This newly listed property sits 1 mile due west of Scottsdale Road and 3 blocks north of College Avenue. You are less than a 10 minute Uber ride from Sky Harbor International Airport, 15 minutes south of Scottsdale's Entertainment District in Old Town and a walk across the street to the highly acclaimed Papago Buttes. Every bedroom is furnished with a mounted 55 inch LED LG Smart TV offering guests complementary Live Streaming YouTubeTV. Each bed is dressed with premium cotton sheets, ultra plush pillows, modern design coverlets, with hand selected throws.

* BACKYARD & GAME ROOM *
The backyard features a completely remodeled heated pool with brand new cream colored Pebble Sheen with dark blue acrylic tile, a 2-in-1 corner edge 6 seater hot tub, two wall mounted 55 inch LED LG Smart TV's, 4 luxury pool loungers with umbrella, a 3-hole light-up putting green with glow in the dark golf balls, LED illuminating Corn Hole, a dining and lounge area that seats 8+ guests comfortably, a 3-burner Weber grill, and 50+ feet of shatterproof color changing wall perimeter Cafe Lights.

If you think that's impressive then just wait until your kids head inside to the garage. The garage / Game Room is equipped with an 18K BTU Della AC Mini Split system which will keep the garage nice and cool year-round. The Game Room features 3 standup arcades; Mortal Kombat, Pac-Man, and NBA James. There is also a professional grade light-up shuffle board table that allows guests to choose from Shuffle Board or Bowling. Complementary putters (x4), LED hole lights (x3) and color changing golf balls (x12) are also provided.

This home is all yours. All guests and vacation renters will have complete access to the rental property. All we ask is that you please keep out of the Owners Closet located in the bedroom hallway.

This vacation rental is nestled in to a quiet little pocket in north Tempe / South Scottsdale just 1 mile west of Scottsdale Road and 3 blocks north of E. McKellips Road. Be sure you make time to visit Papago Park and the gorgeous greenbelt located just west of the rental property.

Ride share from Uber or Lyft is all you will need. You will be anywhere and everywhere you want to be within just 10 - 15 minutes due to this rentals central location. You are no more than a 15 minute Uber ride directly north up Rural/Scottsdale Road into Scottsdale to some of the hottest spots such as: Scottsdale Fashion Square Mall, Camelback Mountain, Scottsdale's Entertainment District, Scottsdale Stadium (SF Giants Stadium), Old Town Scottsdale's Shopping District, Talking Stick Casino & Golf Resort, Top Golf and so much more.

* POOL HEATING FEE: The pool may be heated UPON REQUEST and PRIOR to the guests arrival in order to cover the costs to heat the pool. There will be a charge of $35 per day from October through December and $50 per day during High Season from January through April. We cannot heat the pool for individual or specific days during a guests reservation (it is an all or nothing). The pool will be heated to a comfortable 80 - 82 degrees.

* PET FEE: There will be an additional Pet Fee of $150 per pet. Pricing can be negotiated based on size, age, and training of animal. Please be advised that this fee is PER ANIMAL and that the guest is still liable, responsible and will be held accountable for any pet accidents throughout the home for the duration of their stay (i.e., Urine or poop stains, chewed up furniture, damaged property or missing personal belongings).

* REQUIRED STATE VERBIAGE: All Dwelling units, including Vacation Rentals and Short term rentals shall have a maximum family size of 6 adults (and their related dependent children).

* QUIET HOURS: The City of Tempe enforces a strict policy of quiet hours starting as early at 10 PM. Please be respectful of the neighbors by not having any large gatherings in the backyard past 12 AM (midnight). Any violation received by Tempe PD, the booking AirBnB guest will be held personally responsible for paying any fines incurred. 
 
* POOL HEATING FEE: The pool may be heated UPON REQUEST and PRIOR to the guests arrival in order to cover the costs to heat the pool. * Strip all beds of any dirty sheets, pillowcases, used linens and place them inside of the washing machine prior to vacating the premises. Please note you are not required to do any laundry. 
 
* Empty fridge of all personal items or leftover food. 
 
* Take out the trash prior to your departure. The community trash bin is located through the backyard gate along the back wall - open the gate and look to your immediate RIGHT. All RECYCLABLE ITEMS can be disposed of in the BLUE can located in the gravel to the RIGHT of the driveway.
 
* Place all dirty dishes in the dishwasher. 
 
* ABSOLUTELY NO SMOKING of any kind inside of the home (Back patio only). Please be sure to pick up your cigarette butts after yourselves. A $250 Penalty Fee can and will be enforced. 

* There is absolutely NO DECORATING allowed at the rental property. This will include but not limited too: confetti, pin tacks, tape, and streamers. In the event we find any of these items at time of checkout a $300 fine will be incurred.
 
* Be mindful and careful of other people's property. 
 
* * * Please Note: This rental property is guarded by NEST Security Cam. There are 3 cameras on property - the first is located at the front door facing the driveway, the other two are located in the backyard facing the back patio gate & pool area. These security devices will only be turned on and activated (start recording) after sensing any motion. The cameras will be used for security and liability purposes only.
 
Lastly, please respect this home as if it were your own. Have a blast and enjoy your stay.

Pre-Thanksgiving Family Getaway
We had an amazing time! Clean, well-kept, and located a short drive to a plethora of options~food, museums, hiking.. The few questions we had were answered quickly and clearly. We definitely hope to come back!

My name is Mike Ranallo and I am the Founder and Owner/Operator of Ranallo Real Estate, LLC. Here at Ranallo Real Estate we provide our clients with a hands-off and turnkey investment solution to owning their own vacation rental property. We specialize in Property Management Services that are specifically tailored towards vacation rental properties throughout the Scottsdale, Tempe and Phoenix area. We provide our clients with a variety of services such as; pool maintenance, landscaping, home cleanings, staging and home furnishing, handyman services, maintenance and repairs along with some light renovations and remodeling when necessary. Ranallo Real Estate is a 1-stop shop for all of your real estate investment needs.

Now, a little bit about me. I was born and raised in Des Moines, Iowa. I moved down to Arizona when I was 18 back in Fall of 2000 to attend Arizona State University. I am the second youngest of five boys that grew up in a strong Italian household. My family is my rock and my brothers mean everything to me. I am attached at the hip to my beautiful partner Sage Honga of 8 years and counting - and as of recently we have the most beautiful daughter who was born on June 3rd, 2020 right here in Scottsdale. Arizona is now home to me and my family and I look forward to expanding my business down here in the southwest.
