Penthouse Apartment on Royal Mile | Three Bed

This spacious top-floor apartment offers comfortable accommodation for up to 6 guests, with 3 well-appointed bedrooms. The double bedroom features a double bed, the master bedroom has a king-size bed and en-suite, and the third bedroom includes two single beds. The master bedroom also provides ample storage, perfect for stowing away all your shopping and souvenirs.



A second bathroom includes both a bath and shower, ensuring a relaxing experience after a day of exploring. The open-plan living and dining area is ideal for entertaining guests or giving children plenty of space to play. The fully equipped kitchen has everything you need, and the apartment’s skylight windows and hard flooring create a bright, inviting atmosphere filled with natural light.



Located on the top floor, the apartment offers peace and quiet at night, and stunning daytime views from your own private balcony. No need to worry about stairs, as there is an elevator to take you up from the ground floor—though once inside the apartment, a flight of stairs leads up to the main landing and corridor connecting all rooms.



Important note: The building features an elevator to the 4th floor, but a small flight of stairs inside the apartment must be climbed to reach the main living area.



Our check-in method is simple and convenient: Self-check-in is the only option, with the key securely stored in a key safe at the property.



Parking is not offered by us but you can find paid public parking in nearby streets.



The apartment's location is unbeatable. Edinburgh's famous Royal Mile is just a short walk away, along with a wide range of attractions within 15 minutes, including Edinburgh Castle, St Giles’ Cathedral, Arthur's Seat, and plenty of historic sites, whisky tastings, bars, eateries, and shops.



Please note a security deposit registration will need to be completed prior to arrival in order to receive the codes for check-in, no money is actually charged but there is a pre-authorization of 1 euro, this is not applicable for Airbnb bookings.

My family loved the Penthouse apartment! The location was excellent, we were so close to everything in Old Town. The apartment was very clean and had everything we needed during our stay. The beds were very, very comfortable! So much so I had a hard time getting my family up to explore the city. Also the communication with the property managers was excellent! We would highly recommend the apartment!Thank you for a wonderful stay in Edinburgh.

We were able to walk to all the sights we wanted to see. Shops and a variety of restaurants were all close. It was very comfortable for the three of us.

Best location in Edinburgh

We absolutely loved this place. Accommodations were clean and very comfortable. The location is great. Right on the Royal Mile within walking distance of everything we wanted to do. It was a bit noisy. The pipers play right outside the building but I loved hearing them. Our host was lovely, very accommodating and responsive. I definitely recommend staying here.

Great location, plenty of space to stretch out after a long day. Wi-Fi was slow but that wasn’t super important. Good beds and bathrooms. Nice balcony.

Fabulous Location

Beautiful location right on the Royal Mile. Plenty of restaurants nearby. Up a mess of stairs or a long hill if you come on the train. Worth it once you get there.

Royal Mile Penthouse Charm

This Penthouse was perfectly located on the Royal Mile with the convenience of a Starbucks just steps away for your early morning coffee … the apartment was beautifully decorated and outfitted with everything you could possibly need for your stay. The place was squeaky clean and well- maintained… it was absolutely stunning!!!

Royal Mile Royalty

First visit to Edinburgh. Spacious penthouse apartment right in the middle of Old Town. Slept our family comfortably. Great access to shopping, restaurants and sightseeing, events. The lack/distance for parking is our only negative for this property.

Great Location

Great location in the heart of Edinburgh's old town. Well equipped apartment, tastefully decorated and furnished. Clean but getting tired, and could do with some maintenance (lots of scuff marks on walls and on furniture), so we felt this wasn't the premium offering that was advertised. Apartment seems to be managed by separate Agency MySayInn, which seems to be badly managed and suffers from poor reviews....explaining the clumsy joining process and lack of response when we tried to highlight various maintenance issues etc.

Great location bit not luxury

The rooms are as pictured and the location was in the heart of it all.The place was comfortable but I would not call it a penthouse (it was an attic conversion) and would not call it luxury.I would say it’s cozy and convenient.We had to go up 5 flights of stairs which was ok- the smell in the stairwell was not. The carpet has seen its better days. I am ok with patina, but I was expecting a higher level of quality.For the same price , we could have stayed in a ritzy hotel, which was disappointing. Also, a trend of only 1 roll of TP per bathroom seems to be the norm in vacation rentals in Scotland, that wasn’t enough for 6 people over 3 days.It was my first time there and so I based my decision on the description and pictures.I would recommend it at a price point that reflects the overall experience, not as it was presented. I would not have paid as much for this place had I’d known the full picture.

Iowans in Edinburgh

We came to Edinburgh for 5 nights at the beginning of the Fringe festival. We booked this stay for the location because we went to the Royal Military Tattoo and we liked how close it is to Edinburgh Castle. While we liked the location for some things, if I were to stay again I would not stay on the Royal Mile! It was very loud and the apartment was rather hot and stuffy. One of the windows didn't close properly, either. If you are coming from the United States, there is a washing machine, but there is no clothes dryer. It is above an Indian Restaurant and so it also had a unique smell that we were not fond of. We did like being able to spread out in the 3 bedrooms.

Zero response from managers

Hardly "Luxury". The furniture is cheap- like that of a 'show-house', and the sheets aren't natural fibres. There was a ball of human hair in one bathroom, and the door to the small balcony was locked- emails; phone calls; texts; received no reply! There were no toiletries of any kind provided. Caveat emptor!
