Summary:
Set above the quiet end of Onetangi Beach, Villa 31 is a spacious three-bedroom, two-bathroom home with wide sea views and generous indoor–outdoor living. Just steps from the sand, this north-facing coastal villa offers relaxed, easy holiday living with bright open spaces and a large deck overlooking the bay.
The Space:
Villa 31 by Stay Waiheke is arranged over two levels, with the open-plan living spaces positioned to take in the water views and the bedrooms set privately upstairs.
The main living level opens directly onto a large north-facing deck with outdoor seating and dining, making it an easy space for long breakfasts, late afternoon drinks, or simple dinners spent watching the light change over the bay. Large sliders connect the deck to the lounge, dining, and kitchen areas, bringing natural light through the whole level and keeping the indoor and outdoor spaces seamlessly linked.
The lounge has comfortable seating and a calm, beachside feel. The dining area sits between the lounge and the kitchen, keeping the layout open and practical for groups. The kitchen is well equipped with full-size appliances, generous bench space, and everything needed for simple meals at home. A separate toilet is also located on this level.
Upstairs are three double bedrooms and two bathrooms. The master bedroom looks directly out to the bay and includes its own ensuite. The second and third bedrooms each have queen beds and share a separate bathroom. All bedrooms receive natural light and are set back from the living areas, keeping the upstairs quiet and private.
Guests also have use of the shared gas BBQs within The Sands complex.

Please note: Minimum stays: Mid December to mid January - 7 nights, holiday weekends - 3 nights and 2 nights at all other times. The gas BBQ's are shared with other guests at The Sands.
Guest Access:
Guests have full access to the villa’s indoor and outdoor living areas, as well as the shared BBQ facilities at The Sands. Parking is available onsite. Early check-ins and late check-outs may be possible on request, depending on bookings before and after your stay.
The Neighborhood:
Villa 31 is located at the peaceful end of Onetangi Beach, with an easy flat walk along the sand to local cafés and beachfront dining.
For breakfast or coffee, Charlie Farley’s and the Beach Store Waiheke are close by for relaxed seaside mornings. For lunch, Three Seven Two and The Heke offer popular daytime options, with The Heke providing a casual modern grill and brewery atmosphere. Dinner options include Ki Māha for refined oceanfront dining and Casita Miro, known for its Spanish-inspired shared plates overlooking the vineyards.
Nearby wineries include Tantalus Estate and Obsidian Vineyard, both within easy reach for tastings and relaxed vineyard meals.
Getting Around:
The nearest bus stop is on Fourth Avenue / The Strand.
Buses run from Onetangi, stopping close to all major wineries, including The Heke, then continuing into Oneroa and on to the Matiatia passenger ferry.
Taxis, e-bikes, scooters, and hire cars are also available on the island. Parking is provided at the property.
Other Things to Note:
The Sands operates on rainwater tanks, so guests must be mindful of water use, particularly in summer.
There is no smoking inside the villa or on the balconies. External smoke detectors are fitted throughout The Sands, and any Fire Brigade call-out will incur a $5,000 fee charged to the guest. Smoking is permitted only in the designated picnic area.
Shared gas BBQs are available.
