Brand new private house in Gudauri, ideally located next to the Pirveli ski lift with true ski-in access — allowing you to finish your ski day right at your door.

The house accommodates up to 5 guests and features a stylish mezzanine (loft-style) layout, creating a cozy yet modern alpine atmosphere. Large windows offer beautiful mountain views and plenty of natural light throughout the space.

Designed for a comfortable and fully independent stay, the house includes a fully equipped kitchen with refrigerator, dishwasher, stove, kettle, washing machine, and dining area — perfect for preparing meals and enjoying time together. Fast Wi-Fi, reliable heating, and all essential comforts are provided, making it ideal for both short and longer stays.

Perfect for winter ski holidays and summer mountain escapes, with hiking, fresh mountain air, and panoramic views. Restaurants, cafés, rental shops, and ski lifts are all located nearby, making the location both convenient and highly desirable.

A similar cottage is available next door, making it a great option for larger groups traveling together (subject to availability).

This is a fully private house with no shared spaces, offering comfort, privacy, and flexibility during your stay.

Optional breakfast is available for €10 per person.
