Very important notes before booking:

1. Locally we have STRICT noise policies throughout the day when booking our apartment, you are agreeing that you are respecting not only the house rules but also the neighbours especially in respect to extra noises. Not abiding to these rule can come to unwanted fines by local authorities. This is not a party home, so please respect it as such.

2. During lovely and summer season, although we sanitise, some ants are to be expected, unfortunately this is part of our climate but we do provide spray and traps when needed. (Although this is not common)

3. An early checkin, can be done, but only if the apartment is vacant and is cleaned in the morning.

4. Checkins are done or by one of our team or by self checkin where we will send you all the details beforehand.

5. Waste schedule are given at the checkin and even beforehand, putting the rubbish at the right time, is imperative as otherwise we will have problems with the authorities which will fine us.

6. What is included in the apartment ? (Generally includes for the first 3-5 nights)

- Shower gels
- Liquid Soap
- Toilet paper (2 rolls per bathroom)
- Dishwashing tabs (if dishwasher available) which is enough for 3-5 nights depending on the usage
- Garbage bags
- Linens for the bed
- 2 Towels per person

7. Once the booking is confirmed we will also create a WHATS-APP group with all the persons involved there, so that if you need anything during your stay you will find the person who will help you with any issue. The group can be used by all the people within the booking.

8. No additional guests which is not part of the booking is allowed to sleep at any time in the premises. The apartment is always insured on the guest amount you book. If you will be having any other guests it is important to get permission first, a nightly fee could be charged for the extra guest.

Regent House - building rules

Regent House is a residential building with permanent residents living alongside the holiday apartments. The following applies to all guests:

9. Quiet hours are 22:00-07:00. No parties, events or gatherings of any kind, and no loud music at any time.

10. This is a strictly non-smoking apartment. Smoking inside damages furnishings and requires specialist cleaning, which will be claimed for.

11. Please do not hang clothes over the balcony railings - use the drying rack provided. Nothing may be dropped or spilled from the balcony onto the street below. Antisocial behaviour and public nuisance are treated seriously in Malta and will be reported.

12. An external CCTV camera and a noise decibel monitor are installed in the building`s common areas. There are no cameras or recording devices of any kind inside the apartment.

13. Guests are responsible for damage to the property and contents, missing items, stains to furnishings and excessive cleaning. Replacement of lost or misplaced keys will be claimed for.

14. Check-out is 10:00. Please let us know in advance if you need a later check-out and we will do our best to arrange it.

15. Our team may need to enter the apartment for emergency maintenance or repairs, normally with advance notice. Please keep your phone switched on during your stay so we can reach you. We are not responsible for personal belongings left behind.

16. Shortly after booking we will ask you for the names of everyone staying and your arrival and departure times, so we can prepare the apartment and arrange your key handover.
