Check out this great new property lovingly referred to as "The Waco Bear Den." This unique property is ideal for large groups, it's kid-friendly for family gatherings, and spacious enough for executive stays, or retreats. With several different work spaces, this property offers a great setup for business travelers who want their privacy along with plenty of space to spread out. Like Goldilocks, all guests will find things that are "just right" for their needs.
This property is thoughtfully furnished to accommodate a wide range of needs. With a BONUS mother-in-law suite, this property uniquely offers a BONUS main-level living room -- both equipped with SmartTVs, BONUS dining room space, BONUS full kitchen in addition to the newly remodeled main kitchen, a main-level bedroom suite with a queen-sized bed PLUS an additional pullout queen sofa-sleeper, and TWO full main-floor bathrooms. The mother-in-law suite has its own private entrance and is conjoined to the other side of the home uniquely (or oddly ;-) through one of the main-level bathrooms. The main level is wheel-chair accessible with access to a step-in shower, however the entrance to the bathroom off of the main-level bedroom has a narrow doorway.
In addition, the laundry room is conveniently located on the main level of this home.

The mother-in-law suite is connected to the main property but could be closed off, if preferred.
MAIN LEVEL LAUNDRY ROOM: upgraded front-loading washer/dryer, merged into a bathroom with shower / mudroom / complete with backyard egress uniquely (or again, oddly LOL) all wrapped into one efficient space!

"Sister Bear Bedroom (BR#3)" - KING bed, upgraded foam mattress, bedroom located at the top of the stairs on the left, equipped with a walk-in closet and an attached full bathroom. This room also allows space for a twin air mattress or kids' cots if needed.
"Brother Bear Bedroom (BR#4)" - KING bed, upgraded foam mattress, situated at the top of the stairs, equipped with a wardrobe (no closet), shelving with basket organizers, and seating NOTE: no attached bathroom
"Baby Bear Bedroom (BR#5)" - QUEEN bed, upgraded foam mattress, closet, dresser drawers, NOTE: no attached bathroom.

OUTDOORS
The front and back yards are fully fenced and pet friendly (see notes below regarding pets). A corn hole game is available on-site as well as a basketball hoop in the front driveway. A propane grill is available outside in the backyard next to the hot tub. Jacuzzi Hot tub -- great for cooler months! Or sit out front in the rockers, enjoying the magnolia trees and birds chirping happily.
FAMILY FRIENDLY! In total, this home comfortably sleeps 10 in beds (3 King/2Queen), plus an additional 2 more guests on the queen sleeper sofa, AND lots of options for little cubs on cots and air mattresses! Additional guests can utilize a TWIN air mattress, 2 kids' cots, and a port-a-crib that are all available for FREE on-site (stored in the primary bedroom closet). A high chair and baby gate are also available on-site. NOTE: Additional fees are applied to groups exceeding 10 guests to cover additional costs for set up, usage and additional cleaning required.
LOCATION
This property is less than two miles from Magnolia Market at the Silos, Baylor University, downtown Waco, minutes from Lake Waco, Dr. Pepper Museum and many other area attractions. 13 minutes from the Waco airport and approximately 1.5 hr commute to DFW and LOVE airports -- an affordable bus trip away. Loads of dining options are close by -- ask host for their trip guide of suggestions.

GUEST ACCESS
Guests will have ample parking spaces, including RV parking, and two parking spaces available inside the attached garage. From this property, Guests have easy access to streets near downtown Waco, public transportation or quickly connect to other parts of town to avoid construction traffic that is so prevalent in parts of Waco. Ramps are available for both entrances to accommodate wheel-chair access.
PETS
All animal companions must have prior approval and additional fees will always apply in order to cover additional preparation, cleaning, and maintenance incurred with guest-pups. Pup approval is required for ALL animal companions and a minimum $200 pet fee will be invoiced after approval.
OTHER THINGS TO NOTE
This home has upgraded WiFi speed (400 mbps) and a "mesh system" to enable consistent coverage throughout the property. Cellular coverage, however, can vary depending on the carrier unless guests jump on the WiFi for better coverage. When this historic home was built, they built it with solid cedar plank walls which can affect cellular coverage in parts of this home.
This property is also monitored by a Ring doorbell that records from the front two entrances of the home for owner and guest protection.
This property is ideal for extended stays with oodles of storage options throughout, several different work spaces, an attached garage and a hot tub for relaxing after a busy day. Extended-stay discount pricing is available!

When anyone in their group asked how far it was to their next destination, they accurately noted that every answer was "less than five minutes" until it became a family joke!
This property is located a block from Calvary Baptist Church and within one mile of several other churches including Antioch Church. It is also near a hospital, a block from a public playground, and across the street from a small park and large, grassy field with mature trees.
This property backs to 18th St for easy east-to-west access in Waco -- avoiding construction delays that are so prevalent in Waco. However, that means guests will experience some street noise and occasional emergency vehicles may be perceived due to the proximity to a hospital. These are easily mitigated with several different options available inside this property.
The original section of this historic home is over 90 years old and the neighborhood went up around these older homes. Some of the homes in the area have been updated, restored or redone — thanks in part to Chip and Joanna Gaines/Fixer Upper! Other homes have not -- some in need of repair. Currently, one home next door is boarded up as it is under a major construction updo. Anyone unfamiliar with the Waco area would want to be aware that they will find this to be a very eclectic community with a wide range of properties and demographics. That's also part of the Bear Den's unique charm as a historic hideaway!
