Very nice stay overall. The house was well equipped for cooking and had plenty of drinking water. Leo, the caretaker, responded quickly when the plumbing backed up, which we appreciated. We had a great experience.

We loved staying at Kate and Norbert's home! It was BEAUTIFUL, the views were incredible, and the hosts were incredibly responsive and accommodating.

Lovely, clean place right on the water! Leo was helpful with anything we needed. Not within walking distance to town, but a short 20 min drive to lots of restaurants.

Beautiful beachfront property

We had a lovely stay at this spacious beachfront property. We really didn’t want to leave the beach because it was so so relaxing.The only downside were the crazy potholes on the local road.Would definitely come again!

So glad you were happy. You're right. The potholes are bad. There is construction and the heavy vehicles have made a mess of the road. They are contacted to fix it but that will be when they've finished. We hope you'll be back and when you return, the road will be fixed.

Great area!

This is a great house for a family vacation. The area is a nice quiet fishing town but still has lots to do for entertainment and dining. The only downside was there is no washer and dryer onsite and not enough towels. Leo, the villa manager, was very helpful and friendly.

Thank you for your comments. We have looked into installing washer/dryer, but due to the high salt content in the water they would rust and become unserviceable in very short order. The laundromat in Puerto Morelos is convenient and inexpensive. Towels are supplied, but if additional towels are desired, they are available on request.

Beautiful spot a just far enough off the beaten path

My extended family spent a week at Villa Caracol and loved it. Kate was an amazing host, giving us great advice and arranging everything perfectly. Thank you so much!

Nice property, will return.

Lovely house, nicely appointed, the three different pool options were a massive hit for our 10 year old. Grounds keeping is immaculate. Easy to get to stores and Puerto Morelos, we would definitely rent again.

I just don’t know where to start the Villa was absolutely beautiful great location very private but yet still had neighbors around the caretaker of the house Leo was the best so sweet him and his wife were fantastic I would definitely rent this house again in the future plenty of room

Fantastic stay

We had a fantastic stay at this beautiful house. The house is large with plenty of room for 2 families of four. Kitchen is very well appointed and has everything you need to cook at home. We especially enjoyed the incredible views from every room/balcony - and the private pool overlooking the ocean was just perfect for the kids. Puerto Morelos was close by and we enjoyed being conveniently close to town. The owner was quick to respond to queries and Leo, the onsite caretaker was attentive and lovely to deal with. Would highly recommend this place for anyone looking for a quiet getaway!

Family Vacation

We had a wonderful time at Kate’s house. The roads were very bumpy to get to the house, but completely accessible. We were not able to get into the ocean at the property due to the sargassum (we knew this would be a possibility due to the time of year we visited) so we used the pool everyday. The beach in the center of town were completely clean due to the barrier the town put up in the water . Overall it was a wonderful time and a beautiful house.

Fantastic 3 days in paradise

Leo was an exceptional caretaker who was available to answer questions at any point in the day. The scenery was spectacular, the house had all the amenities, and we received excellent advice and contacts for questions we had. Thank you for an exceptional few days!

Excellent Rental!!

My friends and I stayed here for 5 days in May of 23. We enjoyed everything about the property! Location was great! And two pools were awesome. The AC worked really well! The house was fully stocked with everything you would need for your vacation. Would recommend staying here! And Leo the property manager was super friendly even though we didn’t need his help for anything during our stay.

Beautiful and Peaceful Villa

The villa is beautiful and spacious. It was very easy and, in fact, pleasant to deal with the owners and the caretakers. They made everything as easy as possible from pre-check in to check out. Our favorite parts were the private pool and the view. The rooftop space was so peaceful with an unobstructed view of the ocean and its own little pool. Facilities were great, with a full kitchen, lots of bathrooms, plenty of hot water. Clean and very well maintained. One of our favorite vacations.

Relaxing and Quiet Stay

The property was beautiful and exactly what we were looking for and more. It's in a quiet and tucked-away neighborhood. Leo was so kind and accommodating. There are grocery stores about 12 minutes away, it's about 30 minutes from Cancun. We rented a car and took many day trips around the area. Puerto Morelos is a beautiful and quaint town.

This home exceeded our expectations. The host was very friendly and accommodating. Leo was very pleasant and helpful. We also took advantage of having Juan bless us with his food. The food was delicious! We'll definitely be back.

Fantastic Home, Comfortable

Great house! A little further away from Puerto Morelos compared to previous houses we've stayed at, but fantastic nonetheless. As long as you have a car, it's an easy drive into PM! We barely spent any time at the house because we were there for work, but were all very comfortable and enjoyed our stay. Would definitely stay there again! Thank you!

Relaxing

Other than a few inconveniences, we really enjoyed the Villa, and location. Will book again if the mattresses are upgraded, and a solution is available for reestablishing hot 🔥 water to the jacuzzi on roof.

Wére glad you enjoyed the villa. Puzzled about the mattresses which have just been upgraded with cool memory foam which everyone has been raving about. The jacuzzi is a difficult one. Most of the year it's a relief to have it cool and most people do prefer it this way but wéll look into heating it as an option for the future.

Wonderful family vacation

We stayed with our 4 adult daughters, son-in-law, & 3yr old grandson. We enjoyed the beachfront location. Very well equipped kitchen. We made breakfasts & snacks. Juan Jose made a delicious dinner with lots of fish & seafood. We enjoyed several restaurants as well as the annual food festival in Puerto Morelos. It was a wonderful vacation in a beautiful home. We would not hesitate to return.

House was very clean and clearly well cared for. The kitchen was well equipped, and the villa staff kept the beach and pool areas tidy each day. There is fresh water to drink, nice hot showers, and a sweet little beach to enjoy right outside your door. The views of the ocean from the balconies and pool were gorgeous. It was such a peaceful place to spend time and a particularly wonderful spot for a big family vacation.FYI if you didn't notice in the listing, there's no dishwasher or laundry machines. One small thing to note for anyone traveling with little ones: the staircase banisters have wider openings than we’re used to, so it can feel a bit tricky with early walkers. Not a dealbreaker at all, just something to be mindful of so you can keep an extra eye on toddlers.Overall, a beautiful place to stay! And would definitely come back!

Thank you for your lovely review. We have lots of children staying at Villa Caracol but you're right that you need to keep your eye on little ones. There is water everywhere and steps and balcony gaps which you wouldn't find in our countries. We don't have dishwasher or washing machine because the salt air means that they would be awaiting repair more than working and we don't want to let our guests down. We use the very good next day laundry facilities in Puerto Morelos. We hope you'll be back soon!

The house is a great beach getaway place with a well appointed kitchen, which is great if you are interested in cooking your own meals. Since it’s a 10-15 min drive to Porto Morelos center (water front with restaurants), having the option to cook meals at home comfortably is a big plus. We did all our grocery shopping at Super Chedraui and were happy with the quality.The 4 bedrooms are all similar in size and all face the water with a great sunrise each morning!The owners were helpful with our preplanning and Leo was great during our stay.The dirt road section is a bit annoying although I assume this will probably get improved once the nearby hotel/condo place opens although I could be wrong. Upside is that there isn’t any traffic to deal with and no big resorts.The kayaks and pools & ‘cold’ water jacuzzi on the roof are all great additions. Having AC was a nice benefit and I assume more important in the hot months.Would have no problem staying here again if returning with a large group.
