Amazing views from every room, wood-burning fireplace, fully-equipped kitchen, dining and living areas. Located near 3 outfitters for horseback riding, fly fishing, dog sledding, backcountry skiing, hunting, and more. Enjoy comfortable beds, luxurious linens, Smart TVs!

The ultimate Yellowstone escape! Breathtaking views of the gorgeous Montana mountainside from nearly every room, the constant sound of Bear Creek running just below, and located only 6 miles to the North entrance of Yellowstone National Park (the ONLY year-round entrance) where you will have access to dramatic canyons, wildlife viewing, lush forests, alpine rivers, hot springs, and gushing geysers; including its most famous, Old Faithful.

The cabin is surrounded by untouched land all around and the sounds of Bear Creek instantly make you feel connected with the beautiful nature of Montana! Guests often see wildlife every day such as a beautiful mule deer, foxes, and elk with some reports of a mink along with a herd of horses across the hillside. Bear sightings have occurred nearby as well! Located between 3 area outfitters, you can easily enjoy horseback riding, fly-fishing, backcountry hunting, backcountry skiing, dog sledding, snow coach tours, horse-drawn sleigh rides, snowshoeing, ice climbing, river rafting, and so much more! One of the outfitters (Specimen Creek Outfitters) is within walking distance where you can enjoy private horseback rides through the golden aspen trees, alongside babbling creeks, and up the mountain!

**Attention! In order to experience these breathtaking mountain vistas, please note that the road leading to the cabin is consistently uphill. While 4-wheel drive is not obligatory at all times, we strongly recommend using 4-wheel drive throughout the year. However, it is imperative to have 4-wheel drive during the winter months..**

House Details:
We have your comfort in mind and provide plush linens, comfy beds, Smart TVs, hairdryers, shampoo/conditioner, and a decent amount of essential supplies to get you started! We have completely outfitted the home with vacationers in mind. You will have everything you need for the perfect getaway. Enjoy two outdoor decks with beautiful mountain views or cozy up on the sofa with hot cocoa next to the beautiful wood-burning fireplace. You can easily enter the main level (upper floor) from the parking area with the ramp to avoid stairs. The kitchen is very well-equipped with items like a KitchenAid stand mixer, Keurig, coffee maker, crockpot, blender, baking dishes, and more! Adjacent to the kitchen is a dining area with seating for six.

Don't feel like cooking in? No worries! Just drive approx. 12 minutes to the charming town of Gardiner for some good food and drinks! Gardiner has something for everyone year-round. Once in Gardiner, here are distances to popular attractions within the park:

A Stay Above The Rest, LLC
SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.

Property. The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]

Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.

***Identification must be presented for Guest**

Maximum Occupancy: Maximum number of guests is listed on each property listing site.

Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.

Term of the Lease. The lease begins at 4:00 p.m. on (the “Check-in Date”) and ends at 11:00 a.m. on (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.

Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.

Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.

Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.

Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.


Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.

*Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:

100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
If Guest cancels on or after 30 days prior to Check-in Date, no rental fees (including the administrative fee) will be refunded

*When booked through Marriott HVMB, these cancellation policies do not apply. Please refer to Marriott HVMB for the cancellation policy that applies.

RELEASE, DEFEND, INDEMNIFY AND HOLD HARMLESS:

ALL GUESTS AS DEFINED IN PARAGRAPH 1 ABOVE AGREE TO RELEASE, DEFEND, INDEMNIFY AND HOLD THE RELEASED PARTIES, BOTH OWNERS AND PROPERTY MANAGERS OR AGENTS, HOLDIGN THEM HARMLESS FROM LIABILITY OR CLAIMS, DEMANDS, DAMAGES AND COSTS FOR OR ARISING OUT OF:

ANY DAMAGE, INJURY, DISEASE, SICKNESS OR DEATH TO GUESTS OR INVITEES, RELATED TO THE USE OR OCCUPATION OF THE DWELLING PLACES, GROUNDS, SWIMMING POOL OR OTHER FACILITIES; OR
ANY DAMAGE OR LOSS TO PERSONAL PROPERTY CAUSED BY OR RELATED TO THE USE OR OCCUPATION OF THE DWELLING PLACES, GROUNDS, SWIMMING POOL OR OTHER FACILITIES.

ALL GUESTS AS DEFINED IN PARAGRAPH 1 ABOVE UNDERSTAND, ACKNOWLEDGE AND STIPULATE THAT THIS AGREEMENT INCLUDES ANY SUCH CLAIMS, DEMANDS, DAMAGES AND COSTS ARISING OUT OF NEGLIGENCE ON THE PART OF THE RELEASED PARTIES.

11: NO REFUNDS FOR INABILITY TO ACCESS OR USE RENTAL PROPERTY

IN THE EVENT EVENTS BEYOND THE CONTROL OF THE LANDLORD INCLUDING BUT NOT LIMITED WEATHER SUCH AS HURRICANE, BLIZZARD, SNOWFALL OR FREEZING RAINS, EXCESSIVE RAINFALL, FLOODING OR DAMAGE OCCASIONED THEREBY MAKING EITHER ACCESS TO OR OCCUPATION BY GUEST IMPOSSIBLE OR UNDESIRABLE, NO REFUNDS WILL BE MADE. GUESTS ARE ENCOURAGES TO SEEK TRAVELERS INSURANCE OR OTHER SECURITY.
12. Property Damage Protection: Terms and Conditions

Responsibility for Accommodation:

- As a Guest, you acknowledge and agree that you are responsible for maintaining the Accommodation in the condition it was in upon your arrival. You are liable for your own actions and those of any individuals you invite to or grant access to the Accommodation.

Property Damage Protection Coverage:

- You understand that any damage protection coverage, provided to you does not extend to wanton, malicious, or willful acts, and may not cover gross negligence.

Excellent North Yellowstone Mountain Escape
We came as a group of four and absolutely loved it. This property offered beautiful views of the mountains and access to the fun town of Gardiner.

Our family loved staying here. It was cool to be out in the mountains with no one around. The house was in great condition and clean and felt wonderful to stay in. Like others have said, it was a little scary driving up to the place. We were a little worried later when it rained and lightly snowed, but everything was fine with 4x4 drive.

Yellowstone Adventure
We had an awesome time at "A Stay Above the Rest"! The house was just as described and had plenty of space for our group of 7 adults. We loved the mountain views and being close to town and Yellowstone entrance. The hosts were super helpful and responsive throughout our stay. Can't wait to stay here again on our next Yellowstone trip!

Beautiful views - great hospitality!
This property feels like home! The view from the porch is unbeatable especially with a cup of coffee in hand! The home was so well stocked we lacked nothing and cooked a fantastic meal for 6 using the grill. Coffee pods, creamer sugar, spices, all the kitchen gear you could need. If we ever come back to Gardiner we would gladly stay again! Thanks for sharing your home with us.
