Welcome to Edgewater Villa #2301, a two-bedroom, two-bathroom ground-floor villa in Panama City Beach, Florida. This comfortable retreat sleeps up to six guests and features a private patio, inviting living spaces, and convenient access to everything the resort has to offer. With plenty of room for families or groups of friends, this villa is a relaxing home base for your next beach getaway.

The fully equipped kitchen has everything you need to prepare a quick beach snack or cook a full meal during your stay. If you've spent the day fishing, you can prepare your fresh catch and enjoy it at the dining table or take your meal outside to the private patio for an al fresco dinner. A washer and dryer are also provided for your convenience.

The primary bedroom offers a comfortable place to unwind, with private access to the patio and an ensuite bathroom featuring a tiled walk-in shower. The second bedroom provides additional sleeping space and shares a full bathroom with a tub and shower combination. Our stay was just wonderful! The villa was spacious, close the beach walkover and conveniently locate close to restaurants and grocery stores. We hope to return soon!

Overall everything was good. The second bedroom has lack of air conditioning. The kids were very warm as ac does not reach. Opened a ticket and was only offered a box fan. The WiFi did not work the entire time. Opened two tickets and the only resolution was for us to reboot and look for a new password. Could not get it to work so we did without. We also had to ask for the bracelets as there was none in the room as advised. The host and communications were good. The unit was over clean. Shops were close by but the beach is a little bit of a walk. If your carrying chairs, bags and umbrella recommend using golf cart service to get to beach. Also remember to tip the driver. The drinks are very expensive but can’t say about the food as we did no eat on premises.

Nice stay for the 3 nights we were there

The only complaint is that maintenance needs to inspect the ac flow for the back bedroom with double beds. That room temp didn’t match the rest of the condo. Hard to keep cool back there. Everything else was great.

3 Nights Nice, Next Time a Week

Comfortable; The Villa.neighborhoods with Gates, Tram drivers, and permanent residents promote a safe and friendly environment My only disappointment wasv it was advertised as on the beachfront, but was really across rhe street. It was ecplained to me when I was able to speak to a rep after my booking, that itvisvall apart of the Edgewater Resort whichvdoes touch the beach. However, all poolside and beachfront staff were great, and we had full accessvto the beach and pool offerings. Feels safe to have kids and teens there. Plenty of people and staff polite and helpful]

Beach trip

The condo was amazing and we enjoyed the trip immensely. Very clean and well stocked. However, when we arrived, we were initially unhappy because we expected to be ON the beach. We looked at 20 other places and chose this one for that reason. The pictures definitely give the appearance that you are right on the water or right next to a bridge that takes you to it.... That is not the case. You have to walk across a large parking lot and then over a long bridge. When it's hot, its no fun; I also have a knee injury so we were willing to pay more to be close to shore. There are golf carts that can take you back and forth if you don't mind waiting but that can also take a while as everyone has the same idea. We would probably stay here again bc we did really like the condo itself BUT I think that the description should be more clear that this is not on the beach so people can make that decision themselves.

Wonderful stay

We had a wonderful stay. The check-in and check-out process was seem less. The property was clean and just as described and pictured. I would definitely recommend and stay again.
