This house and location are just as good as the photos. The nearby beach had warm, perfectly clear turquoise water—likely the best beach/house combination we've ever visited. Paolo's house is immaculately maintained, wonderfully private, and equipped with everything you could need. The air conditioning and beach umbrellas helped us enjoy both the inside and outside facilities. Paolo's family are thoughtful, responsive, and non-intrusive. I would highly recommend this stay for a wonderfully relaxing holiday

Our hosts were excellent communicators from the moment we booked until we checked out. The added touch of food and beverages in the pantry and fridge was an unexpected bonus, and having plenty of extra towels was another great plus. Overall, our experience was incredibly pleasant.Fautea restaurant was a wonderful surprise. Since there are few walkable options nearby—and after a bad experience elsewhere—we ended up dining at Fautea for six nights. We enjoyed every single meal and highly recommend it.

We have just got back from our stay at The Modern House and we couldn't have asked for more. Paolo, Clelia and Maia were excellent hosts!Communication from Paolo before our visit was great with directions from the airport. When we were arrived we were warmly greeted by Paolo, Clelia and Maia who showed us around the house. The house is amazing and had everything we could possibly need for our trip. My daughter described it as a dream house! Our hosts had kindly prepared some fresh snacks for both adults and children, which was so delicious and most welcomed after a day of travel. They also left us some drinks. On our first full day we accidentally locked ourselves out of the house and Maia kindly came to our rescue and let us back in - sorry and thank you again for helping us!Our children thoroughly enjoyed the pool and it was great when trying to cool down from the heat. The views from the house and garden are fantastic. The beach is a very short walk away as well as a couple of restaurants. There are a few supermarkets a short drive away as well as places of interest to visit.Overall we had a wonderful holiday and the accommodation certainly was a huge part of it. Would certainly recommend. Thank you again Paolo, Clelia and Maia :-)

Fantastic House, close to the Beach and restaurants

The house is very well equipped and offers everything you need for a relaxing holiday. The location is perfect, and several restaurants are within walking distance. The pool is also very spacious, and we spent many hours there. Several shops are within a short drive. The owner, Paolo, is very nice and helpful. A house that I can highly recommend to everyone.

A perfect spot for a family vacation

A beautiful property in a great location. The house is clean and modern and in a great location just a short walk to an amazing, crystal clear beach and several bars and restuarants. It's perfect for a family getaway away from the hustle and bustle of larger towns. Paulo was great and always willing to offer advice on some local delights. Grazie Paulo

Fantastic funkis villa with sea view!

This funkis villa is really beautiful with HIGH standard and amazing sea and beach view. The pool is also clean, fresh and really nice. The terrace and balcony invites to late evenings with drinks over the pool view and sea horizon view. Restaurants and cocktail bar are only one minute down the road. A big thank you to the owner Paolo and his daughter Mia. They were very helpful when we had a couple of questions. We would really recommend this property!

Great house in excellent beach location

Everything was excellent about our stay from the moment we booked. The house is in a great location overlooking the sea, 5 minute walk down to the beach with infinity style pool to enjoy. Property is very well kept with loads of indoor & outdoor space to enjoy as a family. Paolo is a fantastic host making us feel really relaxed and welcome, nothing was too much trouble to help us with. Arbatax is a nice quiet town but has plenty of restaurants & bars to choose from within walking distance, and lots more about a 10 minute drive away in Tortolì where their family restaurant is also located. Would love to return again in the future

Lovely holiday home

The house was lovely, clean and modern. Great communication from our hosts, Paolo and Maia. There is a fantastic view from the kitchen and we arrived to a sumptuous collection of food and drinks in the fridge. The pool has a lovely view of the sea and this provided a lovely burble of sea based noise whilst we relaxed outside in the pool which was the perfect temperature/depth. There are some nice bars and restaurants within a short walk. We felt so relaxed in this villa that we didn't go anywhere else for the entire week. So it was a really relaxing holiday. There was some building work going on next door but it was very quiet and not at all intrusive. The house was immaculate and I'd throughly recommend this as a relaxing holiday destination.

Einfach nur großartig - just amazing!

We spent a really fantastic week here. An absolutely dream house with 3 bedrooms, spacious and amazing open living room with terrace and amazing sea view. Kitchen was well equipped & everything extremely clean. Excellent style of the house and rooms - very modern, stylisch & fully air conditioned. Perfectly cared garden & very clean pool. Very sympathetic and just nice contact with owner Paolo and his daughter Mia. Very reliable, quick response and always available by phone or WhatsApp and also special requests were solved very flexible & perfectly. At our arrival fridge was filled with drinks & food specialties - just amazing. This week was our personal highlight. Grazie mille Paolo & Maia!!

Great villa with perfect location

We had an amazing holiday in a great villa with a great pool - near to the beach and reaturants. Close to everything - yet still private and discrete. Many thanks to Paolo - you are a great host - always open and friendly with a great smile Going to Sardinia - we can recommend this villa for your stay
