shame that we weren't able to really enjoy the outdoor space after 10pm at night due to being in a residential area and it's probably worth highlighting this for future guests. But overall the holiday was fantastic and the villa is lovely. Thank you Lucas!!

Indeed the residential location of the villa means that we need to keep music and noise down - this is why we focus on families and ask not to have loud parties! We appreciate that your group adapted to this. Regarding the air-conditioning in the last room - we were simply unable technically to bring it to this room but the hall AC is just 50cm from the room and works well to keep it cool (it's the trick that works). Wir hatten eine tolle Woche und das Haus war für unsere Ansprüche sehr gut geeignet. Wir waren 3 Familien und brauchten entsprechend viele Zimmer, deshalb hat die Unterkunft sehr gut gepasst. Auch alle weiteren Räume (Küche, Wohnbereich etc.) waren perfekt für uns. Der große Pool war unser zentraler Punkt und perfekt mit den Kindern.

Amazing

Nous avons passé une semaine exceptionnelle dans ce domaine exceptionnel pour feter un anniversaire important, pour organiser une chasse aux oeufs traditionnelle pour nos enfants entre 17 et 30 ans. Le confort etait au rendez-vous, la qualité de l aménagement, les finitions, la salle de cinéma incroyable, les fenêtres qui sont toutes encastrées et qui donne une impression de continuité entre la terrasse et l interieur. L exterieur super bien aménagé, une piscine bien chauffée, une pool house aussi bien équipée que la villa principale Au final je confirme que c est encore mieux que l annonce. En bref, sejour inoubliable. Nous étions 3 générations réunies et avons profité de tout . Petite précision pour notre maman de 88 ans, c etait une épreuve de monter tous les jours les escaliers mais elle aussi a été exceptionnelle. Peut être qu un ascenseur pourrait resoudre cette difficultée vu l immensité de la villa. Nous avons loué de nombreuses villa avec ascenseur minimaliste equivalent à un monte charge qui se fondait bien dans le decor...à suivre. Encore merci à Lucas Dikkers

Sehr schöne Villa

Wir haben die Villa mit der ganzen Familie gebucht. Alle fanden die Villa wunderschön, wir haben die Zeit sehr genossen. Die Bilder entsprechen der Realität. Gerne wieder. Wir danken dem Gastgeber nochmals.

Une maison spacieuse et moderne dans un environnement très calme

Un Noël en famille très agréable dans cette spacieuse maison, une grande salle et une terrasse très agréables pour se retrouver tous ensemble. Des espaces pour des moments plus calmes. Le tout donnant sur une grande piscine. Les chambres sont calmes et idéales pour endormir les plus jeunes, 2 lits bébés à barreaux sont disponibles. Très bonne communication et accueil de l'hôte.

Het huis was goed uitgerust, alles erop en eraan. Prachtig zwembad. Enige minpuntje waren de 3 zetelbedden, maar die zouden vervangen worden.

Beautiful Villa

This was a beautiful property for our large family. The bedrooms were good for adults and young children. There were a lot of toys and baby supplies—for those with small children. The common areas and outside areas were wonderful—lots of space and a very nice pool area. The pool house was very nice, also, with 2 separate bedrooms. Great location for daily trips to Nice, Cannes, and Monaco. Would definitely recommend and would stay again.
