2BED GUESTHOUSE WITH PRIVATE BEACH ACCESS
Private and cozy, newly renovated 1900's home with two bedrooms with a queen size bed in each and 1.5 baths. Step out your front door to swim, sunbathe or kayak on a beautiful stretch of the Niantic river with private dock and mooring. After a full day, enjoy a quiet dinner at the patio table or glass of wine on the front porch while watching the stars come out over the water. Fully renovated kitchen, large screen TV, Board games, puzzles + Adult/Kids books. There is a desk set up in one of the bedrooms if you need to work remotely while away. A Queen size pull out couch with mattress topper is in the living room. A pack n play and highchair are available if you are traveling with small children.
The house is located in a quiet family community, where a quick walk through the neighborhood takes you to a community swimming beach, tennis courts, a playground, and a 6 hole pitch and putt golf course. We also have 4 kayaks available for use on our beach. Three Belles Marina is a short walk away, where you can rent all kinds of watercraft if you have something else in mind. This is a year-round home, so warm and cozy when the weather turns cool and cool on those hot, summer days with newly installed air conditioning. Explore beautiful, coastal Connecticut using this as your home base! It is the perfect location for couples, a family, or solo business traveler.

A 5min drive to the quaint downtown area of Niantic filled with shopping, restaurants and a boardwalk. Niantic Cinema and Children's museum are also located here.

We absolutely loved our stay here! The host was fabulous; kind, helpful, courteous. The location was great, the property was clean and amenities as stated. We were close to lots of things to do (we did a fishing charter, Mystic Seaport Museum and Sabino River cruise, Harbor Lighthouse tour, Nautilus Museum, walked the Niantic Bay Boardwalk and beach combed). Places to eat and shop were close by as well. We would gladly return for another stay and hope to sometime in the future! Thank you, Lynn!

My fiancé and I had an amazing time here. Lynn and Dave were amazing hosts. All the amenities. Very clean. Dock is right across the yard. We enjoyed going out for the evenings and staying in. Very quiet and peaceful. We always enjoy trying new places to stay when we travel but we would repeat stay here over and over.

We enjoyed out stay at Lynn's house. Lynn and her husband are attentive hosts who also give you space. Checking in by just coming in to an unlocked house and the key waiting for you on a mantel brought the memory of the good old times. The property is in a quiet area, with the river and some fabulous old trees. The house is clean and equipped with everything that we needed for our weekend stay.

Lynn’s guest house is a very quaint and cozy space. Well kept, clean, functional. Everything one would want with a great location. Lynn is an exceptional owner and very responsive. Great option in the Niantic area.

We loved staying at this adorable cottage that fully fit all 5 of us (adults). The place has everything you need! Even honey for my daughter's tea! The beds were great and the washer and dryer were a plus! A beautiful quiet setting was convenient for our adventures in Waterford and New London. And the hosts were so wonderful and helpful. We loved Poppy too. Thanks again, Lynn!! We will be back.

The property is awesome , everything you need is available, clean and neat every room is equipped thinking on the guest needed , if you want to rest and recharge this is the place for you ,if you are a clean person this is perfect , the house is spotless.We spent thanksgiving there and have the best memories and nice pictures too.

Excellent stay
Comfortable cozy vacation home with beautiful views, convenient location to beaches, and an owner who went out of her way to make us feel welcome. Look forward to visiting again!

The place is lovely, comfortable, and immaculately clean. It has a wonderful history as well. The host was delightful, and always available if needed. Good conversation, beautiful views, and a great central location to take day trips around the area from. We could not have found a better place.

The kitchen is convenient and had everything we needed for a “girls’” weekend. Rooms were spotlessly clean and we had abundant towels, bath soaps and sundries. Beautiful view from the front porch.

The property was exactly as described, clean and well appointed with many amenities available. We took advantage of the beach access to enjoy a beautiful day. Lynn is a wonderful resource and helped make our stay perfect.

Love love love this cottage
We were so comfortable and pleased with the cottage. We slept comfortably and enjoyed our stay so much. The accommodations and hospitality were above and beyond our expectations. We hope to visit again soon!

Perfect Stay
The host, location, and house were great! It's actually located right on the cove with access to the water just steps away. Don't forget to visit the Book Barn in Niantic at its three locations.
