Perry Farm: sleeps 14, 5 bedrooms, 1 bathroom (Jack and Jill), 1 family bathroom, and 1 shower room, 3 reception rooms, open fire, enclosed extended gardens, ample parking, pool table and plenty of board games for adults and children.

Ground Floor
Hallway, with grand 'decorative' inglenook fireplace, seating for 9/10 guests, TV, DVD player and games cupboard.
Billiard room, with full size pool table.
Guests cloakroom and WC.
Sitting room, log burner, TV, with Freeview DVD player, seating for 10 guests (more at a squeeze), access to the gardens.
Kitchen, galley style linking to the conservatory. Dishwasher, butler sink, electric range, double oven and hob, American fridge/freezer, Bang & Olufsen docking station.
Conservatory/Dining area, large table and seating for 14 guests, music system, disco lighting, French doors to the patio and gardens.
Utility room, behind a hidden door in the kitchen, with washing machine and dryer.

Double room (sleeps 3) king size sleigh bed and single day bed. Connects to en suite bathroom with slipper tub, handheld shower. (Connects through the walk through changing room)

The perfect country escape

At the end of our vacation to UK we decided to spend the last two nights here. We had a large group with several adults and children. Everyone was very comfortable and many people in the group commented that this was the highlight of their trip. Wonderful, relaxing stay, comfortable accommodations, and friendly host.

Wonderful tranquil stay. Gorgeous house and Gardens

We had a wonderful time. Very comfortable beds, extremely well appointed house and beautiful dining both inside and outside in the amazing garden. We will be back next year we hope!

Excellent Long Weekend

Very enjoyable stay at Perry Farmhouse for our large family group. The property is particularly roomy and comfortable with several downstairs reception rooms, and is full of period features. Location also excellent for exploring more widely in Kent.

Lovely spacious home!

Stayed here for a friends hen do and everyone loved the house! Plenty of space and rooms for the 13 of us and a big table to host. Plus lots of outside space, nice and clean and had no issues! Perfect for a hen do or nice country getaway with a large group!

Lovely house with great garden and facillities

Perry Farm is a stunning place. The house is spacious, featuring two very cozy living rooms and a beautiful kitchen. The gardens are also truly spectacular. The only downside is that the sofa bed isn’t suitable for two adults. Additionally, the double beds are quite small, making them more comfortable for couples than for friends. That said, we had a wonderful stay and would love to come back again in the future.

Stunning house

What a beautiful house, the garden was so lovely and we got to enjoy it when the sun came out. The pool table kept the teens occupied. The kitchen was well equipped and was a great size for everyone to dine.

Nice stay

Comfortable house. Plenty of space. Well equipped for cooking. Conservatory had quite a few cobwebs up high that needs cleaning. Water pressure is weak in the showers and could do with a booster being fitted. There were no working outdoor lights which is a real shame given the garden is a selling point.

Helpful owner but a bit under-equipped

Kim was a really lovely host and when we had an issue with the house (a random issue - not hers/our fault) she did try really hard to fix it but unfortunately as it was a bank holiday weekend she couldn’t get anyone out on time. The house is large and the gardens are super beautiful. It was spotlessly clean and everything was well labeled and easy to use. However I felt that the house wasn’t actually equipped for the number of people it suggested (14) - there weren’t enough serving dishes/large enough oven trays/sharp knives- the kitchen really needs some new appliances (the hob took so long to cook anything). If you’re hosting and cooking, i found it difficult to do at Perry Farm and wish I’d known as I would have brought my own from home. Additionally, one of the rooms suggested 4 people could sleep (2x double beds) - one is a sofa bed and i think a 1.5x bed that 2 people had to squeeze into. Really much better suited to 13 people or that bed having 2 children in.

Absolutely stunning house! Couldn't have asked for more.

We stayed here for my friends hen do, every part of the house was absolutely perfect for it! The dining part of the kitchen was my favourite, absolutely stunning table that everyone could fit around. The bedrooms were comfortable, beautiful and clean. The living spaces were cosy but big enough for us all to fit. The venue was easy to find and had enough parking for us. I wish we had stayed in the summer so we could've used the outside space more as it is amazing! Lovely host that left us some yummy refreshments! Thank you so so much!

A Wonderful Family Home That Brought Us Comfort and Togetherness

We recently stayed at Perry Farm as three generations coming together for a family funeral, and it was the perfect place for such an important and emotional gathering. The house was warm, immaculate, and incredibly welcoming from the moment we arrived. Full of unique charm and character, it offered ample space for our large family to spend time together, while still allowing everyone the comfort and privacy they needed. The property has been beautifully restored, with a thoughtful and sympathetic extension that includes the most wonderful dining area, complete with an enormous table where we could all sit and eat together with ease. The impressive gardens wrap around the home, creating a peaceful sense of calm and seclusion, which was truly appreciated during our stay. The location is lovely too, close to picturesque pubs and just a short drive from Canterbury, making it convenient for attending the funeral while offering a comforting and serene place to return to afterwards. We would highly recommend Perry Farm and would absolutely stay again when visiting the area. It’s a special place that truly made a difference to our family at a meaningful time.

Hen weekend stay - gorgeous property

We stayed from my friend's hen weekend in May. The house and gardens are absolutely beautiful - we chose the perfect time of year as the gardens looked incredible with lots of wisteria in bloom, making the outdoor table the perfect setting for dinner. It's a beautiful and charming house with lots of original features, and the gardens/grounds are perfect. We wish we had an extra night there to make use of the BBQ. There were lots of spacious, beautifully decorated bedrooms, as well as two sitting rooms, a spacious dining room and lots of bathrooms - ideal for a group of 11 girls. The location is ideal - just 20-30 mins from Canterbury and lots of lovely vineyards - and our host was very helpful and responsive. Check in and check out were really easy and seamless too. We were really impressed and would definitely recommend a stay at Perry Farm!

Really enjoyed our stay before and after my daughter’s wedding

Everything was perfect except for the main fridge. It had been pointed out by the owner there had been issues before . We attempted to follow instructions. The fridge did stop working during our stay . Due to being a large party off people we did have lots of food. We did have to throw a lot away . This was my only criticism. Everything was just perfect . Thank you for allowing us to stay

Amazing Stay - Definitely Recommend

We got back yesterday from an amazing stay at Perry Farm. We spent the weekend here and had the best time. All guests were shocked with the sheer beauty of the property - and the grounds, were absolutely beautiful. To be honest, this event was a year long in the planning and was for a very special occasion - when I arrived at the property I was totally overwhelmed on how perfect it was and had a little cry it couldn't have been any more perfect! The house facilities were on point, has everything you possibly need. We met the owner, Kim, on arrival who was brilliant. She was kind, welcoming and very friendly - nothing was of any bother for her, extremely helpful. Please do not hesitate to book this property for your stay, you really would not be disappointed in the slightest! We hope to return soon for another celebration. Whilst writing this review I want to say a big thank you to Bloom Stays for their ongoing support throughout the booking, but in particular Esperanza - she was absolutely amazing, very supportive and always on call to help me. Everything has been perfect, thank you!

Your very own English Estate

Perry Farm was everything it claims and more. Fully stocked kitchen. Beds were extremely comfortable. The grounds are gorgeous and the patio seating so inviting. Accommodates large numbers without being crowded with 2 living rooms and enormous dining area not to mention a billiards room! Would love to stay again! Highly recommend!
