A Home to Relax and Unwind
The sitting room runs through to the kitchen, with floor-to-ceiling glass looking out over the garden and valley, so you can wind down in front of the Smart TV with the view behind you. The bedroom is a generous space over 4m by 4m, with a super king bed and its own doors straight out to the garden. Exterior blinds on the bedroom mean you can sleep in.

The Layout

• Living area: Sofa and Smart TV with streaming, floor-to-ceiling windows onto the garden, and a double sofa bed sleeping two more.

• Kitchen and dining: Open to the sitting room, with oven, hob, microwave and a table seating four.

• Bedroom 1: Super king bed, over 4m x 4m, with exterior blinds and doors opening straight onto the garden.

• Bathroom: Large bath with a shower over.

• Outdoor space: Garden and terrace reached directly from the living areas.

Location
The flat sits on the scarp edge of a quiet village above the Thames valley, with open countryside on the doorstep and easy access to Oxford and Swindon. There is good walking straight from the door, including down to the River Thames. A car makes life easiest here, though the S6 bus runs to Faringdon, Oxford and Swindon from a stop 5 minutes on foot.

Good to Know Before You Book
Access is via steps at the side of the house from the parking area at the front, so the flat is not suitable for guests with mobility difficulties. The owner`s dog lives on site and may be in the front garden when you arrive, so please mention in advance if this is a concern. A car makes getting around easiest, though the regular S6 bus is a 5-minute walk. I normally meet you and show you around; if I can`t be here, I`ll leave the key at a pre-arranged spot with clear instructions.

Extra charges
Well-behaved pets are welcome at £20 per pet per stay, up to a maximum of 2. Please include any pets when making your booking.

Booking policy
Guests are required to pay a security deposit of £200 prior to their stay. This is fully refundable pending no damages or excess cleaning being required. This will be a pre-authorisation hold on the card taken at least 24 hours before you check in, and is automatically released within 3 days after check out.

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.
