This contemporary flat on the 3rd floor (stair access) offers stunning views across Edinburgh's historic dock—watch the water and activity from your window.
Living Area: Modern, light-filled living room with comfortable sofas, flat-screen TV, and breakfast bar. The perfect space to relax after exploring Leith's vibrant streets. Kitchen: Well-equipped with fridge, oven, stove, toaster, and comprehensive cookware.
Bedrooms: Two spacious double bedrooms, each with fresh hotel-quality linens, ample storage, and a peaceful atmosphere. Bathrooms: Two full bathrooms—one with bathtub and attached shower, the other with walk-in shower, heated towel rack, and hairdryer.
Parking: Free allocated parking space included—a major advantage in Edinburgh.
Your home will be professionally cleaned and sanitised before arrival.

Guests will have access to the entire home. However, please note that as with most buildings in Edinburgh, it is stair access only, and is located on the 3rd floor.

Leith is a vibrant port district voted one of the world's coolest neighbourhoods by Time Out.
This is where Edinburgh's food and drink scene thrives. Dining & Drinks: Constitution Street and the Shore are lined with exceptional restaurants, bars, and cafes. Top Michelin-starred restaurants, craft breweries, independent coffee shops, and buzzing taprooms showcase the best of Scottish and international cuisine. Whether it's casual lunch or fine dining, Leith delivers.
Culture & Entertainment: The area was featured in the film "Sunshine on Leith" and retains that authentic, lively character. Ocean Terminal shopping centre is nearby, home to the Royal Yacht Britannia. Leith Links park offers green space, scenic walks, and waterfront views.
Local Atmosphere: Leith feels like a separate village with its own identity—vibrant, authentic, and free from Old Town tourist clutter. Tree-lined streets, independent shops, art galleries, and street life give it genuine character.
Groceries: Sainsburys is just a 5-minute walk for provisions.
Excellently connected yet refreshingly local. The city centre is a quick 10-15 minute bus ride away (multiple services on Constitution Street and Leith Walk), or a leisurely 25-30 minute walk.
Free parking means you can also explore by car. The new Edinburgh Tram extension connects directly to the airport and city centre, making arrivals and departures effortless.
Everything in Leith is walkable and accessible.
This is a self-check-in property and you will be requested to verify your identity before being able to check into the flat. You can check in any time of the day as long as you respect our standard check-in time (15:00 on the day). If you require additional cleans/ linens during your stay for a fee, please contact us.
Also, note that we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :) There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 smoking fee, at a minimum. Please also note we do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
Important note: The apartment is located on the 3rd floor, but has fantastic partial views over Edinburgh dock.
The wifi is super fast with average 630mb download; TV has the top package of sport and movies.
