Gorgeous Renovated Lakefront home with plenty of room for everyone. This home can accommodate up to 12 guests with 5 bedrooms, 3 baths and a GAME ROOM. This home is equipped with central heat/AC, generator, Wi-Fi, TV’s and a washer/dryer.
The Camp features:
- 5 Bedrooms. Sleeps 12 comfortably.
- 3 bathrooms
- Your own private boat dock/slip
- 70 inch TV
- Large custom dining table with seating for 8
- Parking for up to 3 cars. Cars cannot park on Mallard. No boats/trailers/RV are allowed to park at the home.
- Outdoor grill overlooking the lake
This home is stocked with fresh sheets, towels, pillowcases, shampoo, bodywash, conditioner, coffee, and a few more initial supplies!
Bedding/Bath Configuration is as follows:
Level 1 - Master- One King Bed w/ en suite Bathroom #1 with stand in shower (Sleeps 2)
Main Level 1- Bedroom #2- One Queen Bed (Sleeps 2)
Main Level 1- Bedroom#3- One Bunk Bed (twin over a full) and a Queen fold up couch (Sleeps 4)
Main Level 1- has a Bathroom
**Bunkbeds- Please note that due to California Worker's Compensation restrictions, housekeeping will not be able to make the top bunk prior to arrival. Fresh sheets, bedding, and pillows are absolutely provided for it though!
Lower Level- Bedroom #4- Queen Bed (Sleeps 2)
Lower Level- Bedroom #5- Queen Bed (Sleeps 2)
Lower Level- has a Bathroom
Please also note that Bass Lake water levels vary depending on the season. During the late fall/winter months, water levels are typically lower and may not reach the boat dock, therefore it may be unusable in these months.
Rental Agreement- Immediately after booking, the rental agreement displayed at checkout will be sent to you via text and email for E-signing. Kindly E-sign this within 48 hours to finalize your reservation. You will also need to upload a photo of the ID associated with the credit card on file. This is solely for fraud protection purposes.
Welcome Guide - One week prior to arrival, we will text you a link to an online welcome guide. It will have your special door code, address, items provided, and much more!
Kitchen- The kitchen is stocked with pots, pans, cookware, cups, silverware, and more! Our housekeeping team leaves out salt, pepper, and a can of cooking spray. Friends, family, and other guests sometimes leave spices, aluminum foil or Ziploc bags at the home. You are most welcome to use any of these items, but if something is particularly crucial to the success of your meals, we do recommend bringing it along with you.
Fireplace- Kindly note that any type of wood burning is typically unavailable in the summer and fall months, due to heightened fire risk in the area. We provide a Propane BBQ. Since the property has an adequate heating system, firewood is not provided. You are most welcome to bring any for your own ambiance if you wish, or you may use any that might be at the property left by friends, family, or other guests.
Pet Friendly- This home is NOT pet friendly.
Parking- There is enough parking for 3 cars at this property. We appreciate you not exceeding the maximum parking limit as cars that hang over may be towed for blocking the road. Many of the local roads are privately owned and privately maintained. Please be mindful to obey speed laws and drive slowly in residential neighborhoods!
Occupancy- Maximum occupancy of 12 guests regardless of age. Infants are included in the total. This is strictly enforced. No having events/weddings/large dinner gatherings/guests over just to visit. Guests that Exceed Occupancy limits will be asked to leave without a refund due to Fire Marshall violations.
Security Cameras- There are external only cameras on the premises that face certain entrance points of the home.
Chains- California Highway Patrol and the National Parks Service may require chains in wintery/snowy/icy conditions. Please ensure you are bringing a vehicle and necessary equipment capable of navigating in these conditions.
No Smoking- The Smoke Remediation Fee will be a minimum of $500 for smoking in the house and could be higher depending on the extent of the damage.
Insurance- Travel Insurance is provided as an option during the checkout process. Please note that as hosts, we cannot protect your trip from flight delays, illnesses, weather, job loss, or other circumstances that may prevent you from making your trip. We truly wish we could! We STRONGLY suggest purchasing some type of Travel Insurance so that you may protect your vacation investment from unforeseen circumstances that may prevent you from making your trip. It's a nominal cost that can absolutely pay off!
Nature-Please note that this property is nestled in the Sierra Nevada Mountain Range, a beautiful escape into nature. However, being in such a pristine, natural environment means we occasionally encounter some of nature's residents, such as ants, spiders, insects, mice and cobwebs. While we take every precaution (including regularly scheduled pest control) to minimize these occurrences, they are a natural part of the mountain experience. Please do inform us if you experience any of these during your stay, so that we have the chance to address them to give you a more comfortable experience.
Maintenance and Damage- Every effort has been made to ensure that all facilities are in good repair and everything is in working order. However, there may be an occasion when an amenity is unavailable, is out of order, or breaks down during occupancy. I will do my best to make repairs or replacements, but if neither is reasonably possible due to time or availability of parts or service, I cannot guarantee these items and I will not make refunds based on malfunctions or circumstances beyond our control.
Entry, Inspection and Eviction- The owner or her representative will have the right to enter the premises (a) in case of an emergency, (b) to make necessary or agreed repairs, alterations, improvements, supply necessary or agreed services, show the premises to prospective or actual tenants, workers or contractors, (c) when renter has abandoned or left the premises or (d) when eviction is necessary due to breach of this contract. In the case of (b), entry may only be made during normal business hours and with prior notice to the renter. In the case of (d), ALL tenants and guests of tenants must vacate the rental property within 60 minutes of the agent’s arrival to notify of eviction. If tenant or guests are present when agent arrives, up to 60 minutes will be allotted to immediately remove all personal property and exit the rental property. If tenants or guests are not present or personal property is not removed within 60 minutes, the agent will photograph, inventory, and store said property. Charges in excess of the eviction fee may apply if items are required to be removed by the owner. The primary tenant must claim any stored personal property within 30 days. If not claimed, the personal property will be sold or donated
Indemnification- Owner is not responsible for any accidents, injuries or illness that occur while on the premises or its facilities unless such damage is the legal result of negligence or willful misconduct by the owner. Owner is not responsible for the loss of personal belongings or valuables of the renter or their guests. By accepting this reservation, it is agreed that all renters/guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Renter shall indemnify and hold harmless the property owner from all damages, injuries, claims, costs and expenses related to acts, events or omissions occurring in, on or about the property, or arising out of or in any way related to renter’s use or occupancy of the property, renter’s breach of any term of this agreement, or any work, activity or thing done, permitted or suffered by renter in, on or about the property.
Neighbors- Please do not trespass on the neighboring properties. We appreciate you respecting the local neighborhood!
Internet- Peer-to-peer (for example bit torrent) and downloads of copyrighted and illegal material are strictly forbidden by United States law and our internet provider actively monitor these activities. Guests are fully responsible for any illegal uploading or downloading of content and for other illegal activities. By agreeing to the House Rules, you agree to not perform any illegal activities using the home`s internet connection. Any copyright infringement by guest is subject to release of guest's information to copyright holder.
Simple Checkout Instructions-
1. Check out time is 10:00am- Late departures are subject to a $60 fee/hour from the cleaning crew. Check in is 3:00pm.
2. Please do not do any laundry of bedding or towels.
3. If you have time to start the dishwasher that would be lovely.
4. Kindly throw your garbage in the garbage BEAR PROOF CANS, located out by the entrance to the parking area! It really helps us keep the critters away!
5. Most importantly, please return any furniture you may have moved during your stay.
After booking, the rental agreement displayed at checkout will also be sent for E-sign to the email on file. Kindly E-sign this within 48 hours after you make your booking to finalize your reservation.
Service Animals: We are aware of the value that service animals bring to people, and we are aware of AirBnB’s policy allowing service animals without discrimination unless health and safety become an issue. Our child suffers from life threatening animal allergies, and this is a primary home when not hosting. As such, we kindly ask to accommodate non-shedding/non-dander animal companions to our house, as we need to guarantee the health of our child.
