This is a large villa with plenty of living space and 5 en suite bedrooms.

Rates include all taxes, daily maid, breakfast service (ingredients extra), linen & towel changes, toiletries, water, wi-fi, smart TVs and welcome pack.

The space
Located within the exclusive Lakewood Hills estate in the Layan area on the prestigious north west coast of Phuket our superb luxury villa boasts all the amenities you would expect from a luxury hotel, including daily maid service and WiFi. At the same time, you can live like a local, shopping at the colourful local markets nearby and taking advantage of the fully equipped kitchen or have our chef prepare authentic Thai meals served in the privacy of your own villa.

When you are ready to venture out, our experienced Villa Manager can arrange and advise on the best places for you to visit whether it be to visit the beautiful Phang Nga Bay with the famous James Bond Island or to head into Patong for dinner at one of the many top class restaurants followed by a walk down the well known Bangla Road for a unique experience of Thai nightlife.

Want to relax on a tropical beach….Villa Oriole is just a few minutes drive from the beautiful quiet Layan Beach, have lunch at the local Thai restaurant whilst taking in the views over the Andaman Sea. On returning why not take advantage of a Thai massage in the privacy of your own villa, all can be arranged for you.

Accommodation comprises of 6 bedrooms in total, there are 5 master suites and one bedroom containing one bunk bed and one single bed.

On entering the property through electric gates, undercover parking is provided for two vehicles. When walking through the double doors into the covered reception area you are greeted by the magnificent view over the Laguna valley. This is a versatile area perfect for entertaining, dining al fresco at the 8 seater dining table, and relaxing with a cool drink on the sofa or daybed.

From the reception area you enter the large living room complete with 50" TV and Bose sound system. Walk through to the formal dining area with table and chairs seating 12 where you can dine in style with views out over the pool. A concertina window opens to the large fully equipped european kitchen which conveniently has a island/breakfast bar with seating for two.

Beyond the kitchen there is a very large utility room with washing machine and tumble dryer, and the maid's quarters. This area has a separate back entrance. For your convenience there is a separate cloakroom on this level.

Upstairs there are two large master bedroom suites separated by a large landing.

Master Bedroom One has a king size bed, walk-in wardrobe and large bathroom with jacuzzi bath, twin sinks, separate toilet and walk-in shower. This bedroom also has a large private terrace with its own dining Sala and sunbathing areas with amazing views over the Andaman Sea.

Master Bedroom Two is a very large king size bedroom with a large walk-in wardrobe leading to a separate walk-in shower, toilet and sink. This room has a very large private terrace with outdoor furniture overlooking the valley, perfect for relaxing.

A further master bedroom suite is accessed from the reception area, this bedroom has a large walk-in wardrobe leading to a walk-in shower, jacuzzi bath and separate toilet and twin sinks. A large private balcony with outdoor furniture overlooking the valley completes this bedroom. Double doors lead to the bedroom with one bunk and a single bed, Flat screen TV and DVD player, perfect for children wishing to be near their parents, there is separate access to the bathroom.

Infinity Edge Swimming Pool

From the reception area, steps lead down to the pool deck. On this level you have a large sunbathing terrace with sun beds and umbrellas which overlooks the magnificent 18m infinity edge swimming pool. At the end of the pool is the bar sala complete with a bar fridge, TV, Darts Board and plenty of seating, the perfect place to have a sundowner. This area conveniently has a shower and cloakroom. The BBQ is situated in this area.

Aqua Suite, sixth bedroom is located on this level and comes with king size bed and en suite shower room. There is also a games room with Pool Table on this level.

Private Emerald Suite

Overlooking the pool deck there is the Emerald Suite with Queen Size bed, built in wardrobes and en-suite bathroom with walk-in shower, sink and toilet. The large balcony with outdoor furniture overlooks the pool and the well established gardens.

The villa has integrated air conditioning throughout and wifi internet. The estate also has a communal pool, tennis court and 24 hour security.

The quoted rental rate is inclusive of all Tax, VAT, water, unlimited high speed WIFI, daily maid service, breakfast service (ingredients extra), all bed linen, bath and swimming towels and complimentary welcome pack on arrival. Electric is included up to 600 THB usage per day.

We can arrange private airport transfers at a cost of 1000 THB each way which includes a complimentary supermarket/24 hr minimart stop on the way to the villa. Minivans hold 10 to 13 guests only, a luggage van will cost 800 THB each way.

Guest access
Guests have the use of the whole villa.

Villa Oriole is located on a secure gated private estate of similar properties and is convenient for both Layan and Bangtao beach and the Laguna area with its many restaurants, bars, shops and golf course.

The villa is set over three storeys with bedrooms on all three levels and a private garden suite. The pool, bar sala and games room are on the ground level.

Undercover parking is available.

Other things to note
The Estate also has a tennis court and clubhouse swimming pool, we do not provide tennis rackets or balls.

No smoking allowed inside the villa, this will incur a deep cleaning charge of 5000 THB

Daily maid service is provided from 8.30 am to 5 pm. Extra hours are negotiable directly with the maid or Jenny can organise for you if our maid is not available.

All Tax, VAT, water, unlimited high speed WI-FI, daily maid service, all bed linen, bath and swimming towels and complimentary welcome pack on arrival are included in the rate and we can organise private airport transfers, a babysitting service, minivan and driver rentals, in villa massages, tours and excursions at extra cost.

Electric usage is included up to 600 THB per day.

A note on bed-linen and towel changes:
Bed-linen is changed every 5 days.
House towels are changed every 2 to 3 days. Each bathroom has two bath towels and two hand towels, the maid will change earlier if very dirty.
Pool towels are changed every 2 days. Your pool towels can be put to dry overnight unless very dirty. One towel is provided per person.
Please note Phuket experiences water shortages from January to June so conserving water is important and we are also aware of the environment issues.

Guest staying over peak season (20th December to 15th January) will have daily breakfast and airport transfers included in the rate.

We can provide a pre arrival shopping service for you (cost: items plus a 20% service charge)

Cook Service Charge for Lunch and Dinner (Thai or BBQ) is between 1,500 THB to 3,000 THB depending on number of people, plus the cost of ingredients for the cook to buy, prepare and serve.

If Breakfast is not included in the given rate then the cook's service charge is free, guests pay for ingredients only.

Breakfast is served between 8.30 am and 10.30 am. If guests require breakfast outside of these hours, there is a 200 THB per hour surcharge.

Lunch is served between 12 noon and 2 pm only.

Once you have booked we can provide links to our online menus. We can arrange meals on arrival if you choose your choices within 24 hours. We will pay for the ingredients and you can settle your extras bill on departure.

Please remove your shoes when entering the villa as per Thai custom.

Air Cons - please leave on 23 C or higher otherwise the air cons freeze up and stop working. This also happens if you put the air cons on and leave doors and windows open, they will freeze and leak water. We also ask that if you are not using a room do not leave the air cons on.

Our English speaking Villa Manager Khun Jenny, will be at the villa to check you in and can arrange any services you require. You will be given her contact details and she will always try to answer you as quickly as possible but please respect that she does have to sleep.
