We want to notify all guests that in addition to the extensive cleaning standards we already follow, we have recently doubled down on disinfecting and sanitizing our homes so that our guests can rest assured the home they stay at for their vacation is as safe as possible. KnoxStaytion's guests can sleep easy knowing that we take safety issues seriously and that we are responding to the current challenges in a way that allows you to relax and enjoy your stay with us, your friends and family.

We absolutely love downtown Knoxville and are excited for you to experience it for the first time or help you enjoy it like you've never enjoyed it before! Our favorite restaurants in the city are located right outside our loft and can all be reached by crossing the street or taking a leisurely stroll. Knoxville's charm is on every side of you starting in the Old City and stretching to Market Square and beyond!

We provide one parking pass in a designated lot across the street from the lofts. Although, if there are more vehicles, there is free public parking on the weekends and after 6PM on weekdays. Uber and Lyft are both utilized frequently in this area. In addition, Knoxville downtown/campus areas are serviced by electric scooters if you are up for an adventure!

- Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am.

- For your convenience, we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.

- There will be a $50 charge if the pass is lost or taken.

**Please NOTE: There may be construction projects at any given moment due to the urban setting.
- You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- By booking with us you agree to download our app to gain access to the property.

- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave.

- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.

- You understand that your check-in instructions will be sent after successfully completing the guest portal.

- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!

- Please do not bring glitter, confetti, or anything like that to any of our properties.

- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.

- Note: there will be an additional $50 charge if you forget to leave the parking pass and/or keys when you checkout.

- Please respect those in the building who live on the floor. They are residents and not guests, so it's very important that we respect their homes and be considerate of any loud music or noise. Thanks for serving those around you!

- A temporary hold of $2 will be placed on your credit card as part of our verification process and will be released within 7 days.

Haven Vacation Rentals, LLC’s Vacation Rental Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by Haven, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes Haven to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither Haven nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give Haven a reasonable amount of time to respond to your report and to cooperate with Haven’s efforts to address the concern or provide a remedy.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

Older building with a contemporary flare.
This was our first time in Knoxville. In short we will be back!!! The apartment was small and organized. It is in the city so there is noise going on outside and you are close to the train tracks. That being said the place does have floor fans to use to squelch out the noise. There is a flight of stairs that you have to take to access the place. Just wanted to put that out there. The WIFI worked on my computer but we couldn't access from our phones. Not a big deal to us. The couch was okay kind of a chore to get out of if you have been sitting awhile. We took this place because it looked nice and the location was what we wanted. It excelled in location. Down the street was a Irish bar called Jig and Reel. That place had live entertainment that was amazing!!!! The local selection of restaurants was good!!! The place does have a permit for a free parking space across the street. We didn't get the pass but it was not a big deal. Free parking was just down the block under the overpass. If available you can park out front to load and unload. It is metered. All in all we would definitely recommend this place for a good time in the city!!!

Positive stay with some things you should be aware of
The actual condo itself was perfect! It was just my son and I. We were there for a baseball tournament so it met our needs. It was clean and comfortable. The pros was it was close to the downtown area. I was able to walk to the main strip and the square daily. It was well equipped with all our needs (kitchen, coffee maker, utensils, washer/dryer and space) The cons were that I had issues with getting wifi. I contacted the team from the very beginning and they were not able to get it figured out which made me have to leave a day early since I wasn’t able to do any work like I had hoped. The street is a little sketchy with graffiti on the vacant building across the street. We also heard what sounded like street racing around 2am on two of the nights. There’s also a loud train that goes through nightly so if you are a light sleeper beware. The really nice thing was that the condo equipped us with several box fans which helped drown out some of the noise. I know this seems more negative than positive but truly overall we really liked our condo. It was clean, close to the action and had a nice restaurant/bar with live music 30 seconds walking distance. It was very convenient if you wanted a night out and didn’t want to drive.
