You’ll always have the entire villa to yourself (13,000 SQFT), but the number of units opened depends on your reservation size. Welcome to Cayo Casa Grande, a 13,000 square foot luxury modular villa designed for both small groups and large gatherings. Just 5 minutes from San Ignacio, you’ll enjoy the perfect balance of nature, comfort, and convenience.
This spacious villa can be tailored to your group size, with 1–5 bedrooms available. We open the spaces based on the number of guests in your reservation and price accordingly. Every room features super-comfortable beds that can be arranged as either king-size or twin beds, making it ideal for families, friends, or retreats.
Our sister property is located just above Cayo Casa Grande on the hillside and offers six additional 1-bedroom units. If you’re traveling with a larger group and need extra space, please contact us for more information about booking both properties together.

• Unit 3 (Bottom Level, opens for larger groups): Full unit with kitchen + 2 bedrooms, 2 baths

This section shows which units are opened for a reservation based on the number of guests listed on the booking:
Every bedroom features a king size bed that can be split to two twin beds.
• 2 guests: Unit 1 - 1 bedroom + private bath.
• 3–4 guests: Unit 2 - 2 bedrooms, 2 baths.
• 5–6 guests: Units 1 + 2 - 3 bedrooms, 3 baths.
• 7–8 guests: Units 1 + 2 + Bottom unit opened with 1 bedroom .
• 9–10 guests: Full villa — Units 1 + 2 + Bottom unit (bottom opens with 2 bedrooms)

⚠️ Please note: The villa opens by unit according to the number of guests on your reservation. If a group of 5 guests wishes to use all 5 bedrooms, the price will be adjusted to the 10-guest rate.

No matter your group size, you’ll enjoy full privacy — the villa is never shared. Rooms not included in your booking will remain locked.

Edgar, our full-time caretaker, is on-site daily to maintain the grounds, handle garbage disposal, and keep the outdoor areas clean and inviting. He’s discreet and will never be in your way, but if you prefer complete privacy during your stay, just let us know.

The villa is located just a 5-minute drive from downtown San Ignacio. While having a vehicle is recommended for convenience, it’s not necessary — we’re happy to help arrange taxis or shuttles anytime. Several great restaurants and large supermarkets are also just a short 5-minute drive from the house. Yet, the villa sits right on the way to the famous Mountain Pine Ridge and the charming village of San Antonio, offering easy access to some of the region’s most beautiful natural attractions.

House Rules – Safety Notes

Gym use: Children must always be supervised when using the gym.

Game tables: The game tables in the villa have removable glass tops. If you’d like to use the tables for playing, please carefully remove the glass first — it’s heavier than it looks. This helps prevent any damage or accidents.

Pool safety: The pool area is not fenced, so children must be supervised at all times.
