This luxury beach getaway lays lavishly over 2000 sqm of natural landscaped gardens with large private infinity swimming pool with suspended deck overlooikign the beach and offering spectacular sea views and a truly Mediterranean beach summer setting.

This deluxe villa with bohemian accents comprises of 2 bedrooms, 2 bathrooms open living areas, fully equipped kitchen and large terraces that looks out onto memarizing coastline of the Ionian sea and Ammoussa bay.

Just above Ammoussa beach with cafe and tavern on the beachfront 100m from small secluded beach to the left of Ammoussa and 200m from another secluded quite small pebble beach!!

Exceptional location within very easy walking distance from the villa down to 3 beautiful turquoise waters and white pebble beaches.!!!!

CLIMATE RESILIENCE TAX
As of the December 2024, the Greek government imposed a new tax known as the Climate resilience Tax which applies to all stays in short-term rental accommodation in Greece from 2024 onwards.

Owners of all short-term rental accommodation are legally obliged to collect from their guests the Climate Resilience Tax for all overnight stays (per villa) as follows:
€15 per night on stays between March 1 and October 31, &
€4.00 per night on stays between November 1 and February 28/29.

The relevant Climate Resilience Tax is to be paid at the property IN CASH UPON ARRIVAL.

Paradise

This house and its location are just amazing. The views and nature around the house are stunning, unbelievable beautiful and so relaxing. It’s a stroll down to a beautiful beach, perfect for snorkelling. It’s a place where you can truly relax. The house it self is new and freshly decorated with all equipment available. I am grateful to the owner for renting it out so we could enjoy such beauty.

Beautiful villa great panorama

We really enjoyed our stay in this lovely villa. The host is very nice and helpful. The restaurant in the lower bay is very good and also offers a take-away or delivery service. What more could you ask for? We will be happy to come back again.

We rented the property for 10 days. The house is relatively remote, and perched above a small beach with a taverna. We lived the fact that the area is not overbuilt, giving a spectacular vantage point!It has a good sized open kitchen, and an outdoor dining area, well equipped with appliances, and whatever one might need. The living room is a perfect with a big couch, and the pool area is fabulous with a wooden deck that seems to float above the gulf. The small pool was perfectly sized for a little fun and to cool off. I definitely recommend having a car. There are supermarkets on the main road before turning off and driving to the coast where the house is- but it is not walkable. Definitely go for dinner in the ‘next’ village over in Sivota, marina, shops, restaurants, very cute!Some minor, potential downsides: Both bedrooms and bathrooms are a bit small, didn’t impact us in any way, but keep that in mind. The en-suite bathroom is especially tight, and access to the toilet between the sink vanity and shower stall is very narrow. Again, fine for us, but not for a heavier build. All in all, we would stay here again, it’s a lovely spot!The hosts came by a couple of times to check to see if we needed anything. Everything was super easy and pleasant!

We had another great stay (my boyfriend and I stayed at in house in June 2022) and returned with my parents this year. The house is in a great location with beautiful views and a short walk to beaches and a taverna. The only downside is that the house is slightly under equipped in the kitchen area (ie: no dinner plates, scissors, or tea towel and no grill for the BBQ). We did contact the owners asking for a grill for the BBQ which was provided the next day which was great. Overall, the house is lovely and we would return again.

A nice house sometimes isn't enough!

We just returned from a 14 days stay in the Villa. The description of the Villa in the internet is correct and the ocean view breath-taking. “The key is in the door” was the check-in. As pre-announced via WhatsApp the A/C was broken and a technician scheduled for the afternoon but didn't show. In the first night we had an alarm from the oven which we were able to stop but shutting down the fuse. After a short WhatsApp communication with the manager during the night she promised to come the next day, which didn't happen. To make a long story short it overall took a whole week to change the A/C machine with information only being provided if actively asked for. After trying to get further contact with the manager with complete radio-silence! Sorry for telling in that way I have never had the feeling of being more “neglected” and less welcome! On Tuesday the Cleaners appeared (unannounced) and gave us a first help with the technique in the house. The whole crew (gardeners, pool cleaner) did an outstanding job, friendly and always trying to fix the short-comings in communication of the management. Last not least, the local owner tried his very best to fix the situation. We were invited several times in the Tavern for free and smaller problems like a breakdown of the internet was fixed within 1 hour. To sum it up, this is a very nice Villa with warm-hearted people nearby. In case of bigger problems and a need for assistance from the management this was a dreadful experience.

Considerando il prezzo pagato mi aspettavo maggiore cura nei dettagli e delle attenzioni in più. Avendo vissuto lì otto giorni alcuni beni di prima necessita me li sarei aspettati... tovaglioli, detersivo per piatti, pastiglie per la lavastoviglie (solo 4) e la presenza di un aspirapolvere e una scopa meglio messa. Inoltre anche il barbeque era sprovvisto di carbonella e diavolina. All'esterno una lampadina della zona adibita alla cena e al pranzo era fulminata, le docce in casa non funzionavano benissimo, tv e elettrodomestici di fascia medio bassa.

Ein toller Urlaub

Wir hatten einen tollen Urlaub in einem wunderschönen Haus mit spektakulärer Aussicht. Wir haben uns sehr wohl gefühlt und erholt. Die Aufmerksamkeiten des Gastgebers waren sehr schön. Wir hatten Wasser,Saft und eine Flasche Wein im Kühlschrank, sowie Spaghetti und Tomatensoße für das erste Mittagessen.Ein kleines Manko waren nicht ausreichende Teelöffel und fehlende Eierbecher. Schön wäre Informationen über den WLAN Zugang und die Tage an denen das Haus gereinigt und die Gärtner ins Haus kommen. Aber das sind wirklich nur Kleinigkeiten. Alles im allem können wir dieses Haus definitiv weiter empfehlen .Kerstin und Doreen

Die Villa ist wie auf den Fotos zu sehen. Alles ist geschmackvoll eingerichtet. Alles nötige ist vorhanden. Es gab sogar ein Begrüßungspaket vom Vermieter. Das schönste ist der 180 Grad-Blick von der Terasse auf den Strand, das offene Meer und eine kleine Bucht. Der Pool wurde gegelmäßig gereinigt. Es gibt 4 sehr gute Sonnenliegen und einen sehr guten Sonnenschirm. Bei kleinen Problemen war der Vermieter und ein netter Angestellter der englisch kann immer schnell da, um das Problem schnellstens zu beheben. Dem Vermieter gehört auch das Restaurant unten am Strand, wo man auch nett sitzen und essen kann. Lefkada ist wirklich schön. Es gibt tolle Strände und auch Ausflüge mit dem Auto über die Berge können wir empfehlen. Danke Denis für den tollen Urlaub! Wir kommen gerne wieder.

Schöne Ferienwohnung mit tollerer Aussicht

Sehr schönes Ferienhaus, genau wie im Inserat beschrieben. Dem Vermieter gehört auch das Restaurant am unterliegendem Strand und ist somit immer ansprechbar, wenn etwas ist. Der Ort ist sehr ruhig. Wir haben uns sehr wohl gefühlt und kommen bestimmt nochmal wieder.

WONDERFUL STAY!!!

The villas was newly built and contemporary with fantastic views! The location was great with only a few minutes walk to the beach. The property owner/manager was very friendly, helpful and always at hand. We had an amazing stay and would love to back again!

Simply outstanding.

This villa is situated in a beautiful location. Amoussa Bay has very little buildings fitted around lush green hills. This villa is set at short walking distance from the beach (and taverna with very tasty food!). Within 10 minutes walk there are two other magnificent small beaches to enjoy. The magic of the villa (apart from the modern and comfortable furnishing) is its positioning slightly up the hill. The view of the bay and various islands ( including Ithaca Meganissy and Kefalonia) is just amazing. Even more so whilst chilling out on the decking or from the infinity side of the pool. The villa itself has everything you could need.
