Stay in one of Park City's most unique homes—artfully designed with bold flair, golf course & mountain views, a private hot tub, heated 2 car garage, great patio for lounging in the sun and watching golfers and walking distance to Main Street. Updated kitchen, cozy lounge, 5 flexible sleeping areas, and custom touches throughout. Long-term luxury with serious personality.
House Rules:
🕓 CHECK-IN / CHECK-OUT
Check-in: 4:00 PM | Check-out: 10:00 AM (Mountain Time)
Early check-in or late check-out must be requested at least 48 hours in advance and approved in writing. Additional fees apply and are billed in 30-minute increments at $50 per hour.
👤 RESERVATION HOLDER
The primary guest must be 21 years or older, present during the stay, and accept responsibility for all guests and actions on the property. A valid government-issued ID may be requested at any time before or during the stay.
🔇 NOISE & OCCUPANCY
Quiet hours: 10:00 PM – 7:00 AM (Strictly Enforced) per Summit County law and local HOA rules. No parties, events, or gatherings of any kind. Maximum occupancy is limited to the number listed in your reservation unless otherwise approved in writing, If the number of guests exceeds the reservation count without written approval, a fee of $85 per unauthorized guest per night may be charged to the primary reservation holder, and APRÈS may cancel your reservation with no qualifying refund.
🚭 SMOKING / VAPING
Absolutely no smoking, vaping, or cannabis use inside or on property grounds.
A minimum $500 fine applies for any odor, evidence, or damage caused by smoking.
🚫 PARKING & VEHICLES
Street parking is PROHIBITED, unless otherwise noted. All vehicles must be parked in the garage, driveway, or assigned spaces. Guests are responsible for any towing, HOA fines, or violations related to improper parking. Many neighborhoods are actively monitored by the HOA and private security.
🐾 PETS & SERVICE ANIMALS
Pets are only allowed at designated pet-friendly properties and must be approved prior to arrival.
Undisclosed pets will incur a $500 violation fee.
Service animals MUST be disclosed to host, PRIOR to arrival per ADA requirements; no additional fees apply to qualified service animals.
🛋️ HOME CARE & FURNITURE
Do not move indoor furniture. Damage or repositioning will result in a re-staging or repair fee.
Outdoor furniture may be repositioned but must be returned to original placement before check-out.
Do not hang towels or clothing on railings, decks, or furniture. Use hooks or designated drying racks if available.
🌡️ HVAC & ENERGY USE (There is NO Central AC at the unit)
Do not leave windows or doors open while using the heat or air conditioning (if amenity is applicable).
Adjust thermostats no more than 2–3 degrees at a time. Failure to follow this may cause system damage and result in service/repair charges if negligence is determined.
🚽 TOILET USE & PLUMBING
Only flush toilet paper. Do not flush wipes, feminine products, paper towels, or any other materials.
Guests will be charged for plumbing services caused by misuse or clogging.
🧺 DAMAGE TO LINENS / TOWELS
Guests will be charged for any damaged or stained items that cannot be restored:
- Duvet Insert: $85
- Duvet cover: $45
- Sheet (fitted, flat, etc): $35
- Pillow: $30
- Pillowcase (pair): $20
- Bath Towel: $20
- Hand Towel/Face Towel: $15
- Washcloth/Hand Towel: $10
- Bath floor-mat: $10
Common issues include: makeup stains, tanning products, pet hair, blood, or bleach damage.
🧼 CLEANING & HOUSEKEEPING
The home will be professionally cleaned before arrival. If anything is not up to standard, please contact us within the first 24 hours of arrival If we are not notified within the first 24 hours, we will assume the home was received in acceptable condition. Additional cleaning during your stay may be available for an added fee, or mid-stay cleans based on availability with 48-hour advance notice. Excessive mess left at check-out may result in additional cleaning charges.
♨️ HOT TUB / SPA USE (if applicable)
No food, glass, or oils/lotions allowed in hot tubs.
Children under 12 must be supervised.
Misuse that requires draining, cleaning, filter replacement, or repair will result in a $450 fee (with documentation).
Use of hot tubs is at your own risk. Guests waive host liability by choosing to use these amenities.
🔐 SECURITY CAMERAS & SAFETY
Exterior security cameras may be present at entrances, driveways, or garages.
Cameras are for guest safety, occupancy enforcement, and property protection.
There are no cameras inside the home.
🗑️ TRASH & DISPOSAL
All trash must be bagged and placed in designated outdoor bins.
Bags left outside or on the ground (not in bins) may result in a $85 disposal fee.
If bins are full, please notify us during your stay.
📦 MAIL / DELIVERIES
Mailbox access is not available. We do not hold mailbox keys, and we cannot retrieve or forward mail.
⚖️ LIABILITY & DAMAGE REPORTING POLICY
Guests may be charged for any damage, violation, or misuse beyond normal wear and tear. Guests are required to report any existing damage or concerns within the first 24 hours of arrival. Failure to do so will imply that the property was received in satisfactory condition, and any unreported issues may be assumed to have occurred during the stay. Guests must report all accidental damage prior to check-out. Unreported damage found after departure may be billed to the primary reservation holder. Management reserves the right to enter the property during emergencies or to resolve urgent issues. Violation of any house rule may result in early termination of the stay without refund.
📜 LOCAL ORDINANCE & HOA COMPLIANCE
Guests are required to comply with all local ordinances, HOA rules, and community guidelines in addition to these house rules. Violations may result in fines, removal from the property, or legal action.
📽️ COMMERCIAL USE & LIABILITY WAIVER
The home may not be used for commercial activities, retreats, photo shoots, or events without prior written approval. Guests agree to hold APRÈS Vacation Homes and the property owner harmless from any claims or liability related to injury, loss, or damages during their stay.
❄️ WINTER SAFETY NOTICE
During winter months, guests are advised to use caution on icy walkways, decks, and driveways. Snow and ice may accumulate quickly. APRÈS provides snow removal as needed, but guests assume all risk related to slips and falls due to changing weather conditions. Snow removal will happen once per day, the host is not responsible for excessive snow inconvenience.
🧳 LOST & FOUND
APRÈS Vacation Homes is not responsible for personal items left behind. We will make reasonable efforts to return found items, but shipping costs are the guest's responsibility via a pre-paid label and $45 admin fee.
💻 WIFI & TECHNOLOGY
Internet and smart features (WiFi, smart TVs, streaming services, etc.) are provided as a courtesy and may occasionally experience outages. No refunds will be issued for disruptions caused by local service providers or power issues beyond our control.
