One hour south of Paris, a former barn has been renovated into a large, very comfortable gîte. The exposed stone and beams create a charming country house. Located in a quiet hamlet with unobstructed views of the plain, the house is close to the owners' residence but offers privacy and an enclosed garden. Accessible via the A77 motorway, it is 10 km from Montargis and Ferrières, in the heart of the Gâtinais region, offering numerous day trips. GROUND FLOOR: living room, lounge area and open-plan fitted kitchen, 2 bedrooms (one with two single beds 90x190cm and one with a double bed 140x190cm), shower room (walk-in shower, washbasin), separate WC.

UPSTATION: mezzanine area with desk, 2 bedrooms (one with a double bed 140cm, the other with two single beds 90cm), shower room, separate WC.

Outside, you'll find a private enclosed garden with a terrace, garden furniture, a barbecue, and a children's swing. Parking is available on the property (accessible via a gate).

Three adult bicycles are available for the owner's use.

Electricity and heating are included. Bed linen is provided and beds are made upon arrival. Towels are available for rent at an additional cost. A mandatory cleaning fee of €60 applies for corporate bookings.

Firewood (wheelbarrow - per stay): €5. The property is not accessible for people with reduced mobility.
