Kitchen/diner with double doors out to the rear garden, patio and seating area. The fully equipped kitchen is fitted with modern cooking appliances, ample cabinetry, and spacious countertops are at your complete disposal.

Main living room with double doors to the courtyard. Large ‘L shape sofa and ‘snuggle’ armchair perfect for evenings by the fire or watching a film.

MODERN KITCHEN
The spacious, fully-equipped kitchen has everything you need to prepare drinks, snacks and meals, including a coffee machine, boiling tap, toaster, double oven, dishwasher and induction hob.

UTILITY
2 washing machines, tumble dryer and plenty of hanging space to dry clothes. Access to the courtyard and back garden.

DISCO ROOM
This is the party/play room with bar, climbing rope & rings, table football, cinema screen and wood burner.

OUTDOOR SPACE/POOL
There are two outdoor areas to choose from. The back patio, which can be accessed from the kitchen has a large rustic outdoor table that seats 16 with relaxed seating around a smokeless fire pit.

The courtyard pool area has relaxed seating by the pool, two sun loungers, table tennis, dining table for 10, woodfired pizza oven, gas BBQ, bar area and outdoor shower.
The heated pool is 10m by 5m with a depth throughout of approx. 1.4m. The pool is also fitted with a swim jet. There is a shelf that runs along the width which is great for younger kids. There is a safety cover fitted.

PARKING
There is plenty of car parking space in the private driveway. It is advisable to have a car to get around as this is a rural location.

GUEST ACCESS
Court Barn is our family home. We offer exclusive use of our property and garden for holidays but we live on-site at all other times. Please enjoy our home and make it feel your own whilst respecting our belongings and property. We will endeavour to clear a few cupboards / fridge & freezer space for your personal use; however many will be used for our possessions. There will be children’s toys, clothes and general belongings on site. Please do not use / access areas which are clearly for our family use.

Please note use of the swimming pool is entirely at your own risk as we can not accept any responsibility for its use.
Full information will be sent upon a confirmed booking along with lots of local info for a relaxing stay.
The key will be in the lock box on arrival and the code sent to you in advance of your stay.
THE AREA
Court Barn is situated in the picturesque coastal village of West Wittering. It is a beautiful village with shops, restaurant, cafe and pub all within a 10 minutes stroll of the house.

West Wittering beach is a blue flag beach and is about a 30 min walk or 10 minute cycle to the main beach and National Trust sand dunes. It is a beautiful, sandy, beach and is in a Site of Special Scientific Interest. It is largely undeveloped retaining its natural beauty and there is plenty of parking. It is perfect for walkers, swimmers, paddle boards and kite surfers.

Also close by is the village of East Wittering (40 minute walk or 8 minute drive). There are plenty of cafes, restaurants and shops here, including two supermarkets, two great butchers, a fishmongers, pharmacy and barbers.
You can also hire paddle boards and kayaks from Shore Boards if some in your group are feeling particularly adventurous.

The city of Chichester - enjoy a wide range of shops and restaurants, plus the beautiful cathedral and all kinds of shows and performances at the Festival Theatre.
Goodwood - the famous racecourse hosts meetings from May to October, including the world famous Glorious Goodwood. The area is also home to a series of motor sport events at different times of the year, including the Festival of Speed and Goodwood Revival
