This beautifully renovated split-level residence is designed to maximize natural light and showcase the breathtaking views of the hilly Bowral countryside.

Every room is surrounded by lush greenery, creating a tranquil atmosphere perfect for relaxation.

• King Single Bunk Bedroom: This bright and inviting room features a bunk bed with two king single beds (and additional 3rd trundle bed), making it perfect for additional adult guests, teenagers or young children. It also has direct access to a private balcony, offering a lovely outdoor space.

• Private Guest Room: A spacious and secluded retreat, this large guest room with landscaped views, features a queen bed and large built-in robe.

Step outside to the sun-drenched courtyard, covered BBQ and entertaining area blending into tranquil gardens and the Mt Gibraltar reserve – perfect for alfresco dining or unwinding with a glass of wine.

The BBQ area makes alfresco dining a breeze, allowing guests to cook up a feast while enjoying the fresh country air.

Gather around the outdoor fire pit under the starry night sky - perfect for cooking on the grill, roasting marshmallows and sharing stories.

The park-like grounds lead to scenic walking trails around Mount Gibraltar, offering a true connection to nature with abundant native birds and wildlife roaming.

🚗 Convenient Parking: Guests have access to a covered 2-car carport for sheltered parking, plus ample uncovered parking on the pebble driveway across the front of the house, ensuring a hassle-free stay. Overall, there is enough parking for all guests even those arriving in separate vehicles.

🐾 Pet Policy:

• Pets are welcome strictly on application (1-2 max).

• They are not allowed in bedrooms, upstairs, or on furniture.

• Dog beds are provided in the lounge area, though bringing your dog’s own blanket to aid their sense of belonging is advised.

- STRICTLY NO PARTIES. $5,000 PENALTY (No parties, no events, no birthday parties, no bachelor or bachelorette parties)

- Bookings less than 24 hours before the stay need to present their drivers license

- Do not have more guests than what we quoted in your reservation

- No video productions, no recordings, no media

- Self check in to the property

- Leave the Accommodation in the same condition as you find it

- Please respect our neighbours. Fines may apply for excessive noise if reported. If any neighbours report excessive noise, your vacation rental agreement could be terminated and you’ll be asked to leave our property. Should this happen, it will result in a loss of the rental amount.

- If you break, damage or lose something, please let us know so that we can replace it for the next guests

- No smoking or vaping inside the property. $500 fine applies.

- No illegal substances allowed.

- Please turn off the air conditioning units when you go outside or check out. When using Air conditioning units, to be kind to the environment, please keep the temperature set to minimum 24 degrees.

- Please turn central heating off when checking out. When using the central heating system, to be kind to the environment, please keep the temperature set to maximum 20 degrees.

- If turned on during your visit, please turn master ensuite underfloor heating off when checking out.

- Please clean up the dishes, turn on the dishwasher and take out any garbage bins to the bottom of the hill before you leave the property.

- We ask that our guests be so kind as to dispose of food in the available red-lid garbage bin. Any recyclable plastic, metal and paper products should be placed in the yellow-lid recycling bin.

- Please do not try to flush any sanitary products or baby wipes down the toilet. We have provided bins for this in both bathrooms.

- Children should at all times be supervised at our property by adults. Guests are responsible for the safety of their children at all times.

- Please remember to clean the BBQ after each use. Please also ensure the barbeque is cleaned upon departure. If the barbeque is found to be dirty, a charge of $90 will be deducted from your bond. This is not included in the standard departure cleaning fee.

- Please close all windows, balcony doors and lock the front and back doors when leaving the premises.

- No candles or naked flames of any type allowed in or on the property - Quiet hours between 11pm and 7am

- Guests should have relevant travel insurance for any broken or lost personal items

- Failure to follow any of these house rules is a breach of the terms and conditions of your reservation. - If anything in our House Rules is unclear, please contact us.

- We reserve the right to evict any guest or visitor who fails to adhere to our House Rules.

- The Properties managed by us are Owner’s homes. Items will be left for Guests to use throughout their stay (e.g. pantry goods, kids toys, sports equipment etc) with items not for use locked away at the Property. Guests are to respect the Owner’s desires and not use items that have been purposefully and obviously locked away and/or covered up and are not for Guest use.

- Please note, if a guest loses the keys it’s a $100 charge to replace them.

- Dart Board Safety Notice
Please note that children are not permitted to play darts for safety reasons. Adults using the dart board should exercise caution and be mindful of the surrounding walls. We appreciate your help in keeping our space in great condition for all guests.

Bowral 3 night stay

Had a very relaxing and luxurious 3 night stay with my 18 year old daughter and her 2 friends and our old greyhound. The house and grounds were superb. The layout is very practical - we had enough space and diversity of rooms to have private and shared time. Cozy and practical. Walk into town. Quiet location. We all loved it. Hope to come back.
