By booking, you agree to our Terms & Conditions and House Rules.

🏡 Please treat our home with care and respect our neighbours.
🚭 No smoking or vaping indoors.
🚫 No parties, events, Schoolies, hens or bucks parties.
🔞 Minimum booking age: 25 years.

⏰ Check-in / Check-out
🕒 Check-in: From 3:00 PM
🕙 Check-out: By 10:00 AM
Late check-out must be pre-approved. Unauthorized late departures incur a $110/hour fee.

🐾 Pets (By Approval Only)
• Maximum 2 dogs.
• Pets must remain outside (garage sleeping only).
• No pets upstairs or left unattended indoors.
• Clean up after your pet.
Additional cleaning or damage charges apply if these rules are not followed.

🍳 Cooking
Strong-smelling foods (e.g. curries) are not permitted due to lingering odours. A $450 deep-cleaning fee may apply.

🔇 Noise
Please keep noise to a minimum and ensure it cannot be heard outside after 10:00 PM. Disturbing neighbours may result in immediate eviction without refund.

🧹 Before You Leave
• Wash and put away dishes.
• Empty the dishwasher.
• Remove food from the fridge.
• Place rubbish in bins.
• Clean the BBQ after use ($100 fee if left dirty).
• Return keys to the lockbox.

⚠️ Guest Responsibility
Guests are responsible for any damage, breakages, lost keys ($100 call-out + replacement costs) and must report issues immediately. Do not exceed the maximum occupancy.

📦 Lost property can be returned for a $30 administration fee plus postage.
