Our host, Tom, was fantastic to deal with. Check in and check out were a breeze. The condo worked very well for our family of 4. The resort is beautiful and maintained very well. 10/10 would recommend and would absolutely stay again!

Great place!

Wonderful owner, very engaged and helpful, really nice place overlooking the ocean with Lookout Vantage points to watch the sunsets and also wonderful sunsets right from the patio at the condo!

Great stay

Nice unit in an oceanfront complex near downtown. Everything was nice, well stocked with everything you need in the kitchen. The bed was super comfortable which was much appreciated after busy touring days!

Peaceful and relaxing.

The property was just as described. Room was quiet, bed super comfortable, kitchen well stocked with dishes and cookware. Both pools right on the ocean were great places to swim or sit in the shade listening to the waves. Great sunset and ocean views from several balcony seating areas.

Royal Sea Cliff Kona

We had a wonderful stay at Royal Sea Cliff. Neat as a pin condo with every detail in place. Quiet complex allows for the enjoyment of bird song, soft breezes and soaking in the beautiful views from this beach front property. We enjoyed this location, being a short drive into Kona.

Spacious, king bed, nice lanai, exceptionally clean, all appliances are functional and full utensils. Cooler, launch chairs and body surf boards are provided. Host response and communications are timely and attentive. Will definitely stay again.

Clean. Beautiful view from Pool Lanai wa nice size. Ate all our meals there . Host was very responsive to emails. Wish there were more bbq closer to unit. The ones by pool we great but a ways away.

Cozy, well stocked vacation condo

The property was very clean. The kitchen had everything you might need. There were plenty of little touches that made my trip a breeze such as providing laundry detergent and dish soap, even a re-usable shopping bag for groceries. Everything was as advertised and the property manager's communication was excellent.

Tom is a great Host, amazing property!

Tom was extremely responsive and made everything go smoothly. Condo is well stocked with paper and cooking supplies as well as towels and beach supplies. The property is conveniently located to all the shops and restaurants and is quiet with two pools. We had a wonderful stay and would love to return soon. Thank you Tom!!

Nice Get-Away

We had a wonderful few days at this condo.....wish it had been longer, and hope to visit again in the future!! The condo was clean, spacious, nicely furnished and "relatively" accommodating for my husband who is in a wheel chair (a little tight in the bathroom area, but do-able). The owner was easy to talk to and made every effort to make our stay enjoyable and relaxing. We enjoyed the amenities the Royal Sea Cliff provides (and it is wheelchair accessible in all areas), and the two pools and hot tub, and BBQ areas are wonderful.

Such nice guests make all of the work that my housekeeper and I do worthwhile. I especially appreciate that she liked Royal Sea Cliff Resort and my apartment so much.

Great stay

Really enjoyed our stay at this condo from Jan 21st to Jan 28th. Tom was more than helpful anytime I contacted him. The condo was clean. Very large complex with two pools and a hot tub. Close to downtown Kona. I have to comment one more time that Tom was great. My family and I highly recommend staying here. I went with my parents (both 60+) and my fiancé (29 yrs)

Aloha to my nice guests Alissa and here family. I was pleased that she mentioned to me, how well stocked with necessities, cooking and baking items, and that is was more than large enough for there family of 4. (It is the largest one bedroom in the complex). And importantly that it is very clean. Alissa and her family are most welcome back at any time, for they will always have a place where they belong.

A nice property right on the water front. Brand new appliances throughout the unit. Bed was very comfortable. Beach gear and towels a bonus. Unfortunately there were roaches in the kitchen and bathroom. Otherwise I would have given a 4 star rating

Beautiful condo great location

The condo was very beautiful and the location was wonderful! We were able to walk into town. The condo had everything we needed for a relaxing vacation. The kitchen was well equipped for us to prepare our meals. We were able to use the beach chairs and the towels at the beach. The pools at the resort over looked the ocean and were very beautiful. As an added bonus, we actually met the owner while we were standing in line at the car rental place. Thank you, Tom!

The condo was clean, very pleasant and comfortable. It had all the amenities we needed. Morning coffee on the deck was wonderful with all sorts of colorful birds stopping by to say hi. The condo complex was clean, well maintained and beautiful. The views of the stormy ocean from the common areas was incredible. We enjoyed our time there despite the very bad weather that caused us to stay inside more than planned. The hot tub and deck areas became wonderful social gathering areas for all of us visitors. The unit is very centrally located to all of the Kona side attractions. We found it very easy to get in/out of town. Parking at the condo is very convenient. In town parking is expensive unless you do not mind walking a bit.Tom, our host, has made check-in and check-out real easy. He was always available by email or phone and was quick to respond to any questions or concerns we had. He also gave us some ideas for adventures when the weather was rough. He is a great host.We would definitely stay here again.

No hot water

Nice property. We had no hot water. Tom got us a different unit and was very responsive and friendly. But we went 2 days with cold showers.

As much as I want to give Tom a gracious review, I also have to be honest to potential renters. This unit is out on the Ali Road, about as far away from the pools as possible. The Lanai overlooks a parking lot. Musty-smell in the apartment. The "free wifi" is terrible, we fought it all week. It's not a dedicated streaming service typical these days, instead a shared Spectrum WIFI that's very unstable. The TV's are old and only one allows for any streaming at all, if you can figure out a ethernet cable. The bed mattress is older, but instead of replacing it with a new mattress, they just covered it with a 3 inch foam pad. The fan in the bedroom did not have a remote so we had to have the fan on the entire stay. It's a large lanai, but it's cluttered with extra planters and beach stuff so it's a bit of a mess. The overall condition of the apartment is aged. ON THE POSITIVE: The apartment is spacious. All of the appliances are newer and nice. There's sufficient utensils and amenities to make your stay nice. There's a nice work desk, and covered parking is so convenient.

Lots of good & a bit not so good

Good: communication with owner was top notch. He responded to all of my inquiries & was very helpful upon check in & check out. Unit location was great & neighborhood is quiet. The grounds are absolutely lovely & the pools are right on the ocean so great views. Unit was well equipped, (including beach essentials), lots of towels, extra linens, kitchen ware, etc. Unit had air conditioning ( a real necessity as it was very hot the week we were there) & full size W/D in the unit, which was a real plus. Free ice. Free garage parking out of the sun & rain also a plus. Staff are helpful & friendly. They have an orientation several times a week to help visitors get the most out their time on the island. We didn't attend so not sure if it turned out to be a timeshare presentation which we are definitely not interested in. Not so good: Unit is quite dated & could use a refresh or at the least a very good professional deep cleaning. Things are a bit dirty. Smoke alarm looked ancient, hopefully it works. Unit smelled of mildew although I didn't really see any. We understand that due to the heat & moisture in Hawaii, it's hard to keep things dry but we've stayed at several condos on the Big Island & never experienced this smell.

First stay on the big island

We had a great stay at this property. They had beach chairs, towels, snorkel gear - pretty much anything you would need. The location was good - just know you do have to walk a little to get into downtown, which was a bit scary at night with there not being a side walk the entire way. The pool was awesome and never super crowded, and the view was beautiful. The only thing I wish was different was a slightly earlier check in time, other than that everything was great!

Great trip

Everything was great at the property. Tom responded quickly about any questions I had. He gave some tips on some activities we might enjoy. The rental was very nice. I highly recommend it if your visiting there.

Exactly what I hoped for

Things I liked - A clean place - A truly comfortable bed - Quiet area - Plenty of extra towels - Ability to do laundry - Very close to the stairs and to where we parked - Close enough to Kona to be convenient, far enough to be quiet - Tom provided clear instructions on check-in and check-out and was easy to communicate with - Check-out instructions were the most reasonable I've ever seen Things I didn't like - Nothing

Very Comfortable

Very nice place that was clean and comfortable. The bed was very nice and a nice view from the lanai. A bit far from the ocean, but we weren't in the room too much either. But parking was super convient and quick to get in and out. Tom was super helpful and answered all our questions. Definitely nice to have a quiet place with the comforts of home!

Beautiful Place

This was a beautiful property. Clean and simple and Beautifully decorated. We found the property to have everything you need today. We had a little trouble getting in but the owner was quick to respond and pleasant to work with.
