Centrally located to the University at Buffalo and Buffalo State Colleges, and all area hospitals.
Stylish convenience! Brand new furnishings and kitchen items await you in this modern, yet cozy, entire 2 bedroom, 1 bathroom lower apartment unit. Private front door entrance with keypad code. Be your own barista with a cup of your favorite beverage from the Nespresso and Keurig coffee/tea machines. 55" Roku smart tv with access to all of your favorite streaming apps available. Convenient walk to area restaurants and shops. Located 10-15 minutes from the city of Buffalo. Beautiful natural lighting cascades through dining and living room windows. Blinds throughout home for privacy, with curtains in both bedrooms to ensure a restful night's sleep. Work from home easily while enjoying cozy luxury.

Bathroom: Custom tile shower and outer floor. Bath tub/shower combo. Personal care items to include soap, body wash, shampoo, and conditioner provided. Hair dryer.
Laundry: ***Washer/dryer located in basement. Must be able to navigate basement stairs***
Entire lower apartment unit for guest use. Private front door entrance with keypad code. No access to upper stairs or upper unit permitted. Guests are welcome to use of washer and dryer that is specifically designed for guests located in basement. Guests may use shared, fenced-in backyard. Use of existing grill not permitted.
Parking:
There is one parking space reserved for guests in the driveway. Communication with upstairs tenants will ensure efficiency for long-term parking arrangements in driveway. Street parking from December 1st - April 1st is banned from 2 a.m. to 6 a.m. Street parking available from April 2nd - November 30 without issue. Additional parking available across the street from the unit.
