Set on the peaceful beachfront area of Sidonia in southern Heraklion, Lapis Nera Villa II is a private luxury residence offering direct sea access and uninterrupted panoramic views. This newly built villa blends contemporary architecture with its natural coastal surroundings, creating an exclusive retreat defined by privacy, comfort, and an authentic seaside living experience in southern Crete.


Indoor facilities
Designed to host up to six guests, this elegant seafront villa is perfectly suited for families or small groups seeking a high-end yet comfortable stay. The property unfolds across three levels, where clean architectural lines meet warm natural textures, creating a calm and sophisticated environment. The materials used in the construction are environmentally friendly, including rock wool insulation throughout all insulation areas and eco-friendly Kourasani material on all interior surfaces.


On the ground level, guests are welcomed by a bright open-plan living space featuring a 55" Smart TV, ideal for entertainment and relaxation. Expansive floor-to-ceiling glass openings enhance the sense of space and connect the interior seamlessly with the outdoor areas and the sea beyond. The fully equipped kitchen includes modern appliances and a dining area designed for six guests. This level also hosts one bedroom with an ensuite bathroom and peaceful mountain views, as well as a separate guest WC.


The first floor accommodates two stylish bedrooms, each offering a private ensuite bathroom and its own balcony. The master bedroom enjoys unobstructed sea views, providing a serene and calming setting, while the second bedroom overlooks the surrounding natural landscape and mountains.


One of the villas most distinctive features is its private rooftop retreat. This elevated space includes a king-size bed under a bioclimatic adjustable/opening pergola, two 43" Smart TVs, a private jacuzzi accommodating up to six guests, a minibar, and an open-air bathroom with a shower. The retractable roof allows guests to transform the space, offering the opportunity to relax under the open sky while listening to the soothing sound of the sea.


On the lower level, guests will find a dedicated private massage studio designed to promote wellness and relaxation. Professional massage treatments can be arranged upon request, offering a personalized spa experience within the privacy of the villa. The studio operates exclusively by appointment.
Outdoor facilities
The outdoor areas are thoughtfully designed to embrace the essence of beachfront living. The private swimming pool, which can be heated upon request, offers the perfect place to relax while enjoying the refreshing sea breeze and coastal views. Comfortable lounge areas invite guests to unwind throughout the day, whether sunbathing, enjoying a quiet morning coffee, or watching the sunset over the sea. A small private garden positioned at the rear of the villa adds an additional, peaceful outdoor space.
A fully equipped BBQ area provides the ideal setting for outdoor dining and shared moments with family and friends, while the spacious private parking area ensures convenience and ease of access.
Directly in front of the beach, four umbrellas and eight sunbeds are provided exclusively for guests private use, allowing effortless enjoyment of the sea just steps away. Additionally, a charming shaded area with mature trees is located between the villa and the shoreline, creating a natural retreat. Beneath the trees, an outdoor dining area for up to eight guests offers a unique setting for meals surrounded by nature and sea views.




*Heated Pool Policy
The swimming pool can be heated from the 20th of March till the end of May and from the 15th of September till the end of October, upon request, free of charge, by a Pool Heat Pump at about 26-27?C, depending on weather conditions. We request 3 days advance notice for this facility. (Please be informed that the heated pool feature is not available during the summer months due to naturally high ambient temperatures.) Additionally, from the 1st of November till the 19th of March, the pool can be heated upon request, at an additional cost. We also require 3 days advance notice for this facility, and the cost shall be paid in cash upon arrival.


Cleaning policy for the winter months
For reservations with stay dates between 1 November and 19 March, we offer one cleaning service and a change of linens and bath towels every 7 days.


Eco-Friendly Features
Designed with comfort, luxury, and sustainability in mind, the villa incorporates thoughtful eco-friendly solutions that enhance the guest experience while reducing its environmental impact. During the summer season, the swimming pool benefits from an advanced heat recovery system and a salt electrolysis purification system, ensuring pleasant water temperatures with a more natural cleaning process and reduced use of traditional chemicals. The villa also features water filtration systems providing fresh, high-quality drinking water, while its energy-efficient construction with high-performance insulation and modern thermal window frames helps maintain year-round comfort while minimizing energy consumption.

From 2024, as stated in article 53 of Law 4389/2016 (A 94), there is a resilience fee to the climate crisis that is 15EUR per night/villa from April to October and 4EUR per night/villa from November to March. This fee will be paid in cash on arrival.


Lapis Nera Villa II is part of the Lapis Nera Villas Complex, which includes two twin villas, one next to the other: Lapis Nera Villa I (3 bedrooms) and Lapis Villa II (3 bedrooms). Lapis Nera Villas are located in a privileged location with gorgeous views, high-end amenities, and modern design. Each villa offers autonomy, its own facilities, and a private pool.
