At check-in, the seasonal rental contract will be signed. Simultaneously, the constitution of a security deposit in the amount of €2,500 shall be an indispensable requirement. This deposit, which is refundable, will be returned within a maximum period of 90 days from the departure date, subject to inspection and confirmation of the property’s condition.

2. Adjustment of the Security Deposit for Long-Term Stays
For bookings with a duration exceeding 32 days, the amount of the security deposit may be reviewed and adjusted in accordance with the applicable local urban rental regulations, ensuring compliance with legal requirements.

3. Utilities Expenses Policy (Applicable Only During Low Season)
The landlord shall bear the costs of basic utilities (electricity, water, and heating) up to a monthly limit of €150, exclusively during the low season period. Any consumption exceeding this amount will be invoiced directly to the tenant. Charges corresponding to such excesses will be deducted from the security deposit during the final settlement.

This procedure is governed by the Spanish Urban Leases Law, ensuring a clear legal framework that protects the rights and interests of both the landlord and the tenant.
